1Resumen Ejecutivo
A. ESTADO GENERAL
1)
El proyecto fue APROBADO para participar en el piloto internacional deLEED for Homes, y ya se cancel el feede registro (U$150).2) Se adquiri la Gua de Referencia LEED for Homes(U$153)3) Se han recibido tres cotizaciones de Green Raters del estado de Colorado
(EEUU) con experiencia en proyectos en Turqua y Montenegro, y en HongKong y Singapur, y otra ms del estado de la Florida.
4) Se ha llevado a cabo una reunin preliminar con algunos miembros delequipo para hacer un levantamiento de la informacin generada por cadauna de las especialidades que intervienen en el proyecto.
B.
EVALUACION DE LA VIABILIDADLuego de realizar un anlisis de las caractersticas con que cuenta elproyecto actualmente, se asignaron los puntos correspondientes a cadacrdito y categora LEED en un checklist preliminar, encontrando que elproyecto es VIABLEpara optar a la certificacin en nivel Certificado.
C. IDENTIFICACION DE ESTRATEGIAS Y CREDITOS OBJETIVOYa definida la viabilidad del proyecto y su nivel preliminar de certificacin, sehan descrito una seria de acciones encaminadas a mejorar el desempeo delproyecto, y por ende, su nivel de certificacin. Se pone a consideracin de la
Gerencia dar aprobacin a estas sugerencias.
D. METAS Y OBJETIVOS GENERALES DE COORDINACIONSe describe al equipo del proyecto las expectativas generales en torno a cadauna de las disciplinas, y su integracin a la gestin del proyecto. Comointeracta cada uno de los miembros enfocado a un solo objetivo, y laimportancia que LEEDle da a esta interaccin.

AJUSTE DEL TAMAO DE LA CASAPara compensar el efecto del tamao de la casa en el consumo de recursos, LEED ajusta losumbrales de certificacin (puntos para Certificado, Plata, Oro, Platino) de acuerdo al mismo.
El ajuste de los umbrales surge de una relacin logartmica entre el nmero de habitaciones y elrea de la vivienda.Para los propsitos de este ajuste, se entiende por habitacincualquier cuarto o espacio quepueda ser usado, o se pretenda que sea usado con el propsito de dormir y cumpla con loscdigos locales de construccin y de bomberos.El rea (en pies cuadrados) se calcular de acuerdo al estndar ANSI Z765. Citando el estndar,debern calcularse las reas cerradas adecuadas para uso durante todo el ao, incorporandoparedes (a la cara exterior), pisos y cielos que son similares al resto de la casa. No entran en esteclculo garajes, cobertizos, terrazas, patios, ni cuartos de depsito, tcnicos o chimeneas.
De acuerdo a esto, para efectos del ajuste, el rea del proyecto son 3734 sf(346.93 m2). Con estarea y 6 habitaciones, el umbral del proyecto se ajustara negativamente en +5 puntos.

3Evaluacin de la ViabilidadCategoras de CrditosLa certificacin LEED for Homes est basada en 18 prerrequisitos y 67 crditos. Losprerrequisitos son estndares bsicos de desempeo: son obligatorios para todos losproyectos, y ningn punto es otorgado al lograrlo. Para alcanzar la certificacin, losconstructores ganan puntos en los crditos excediendo los estndares mnimos de losprerrequisitos. En total, es posible obtener 136 puntos. Prerrequisitos y puntos estnclasificados en las siguientes 8 categoras:
1. Innovacin y Proceso de Diseo (ID)Mtodos de diseo especial, crditos regionales nicos, medidas no establecidas
actualmente en el Sistema de Calificacin, y niveles de desempeo sobresaliente.
2. Localizacin y Acoplamiento (LL)La ubicacin de casas de forma responsable social y ambientalmente, en relacin conel resto de la comunidad.
3. Sitios sostenibles (SS)El uso de toda la propiedad en aras de minimizar el impacto del proyecto en el sitio.

