Information Provided by the Township of Tay
The Province has directed that growth be allocated to settlement areas that have full sewer and water.Port McNicoll and Victoria Harbour are the two communities that are expected to grow as they have full services.Historically, Victoria Harbour has received more growth than Port McNicoll, however, substantial growth is now also planned for Port McNicoll.
Growth Potential
With the Skyline development, Port McNicoll can develop some 1800 new dwelling units on these lands alone resulting in some 4100 persons. The Township recognizes that the persons per household population has been decreasing however, it will level off.Hemson Consultants did the Growth and Settlement for the County of Simcoe and predict that by 2031 the persons per household count for Tay will be 2.29 persons/unit (ppu).This does not take into account the development potential of existing vacant lots of record and the development of Paradise Point (service is planned for 2014).

All the while that Port McNicoll will grow, so too will Victoria Harbour.This will put additional strain on the existing school in that community.Combining the growth of both communities into this one school is a growing concern.

The SS Keewatin Maritime Museum is being repatriated back to Port McNicoll next summer.The historic ship will invite upwards of a 100,000 visitors to Port McNicoll each year.Having worked for a community whereby tourism leads to permanent residency (Wasaga Beach) this dynamic needs to be considered.

The Township expects that the population of Victoria harbour will continue to have strong and steady growth.We also envision that the growth in Port McNicoll will lead to an increase in growth in the Township as a whole, including Waubaushene and the rural area around Waubaushene and even more so in Victoria Harbour.Port McNicoll’s population will grow and will surpass that of Victoria Harbour.

We are so often judged when looked back upon the decisions we make.This is why it is so important not to be short sighted in our planning and recognize that although today we have one vision, we must plan for the future.That future based solely on growth and not all the other considerations of retaining an elementary school in its community, includes at the very least, an elementary school in Port McNicoll and may also reasonably include retaining one of the schools in Waubaushene.
