SEPAC Elevators was Establish in JULY 2011 by a team having a 14 years’experience in the elevators business.

We are specialized in supplying, Installing, Maintaining and modernizing all typesof vertical transportation system as Elevators, Escalators, Dumbwaiters, andParking system.

We also offer to our client’s professional services in design and traffic analysis.

With more then 800 lifts sold we have able in a short period of time, to penetratethe market and earn a great reputation for offering high quality Europeanproducts at competitive prices and excellent after sales services with around 200lifts under our maintenance.

1. General provisions

1.1To ensure the safely working of elevators, maintenance regulations shall be set up. Thereshall be some persons appointed to perform the regular examination and maintenance ofelevators. The examination and maintenance of elevators shall be entrusted to the qualifiedorganization.1.2The persons who perform the regular examination and maintenance shall be experienced andfamiliar with the requirement of maintenance.1.3The maintenance personnel shall examine the main safety devices and the electric controlequipments weekly.After three months the elevators being in use, the maintenance personnel shall elaboratelyexamine and maintain the more important mechanical and electric equipment.

After one year the elevators being in use, related persons shall be assembled to make

technical tests, including the elaborate examination of mechanical, electric and safety devices

and the degree of wear of main parts, the repair and replacing of the excessive wear parts.

A thorough examination shall be made in three or five years after the elevators being in use.Users shall decide the thorough repair time according to the using time and the usingfrequency of the elevators.

1.4

Drivers must have high sense of responsibility, take good care of devices and be familiar with thecharacteristic of elevators.

1.5

The elevator must be stopped once faults happen. Before the elev ator is brought into use, the faultsshall be removed and a elaborate examination shall be made.

1.6The natural or artificial lighting of the landings in the vicinity of landing doors shall be at least50 lux at floor level, such that a user can see ahead when he is opening the landing door toenter the elevator, even if the car light has failed.

1.7If the elevators have stopped for at least one week, elaborate examination and test run shall be

made before reusing.

1.8The faults of elevators, the examining and maintaining course shall be detailedly recorded inthe logs of the elevators1.9The normal working condition and volt of the power shall be in conformity with the regulationsin the elevator technical documents.1.10All metal shells of the electric equipments shall be earthed reliably.1.11There shall be fire extinguishers in machine rooms and near landing floors.

2.Regulations of safe operation2.1Test running shall be made daily before the elevators start to work.2.2The load in cars shall not exceed the rated load.2.3Passenger elevators shall not be used as freight elevators frequently.2.4No inflammable and explosive matter permitted in elevators.2.5When the following faults happen, the drivers or managers shall inform the maintenancepersonnel immediately. The elevators may be restarted after examination and repair.

2.5.1The elevator does not move properly after the landing door and the car door close.2.5.2 Running speed changes prominently.2.5.3 The elevator moves before the landing door and the car door close.

2.5.4Moving direction is contrary to the given direction.2.5.5 Abnormal noise, violent vibration and impact are found.

The elevator runs over the top floor with rated load.

The safety gear operates improperly.

The electric shock can be felt on any metal parts of elevators.

2.5.9 The electric parts give off empyreuma because they are too hot.

2.6The drivers or the managers shall st op the car at the main floor afteruse, and open the switches of the operating panel and close the landing door.

2.7The following measures shall be taken in emergency.

2.7.1When finding that the safety gears have not operated in uncontrolled condition of elevator,the drivers shall keep composure and warn passengers not trying to ju mp off the car, and preparementally for the impact caused by the immediate stop.

2.7.2When the elevator stops accidentally in running, the driver shall press the button of alarm bell, andinform the maintenance personnel and help passengers leaving the car safely.

Before hand-winding is used, the main power switch shall be off, and also the brake shall be openby special tools. To ensure the safety, persons shall pay attention to the cooperation betweenthe operation of the hand-winding and the brake.

