The ‘peel & stick’ Universal Preheater attaches to the bottom or the side of the oil pan and converts the housing into a heat transfer element. It warms the oil without burning it making cold starts easy. It can be used on gearboxes, transmissions, transfer cases, water tanks and even bulk oil tanks. The Preheater plugs into any 120 or 240 volt outlet and consists of a thin silicone fiberglass pad containing a metal grid. To install it, you clean an area on the bottom or side of the oil pan and press the pad onto it, then use silicone to seal the edges of the pad and place a flexible ceramic insulation pad over it. It is available in several models depending on the lube capacity. A 50 watt unit sells for $42 and a 350 watt unit sells for $133.

From California nut groves to corn andsoybean fields in Nebraska and Iowa,farmland is attracting intense interestand commanding record prices as farmersexpand operations and investors look forsafe and solid places for their money.
The frenzied activity, interest from non-farm buyers and accelerating prices arereminiscent of behavior that contributedto the 1980s farm crisis. But experts saycritical differences exist today, most sig-nificantly the fact that many buyers paycash and lenders require more moneyupfront from buyers.
"I see a lot of similarities between todayand the 1970s," said Jason Henderson, aneconomist and head of the Omaha branchof the Federal Reserve Bank of KansasCity, Mo. "Negative interest rates, a hugeexport market, rising deficits on the feder-al level. The one difference is that farmersaren't buying assets with as much debt asthe 1970s.
"There's a lot more equity in the farmsector."
Lenders and farmers learned from thefarm crisis, when debt was high and builton the belief that land prices would con-tinue rising. The people involved tooksteps to ensure they wouldn't get caught
in a credit squeeze again, Henderson said,recalling one banker's comment at a con-ference a few years ago.
"A lender in the audience raised hishand and said to all the young guys,Remember the lesson of the '80s: Too muchdebt in the face of falling land values is arecipe for bankruptcy. Manage your debtwisely,' " Henderson said.
No 110 percent financing or interest-only loans here -- two examples of the"exotic" mortgages that pumped up therecent housing bubble, which then burst.

"Seventy-five percent of Iowa's land hasno debt against it. It's in strong hands,"said Troy Louwagie, chairman of theFarmland Value Survey, which is pub-lished by the Realtors Land Institute.
That lessens the potential impact of anyfuture correction, from lower commodityprices, for example, he said.
Strong prices for grain are the primarydriver of farmland sales, along with uncer-tainty about stocks, bonds and otherinvestments. Low returns for government-insured products such as certificates ofdeposit also are a factor, said Marc Hock,regional manager for Pinnacle Bank, thelargest ag lender in Nebraska.
"Whenever corn is pushed into the $4.25-to-$4.75 range, it doesn't take long to get areturn on your investment," he said.
Also, the amount of farmable land isdeclining, while the world's population isexpected to go from 6.9 billion today tomore than 9 billion by 2050. An economistfor equipment maker Deere & Co. said inOmaha last summer that the world pro-duced 7 billion tons of food in 2005 but willneed to produce 10 billion to 11 billiontons by 2030.
Examples of some recent per-acre crop-land sales:
$8,100 near Shelby, Neb.$8,525 in York County, Neb.$7,875 in Harden County, Iowa.According to the Iowa Farmland Values
Survey, cropland prices increased an aver-age of 8.5 percent from September 2009 toSeptember 2010, from $5,314 an acre forhigh-quality ground to $5,765 an acre.
The comparative figure for Nebraska($1,503 per acre as of June 2010, up 5 per-cent from the previous year) is misleadingbecause of the state's diversity -- fromrangeland in the west, valued at a fewhundred dollars an acre; to irrigated crop-land, approaching $5,000 in some areas; todryland cropland, about $4,000.
Irrigated farmland in eastern Nebraska,perhaps the most comparable to Iowa, hadan average value of $4,890, according tothe latest survey.
"We're much more heterogeneous," saidBruce Johnson, an agricultural economicsprofessor at the University of Nebraska-Lincoln and author of the Farm RealEstate Market survey.
"We're in such a transitional area of thecountry," he said, from less than 900 feetabove sea level in Richardson County inthe southeast to more than 5,400 feet inKimball County in the southwest.
Another reason for the increased valuein farmland is the economic principle ofsupply and demand.
Johnson said the annual land turnoverrate in Nebraska, historically low anyway,is down to an average of about 1.55 per-
cent over the last few years."In the last 10 years or so, land was in
good hands and stayed in good hands,apart from estate settlements and divorcesituations."
Some real estate experts expected moreland to arrive on the market this year, asowners tried to take advantage of low cap-ital gains tax rates. But that didn't hap-pen.
"It was a case where people said, OK, wecan sell now and avoid some taxes, butthen what do we do with it (the money)?'"Johnson said.
Individual investors or investmentgroups from outside Nebraska and Iowamake up a small percentage of buyers, butmost are local, and many are farmersseeking to expand, said Lee Vermeer, avice president at Farmers National Co., anational farm management, appraisal andreal estate firm based in Omaha.
"I'm guessing 85 percent to 90 percent"of buyers are farmers, he said. Previously,farmers made up 70 percent to 80 percentof the buyers, Vermeer said.
Hock at Pinnacle Bank said many of the"outside investors" could be adult childrenof farmers who work and live elsewherebut remain interested in farming andwant land in their portfolios.