De acuerdo con los requisitos establecidos en la Gua de Referencia LEED for Homesparacada uno de los prerrequisitos y crditos, el anlisis del checklist arroja que el
acometimiento del proyecto LEEDes VIABLE para el nivel Certificado. Inclusive, con elpresupuesto de puntos actual, podra pensarse en alcanzar la certificacin nivel Platinosise mejora el desempeo en algunas categoras y crditos puntuales.
Las puntuaciones obtenidas se explican a continuacin:

Calificacin preliminar (Prerrequisito): CumpleSe realiza una vez se lleve a cabo la contratacin del Green Rater, esto estcontemplado en su alcance, ya que se requiere que haga parte del desarrollo de laactividad.
1.2.Integracin del equipo del proyecto (1 Punto): Cumple
Por las condiciones dadas actualmente en la coordinacin del proyecto, secumplen las 3 condiciones requeridas para puntuar en este crdito.
1.3.Profesional Acreditado LEED AP Homes (1 Punto): Posible
El profesional debe estar acreditado antes de realizar la calificacin preliminar.Cabe la posibilidad de que uno de los asesores aplique para este examen, pero
esto se analizar de acuerdo a las circunstancias de tiempo (cuando se lleve a cabola calificacin preliminar y el tiempo de preparacin necesario para presentar elexamen) y necesidad real de este punto una vez se trace la estrategia depuntuacin.
1.4.Taller de diseo (1 Punto): Cumple
Ya el taller estara programado para antes de la contratacin del Green Rater.Puede asumirse que ya se ha adelantado algo de esto con las charlas que se le handictado al grupo acerca del diseo interdisciplinar.
1.5.Orientacin del Edificio para diseo solar (1 Punto): No cumple
No se cumplen los requisitos, y de acuerdo al diseo arquitectnico de la casa, no
es posible cumplirlos sin realizar cambios de fondo a lo desarrollado actualmente.

solares) ayuda al ndice HERS. Pueden tomarse como puntos de contingencia si sellegaran a necesitar.

Algunos prerrequisitos presentan mayordificultad que otros, y para este proyecto en particular, se debe prestar especial
atencin y hacer un esfuerzo muy importante para cumplir con los prerrequisitos ID2.1 Planeacin de la Durabilidad, ID 2.2 Gestin de la Durabilidad, EA 1.1Desempeo de ENERGY STAR for Homes y MR 1.1 Factor de Desperdicio en lospedidos.
2) Las categoras LL y SS no ofrecen mayor margen de accin, toda vez que en loscrditos donde no se aseguraron puntos no dependen del equipo del proyecto.
3) Tal como se advirti en la explicacin de los crditos SS 2.5 Reducir la demanda deIrrigacin en al menos 20% y WE 2.3 Reducir la demanda de Irrigacin en al menos
45%, es procedente preferir cumplir con estos dos crditos en lugar de los otroscrditos en su respectiva familia, ya que por definicin es una accin que se haceuna sola vez y por esta misma accin se ofrece puntaje en dos categoras decrditos aparte. Ms. Gilman has extensive experience in energy efficiency, green
building techniques, water conservation, indoor air quality, site design,
and renewable energy related to multi-family and single-family
projects. In her position at Active Energies, she regularly consults
project teams on cost-effective energy improvements, including
calculations of cost-benefit analysis and return-on-investment of green
improvements, in addition to providing guidance and verification
services for the LEED for Homes program, as a Green Rater. Ms.
Gilman has been involved with the LEED for Homes program since
the original pilot program began, and has worked on certified projects
of many different types. Her experience in the LEED for Homes
program allows her to provide project teams and other professionals
with wonderful perspective on feasibility and achievability of differentprerequisites and credits, while also providing clear guidance on
required documentation throughout the design and construction
process.
In addition to work throughout the US, Ms. Gilman was selected as an
International Green Rater, and has since worked on some of the first
LEED for Homes international projects outside of the US, including
registered projects in Turkey and Montenegro.
Notable achievements include, the certification of all three of
Colorados first multi-family LEED-H projects, including a LEED
Platinum multi-family project. Ms. Gilmans multi-family project
certifications represent over half of the multi-family units certified in
Colorado, to date. Additionally, Ms. Gilman was instrumental in the
certification of Colorados first gut-remodel project certified under the
LEED-H program.
Ms. Gilman also provides training and coursework in energy
efficiency, green design, and the LEED for Homes program through
an adjunct faculty position at Colorado Mountain College and Active
Energies training accreditations. Ms. Gilman also regularly hostsworkshops on green building programs, including LEED for Homes,
residential energy efficiency, and renewable energy, and has been
invited to speak at several conferences, including presentations on
LEED for Homes projects for USGBC Colorado.

teaches building science principles, in-depth review of building systems and
components, specifics of the HERS rating system, performance testing, and energy