3.The management of machine room and well3.1Machine room shall be managed by the maintenance personnel and shall be not accessible tounautho rized persons. The doors of machine rooms shall be locked and a noticeshall be fixed with the insc ription “Machine room, Access forbidden to unauthorized persons”

3.2The machine room shall be keep clean, dry and no fog and caustic gas.No additional goods shall store in the machine room except for the necessary tools formaintenance.3.3Outside the well, near the inspection doo rs, there shall be a notice stating:“Elevator well—Danger, Access forbidden to unauthorized persons.3.4Only the necessary elevator equipments can be fixed in the well. No water pipeline andgas line permitted in the well.3.5The main power switch shall be off if the elevator will not be used in long time.3.6The max load of the supporting beam of machine room a nd the lift hook shall be marked.3.7In case of trap-doors, a permanently visible notice shall indicate to those using the trap-door:“ Danger of falling – Reclose the trap-door”

When top overtravel and bottom overtravel happen, passengers shall keep composureIt’s very danger to push aside the car door and jump off the car. The proper operation for

passengers shall be: inform the elevator managers through the communication tools in the carand leave the car safely with the help of the professionals. Then the elevator shallbe thoroughly examined and repaired. The elevator can be restarted after the faults are removed.

4.2 In case of earthquake

Microseism and light shock may not do damage to elevators, but accidents may happen

to the elevators because the elevators are started in the condition of the derailment of the

car’s or the counterweight’s shoes, or the break of some parts of wires.

4.3 In case of fire4.3.1Informing the drivers or the managers tio convey the passengers to the safty floors.4.3.2Switching off the main power of elevators after all passenge rs arrive at the safety floors.4.3.3Shutting all the landing doors to avoid the spreading of fire.After the fire, the elevators shall be examined strictly by professionals, and the elevatorscan be reused after the necessary repairs and tests.

5. Details of maintenance

5.1 Precautions of maintenance

The maintenance shall be made only by the professionals. This product adoptscomputer control system, and the maintenance shall be made carefully.5.1.1The following rules sh all be abode in maintenance of elevators.5.1.1.lNo passengers or freights allowed. Visible notices shall be hanged near the landing doorsto indicate that the elevator is in maintenance condition.5.1.1.2 Open the corresponding switch:

5.1.1.2.1 The main power in machine room shall be switched off.

5.1.1.2.2 The inspection switch on the car top shall be switched on.5.1.1.2.3The emergency switch in pit and the safety switch of tension device of overspeedgovernor shall be open.

5.1.1.3The operation shall be made by masters cooperating with assistants.5.1.1.4If the cooperation of drives is needed, the drivers shall be concentrated and obey thecommands of the maintenance personnel..

5.1.1.5The actions of leaning in to the well from outside and standing on car top or on sill withone leg in the car a nd the other outside the car are strictly prohibited.5.1.1.6The actions of dragging or pulling the cables in well are strictly prohibited to avoid thebreaking of the cables.5.1.2Pay attention to the following in maintenance. Using stick type megohmmeter is strictlyprohibited instead of battery type high-volt megohmmeter.

5.2 Maintenance of control system

5.2.1Adjustment and maintenance of mechanical and electric system

5.2.1.1

If there is starting impacts, the brake may not release fully, or the brake lining may not out ofthe right place, or there may be friction between the brake lining and the brake drum.Therefore, the impact may be caused in above situations. The installing position of guideshoes shall also be confirmed.

,5.2.1..2If there is vibration during r unning, It shall be confirmed that if there is frictionbetween the brake lining and the brake drum and if the ropes are stretched. Sometimes thedifferent height at the joints of two rails may cause vibration too, please do not confuse thiscondition with the vibration caused by electric system.

5.2.1.3The following examination shall be made if the leveling is abnormal:a)If absolute value encoder is used in leveling system, the connection between theabsolute value encoder in machine room (or on the car top) and tooth belt shall beexamined. If the connection position has been changed, the car position parametersshall be revised or rewritten into the BP controller. See the de tails in the technicaldocuments of this product.

b)If the magnetic switch is used in the well, the relative distance between the magneticswitch and the magnetic steel shall be examined. The magnetic switch shall be overagainst the magnetic steel with a distance of 8~10mm. See the details in the technicaldocuments of this product to confirm the installing position of magnetic steel. Whenthe elevator travels upward (downward), the leveling can be adjusted by changing theupper (lower) magnetic steel.

