The first thing you need to do is join Facebook groups
in your local area. This is basically the online version of
geo farming. Joining these groups will allow you to
locate and engage with your farm online.
Not sure where everyone is? First place you should go
to is: https://www.facebook.com/browsegroups
You will see a tab on the left hand side of your screen
called “Discover”. Click that.
Then just underneath that you will see categories to
choose from such as “Suggestions for you” “Popular
for you” and so on…
Choose the one that interests you the most as you will
be more motivated to contribute to something that
you are interested in.
Depending on where you live, there should be at least
3 or more groups with over 10,000 people in each.
Join all of these groups.
One of the great things about being a real estate agent. It’s not just that
you buy and sell homes…People look to you to be an authority on the
area for a variety of subjects. It’s your job to have your finger on the pulse
of your market, which gives you a nearly endless well of ideas to draw
from on what to post about or contribute.

One of the best ways to build trust with locals, get your name into the
public, and establish yourself as a go-to authority in your local
marketplace, is to just tap into what people are already interested in.
Increase in rent rates across the city
The climb in home values
How to appeal your property taxes
The new public school rankings that just came out
The hot new restaurant that opened up
The top 10 kid-friendly parks in the city

You are your Open House giving them a tour
The topics are endless. Just use your imagination!
Here are some sample topics you can post about
or even better yet, do a FB Live inside that group
(only if allowed!!):
Now of course with Facebook groups, first things
first, you MUST abide by the rules of that group.
Make sure you read the rules first before you go
posting.

Facebook Group Etiquette tips:
SEARCH YOUR TOPIC FIRST
Before you post, use the search bar (on the right
sidebar when you’re on the group page) to see if your
question has been answered or if there’s a discussion
on your topic already going
COMB THROUGH THE FEED TO SEE WHAT YOU HAVE
MISSED
If this is a group you're actively benefitting from, you
want to keep up on its content. Take a quick scroll to
see what you missed and any discussions you can add
to or connections you can make. You can change the
feed from “new activity” to “recent posts” to make it
easier to scroll through a timeline.
LET PEOPLE KNOW YOU DM’ED THEM (If allowed)
People miss Facebook messages all the time, especially
if they have higher privacy settings and you’re not
friends. Let them know to look out for your message!
BE HELPFUL
In some groups, people will ask for others opinion. If you
have time to look at something they are providing, give
honest feedback and stop trying to sell them your
thing.
EARLY BIRD GETS THE WORM
Enable notifications on your phone, so you can be the
first to respond to any questions that are relevant to
your business.