5.2 1.4See the explanation of parameter codes displayed on BP controller and frequency coverterin the technical documents of this product.5.2.1.5The dust inside and outside the control box shall be cleaned in maintenance. Examining if thewire connectors and the wire terminals get loose contact, and if the soldering points separate Allthe bolts shall be fixed tightly.

5.3 Examination of weighting device and write-in of data.

5.3.1

Weighting device is installed between the lower beam of the car frame and the car bottom.The rubber of weighting device, which is pressed by the car, shall be examined for its age anddeformation. The weighting device shall be adjusted and the data shall be written in every year.According to the following procedures to adjust the weighting device and write in the data.

a)When no-load in elevator, adjusting the sensor to display “LO”. If displaying “LH”,moving the sensor far from the magnet; if displaying “LL”, moving the sensor near tothe magnet. If displaying “LO”, fixing the sensor.

b) Self-learning of no-load running parameters.

When item “a)” is finished, pressing “↑” and “↓”keys at the same time, the system startsto learn th e no-load running parameters. After blinking “PL” for 5 seconds, the systemfinishes self-learning, and then prepares the self-learning of load running parameterswith displaying “PH”.

c) Self-learning of load running parametersWhen item “b)” is finished, putting load in the car and pressing “↓”key, and thesystem starts to learn the load running parameters. After blinking “PH”, the systemfinishes self-learning and turns into operating status.

d)

After running normally for 2minutes, the system turns into electricity-saving modeand a dot will be blinked. Pressing “↑” and “↓”keys at the same time to quit this mode.

5.4 Examination of traction machine

5.4.1 traction machine5.4.1.1 Lubricating instructions refer to handbook “ gearless lift machine” on chapter 8.3.5.4.1.2

Examining if there is abnormal noise in running, if there is vibration in stopping. Thebearing shall be replaced if it produces uneven noise or impact sound.5.4.1.3The gear case and the case base, the case base and the supporting beams shall be fixed tightly .by bolts.5.4.1.4When some parts needs to disassembled, the car shall be slung using steel wire ropes from thecar top. Making the safety gear clamp the guide rail, supporting the counterweight with beamin pit, taking off the ropes from the traction sheave.

5.4.2 BrakeMaintenance of the exte rnal opposed shoe brake refer to the handbook “ gearless liftmachine” on chapter 105.4.2.1If the brake needs to release by hand, the pr ofessional tools (Accessory ) can be used to finishthe operation.

5.4.2.2Examining the appearance of brake, brake linkage, brake shoes and brake drum to make surethat if there are deformation, loosing and crack.5.4.3 Traction motor5.4.3.1Due to the wear of bearing, the air cl earance between the stator and the rotor distributes unevenlyalong the circular, therefore the noise will be produced. The bearing shall be replaced in suchcondition.5.4.3.2Cleaning the dust on each part, examining the housing of the motor.

5.4.3.3Examining the anchor bolts of the motor, shaft conjunction bolts and other bolts, and makingsure their tightly fixing.5.4.3.4Examining if the wire junctions get loose contact, and if the hose pipes and the junctions getloose or even breaks.5.4.3.5Examining if there are abnormal sound and abnormal vibration.

5.4.4 Traction sheave

5.4.4.lThe uneven tension of the traction. ropes causes the deferent wear of the groove of the sheave Ifthe distance from the top of the traction ropes (alo ng the diameter direction) to the edge of thetraction sheave exceeds 1.5mm, the groove of the sh eave shall be reshaped by lathe tools , or thetraction sheave sh all be replaced.

5.4.4.2

To avoid the sliding between the ropes and the grooves of the sheave, when the gap betweenthe ropes and the groove bottom is 1 mm about, the sheave shall be replaced or bereshaped by lathe tools. When reshaping, the thickness of the sheave edge under the undercutshall no less than the diameter of the rope.5.4.4.3Checking if the vertical deflection of the sheave exceeds 2mm.

5. 5 Examination of overspeed governor.Notice: maintenance refer to handbook of Bi-directional overspeed

governor 5.5.lThe action of overspeed governor shall be smooth and reliable. As to rolling bearing, it shall beinfused with lithium base grease every year.5.5.2Keeping the tension device in working condi tion, and checking the reliability of broken ropesafety switch.5.5.3If the elongation of overspeed governor rope exceeds the allowed value that causes the open ofcontrol circuit, the r ope shall be cut down.5.5.4The overspeed governor rope shall be replaced if it is badly worn.5.5.5Examining the wear degree of sheave, groove, shaft linin g and shaft of overspeed governor andthe rotation of centrifugal impeller head.5.5.6Examining whether the iron to nip the rope is in the right place.5.5.7Simulating overspeed governor test (speciality test ) shall be made every year.

Examining and adjusting the elevator door and the automatic mechanism.

5.6.1Infusing lithium base grease into bearings of pendulum bars regularly. Cleaningthem every year.5.6.2Adjusting the tension of traction belt. If the traction belt slide happens because its stretch hasmade the tension reduce during using, and adjusting the bolts in the base of motor to makethe tension of the driving belt proper.

5.6.3The action of door safety edge and the photo-electric safety device shall be agile and reliableThe collision force of safety touch panel shall be less than 5N.

5.6.4The elevator door could be opened by hand interiorly if the elevator stops running because ofpower cut or electric system failure. The force of opening the door shall be in 200-300N.

5.6.5Only when the car door is closed completely and the safety switch is turned off does theelevator run.5.6.6Cleaning the door guide rails every week, and brushing machine oil on the rails to makethe door move smoothly without bounce and noise. The hung door roller shall be replaced if theabrasion of excircle diameter has reached to 3 mm. The tightness of the link bolts shall beexamined frequently.5.6.7The resistance of moving the single door from the center to each direction shall be lessthan 3N before assembling the linkage equipment.5.6.8Cleaning the dust and the dirt on every part and polishing the door guide rail.5.6.9

Examining if the door safety edges, the microswitches, the door vane, the light magiceye, and the switches of door safety lock run normally (i.e. floor Safety edges are pressed2.5~3.0 mm and the microswitches are been turn on.)

5.6.10 Examining and clearing the door motor.5.6.11Examining if there is abnormal noise in every part, and examin ing the temperature of the door motor.

Notice: maintenance refer to handbook of progressive type safety gear5.7.1Brushing the lubricating oil on the rotation joints of driving lever every 2 months andbrushing lithium base grease on rolling or sl iding parts in the jaw opening to preventrust and to make its action smooth and reliable.5.7.2Generally, the clearance between the wedges of the safety gear and the working surface ofthe rail is 4 mm. Each clearance shall be similar.

5.7.3 If the movable parts are loose.5.7.4Probing driving lever by hands after the machine stops. Examining whether it is abnormal ornot. After examination, restoring every part and measuring clearance between parts to be surethey are in normal.5.8Examination of guide rails and guide shoes.

5.8.lLubricating oil shall be added to automatic lubricating equipment every week. #100lubrication (Refining mineral oil) is available.5.8.2Examining the abrasion of sliding guide shoes. The shoes shall be replaced when theabrasion of pads reached to 1mm to prevent interspaces between guide shoes and rails tobecome big enough to make the elevator swing when running.

5.8.3If the surface of rails is coarse because of long time use or bad lubrication, or if the surface isdamage by safety gears, the rails should be polished before reusing.

5.8.4Guide rails equipment shall be examined elaborately every year to be sure they are not in distortionor loose. Examiners stand on the car top and make the car run slowly

from top to bottom to examine and screw down all bolts of pressure plates, joints andsupporting frame. Examining whether the soldering points are sealed off.5.8.5Cleaning the guide rails and adding oils properly.5.9 Examination of buffersNotice: maintenance refer to handbook of hydraulic contact buffer WHB5.9.1Buffer oil: freezing point shall be below 10℃ .Recommendation: GALTEX HD68 hydraulic oil. The oil level shall be above the lowest oillevel.5.9.2Examination of oil

level and the leakage of buffers shall be made every two months. Complementing oil, fixingall the bolts, cleaning the outer part of the plunger with gasoline and, brushing rust-proof oilon bolts (Buffer oil is also available)5.9.3The examination of the return of the buffer to the normal position shall be made every year.The buffer is pressed to the full compression position with low speed. The time from releasingthe buffer to the return of the buffer to the normal pos ition shall be less than 90 seconds.

5.10Examination of mechanical and electric device of landing door

5.10.1

Mechanical and electric device of landing door: Examining if there are faulty connectionsbetween the conducting strip and the contact, if the spring tab of the contact can return to thenormal position, if the riveting points, soldering points and gluing points get loose, if thelock hook, the arms and the rollers can operate smoothly. The bearings shall be infused withlithium base grease and cleaned every year.

5.10.2 Landing door5.10.2.1Examining the hung door roller every month, a nd it shall be replaced if the abrasion ofexcircle diameter has reached to 3 mm.. Examining if the bolts get loose. Cleaning the doorrail every week.

5.10.2.2Pushing aside the landing doors from outside by hand is prohibited.5.10.2.3Adjusting the eccentric wheels of the hung door rollers to keep a clearance of 0.5mm tothe bottom of the door rail.5.10.2.4The pendulum rod roller shall be infused with lithium base grease every year.5.10.2.5Examining the tightness and the wear de gree of the rope, and the action of the hangingweight and other movable parts(including the clearance, and the travel length).5.10.2.6Cleaning the electric junction a nd keeping well contacting and normal action. Examiningthe rollers of door knife , the rotating parts and the position lock if they work properly.

5.10.2.7Examining the wear degree of door foot slider , and the tightness of all bolts.

5.11 Examination of hoist rope

5.11.1 Examining frequently if the tensile forces of hoist ropes are even, and keeping the

error less than 0.5% of the average of the tensile forces.

5.11.2 The hoist ropes sh all be replaced if the one of the following happens:

a)The broken wires are distributed evenly in ropes, and the maximu m number of brokenwires exceeds 32 in one pitch of the rope.b)The broken wires are distributed in one or two ropes, and the maximum number ofbroken wires exceeds 16 in one pitch of the rope.c)There are heavily wear and rust on the hoist rope surface.d)The worn rope has a diameter less than 90% of the original rope’s.

5.12 Examination of compensating device

5.12.l If the elongation of compensating ropes exceeds the allowed value, the ropes shall beshortened.

5.12.2 If the compensating chains produce noise in running, the silencing ropes shall be checkedif they are broken.

5.13 Examination of traveling cables

5.13.1 Examining if there are foreign bodies contacting the cables and if there is wear on thesurface of the cables.

5.13.2 Examining if the cables twist together and lean to one side, a nd if the cables areswinging and are dragged on the ground during running.

5.13.3 The cables shall have a least distance of 60mm to the ground of the pit when the carparks at the lowest floor.

5.14 Counterweight

5.14.1 Cleaning the counterweight, and examining if the bolts are fixed tightly.

5.14.2 Examining the wear of the counterweight sheave, and adding grease properly.

5.14.3 Examining if the press plate of the counterweight is fixed tightly, andthe bolts of adjusting block of counterweight frame are fixed tightly.

5.15 Cleaning well

5.15.1Cleaning up all garbage on the top cover of the landing door or in the well, oily soil, waterand etc, which may affect machine.5.15.2Clearing the prominence, which may collide elevator and counterpoise, in the well.

5.16Examining all hasps, trunking, and connection box.

5.16.1

Examining the button box of the car, the connection box of car cables, the middle connection boxand all the wire connectors of control boxes (including power wires, power switch junctions, and

the connection of motor), and cleaning the wire connectors. Examining if the wire connectors haverusted and the wire number labels have missed.

5.16.2Examining all hasps, trunking, and connection box in the machine room, on the car top, on

the car bottom and in the well if they get loose and miss covers.