And buyers who seek financing are like-ly to get it, unlike some small-businessowners who have bemoaned the scarcity ofcredit since the subprime mortgage deba-cle, big bank failures and the recession.
Why do farm borrowers fare better?"No. 1, there's a tangible asset," Hock
said. "Land is always worth something."Farms also produce a product for which
there is a solid market, he said, whichisn't necessarily the case for small busi-nesses. Half of all small businesses do notsurvive past five years, according to 2008data from SCORE, the nonprofit counsel-ing association affiliated with the SmallBusiness Administration.
Still, despite the apparently solid busi-ness decisions and rosy environment foragriculture, Henderson, as an economist,sees a more balanced picture.
"One of the things we've been looking at... is values outpacing cash rents," he said.
The value of land and the amount some-one pays to rent and farm it -- a figurethat varies depending on location, landquality and other factors -- should moveahead in a similar pattern, Hendersonsaid.
The equivalent in the housing sector isthat personal or household incomes shouldbe in line with the value of a person'shome, something that became unbalancedand contributed to the housing collapse.
"I don't see corn prices returning to $2 abushel, but the concern I have is that thisrun-up was due to a supply shock -- thedrought in Russia -- and a supply shockdoesn't last long. Next year you get a newcrop," Henderson said.
Too many variables exist to predict theprice of corn in the long term: weather;federal ethanol policies; global populationgrowth and demand; water supplies.
But that's why landowners' equity vs.debt is so important. If the value of theland declines, the impact on the lender isless if the landowner has plenty of equityand a smaller loan.
Again, that's a major difference between2010 and the early 1980s, Henderson said.
"By 1982, farmers basically were strug-gling to service their debt. When farmers'incomes weren't enough to pay their debt,it was the beginning of the farmlandbust."
Hesser said he sees the potential for an"adjustment" in land values if commodityprices decline. But Pinnacle Bank hasaccounted for that possibility, he said.
"One conscious decision we made is toput a cap on the amount we'll loan.Typically, we'd require 20 percent to 30percent equity," he said.
Johnson, the UNL professor, said farm-land values are vulnerable to commodityprices and other factors, but the bottomline is that it's a good asset.
"In inflationary times, it holds its value.In deflationary times, a lot of stuff willsell at a bigger discount than good, pro-ductive land."

Oil companies planning to explore south-eastern Wyoming, western Nebraska andnortheastern Colorado for new productionare looking around for water sources aswell. The water is needed for drilling, wellcompletion, and fracturing the geologicalfeatures of the Niobrara play, where theyhope to find a new source of oil and gas.
Local landowners and water users, con-cerned about the impact the waterdemands will have on their operations,have been meeting with Wyoming officialsduring the past two weeks to learn theoptions available to them and to the com-panies. On Wednesday, about 40 peoplelistened to Wyoming State Engineer PatTyrrell, his staff, and Randy Tullis, super-intendent at the Division I Water Office inTorrington, explain the potential impactson their livelihoods.
The main focus is to minimize the devel-opment impacts on the resource that is soimportant to agricultural, industrial,municipal and domestic users in theregion. While it is important to maintainthe resource, it is also important to localresidents that they are able to take advan-tage of economic opportunities that aresure to accompany the exploration andpotential development.
According to Tyrrell, the oil industry hassaid it will need about 20,000 acre-feet ofwater over the next 20 years for drilling,completion and fracturing purposes."That's not a lot," Tyrrell said. "At 500acre-feet a year, there is plenty of wateravailable for the oil play." He did note thatother than this forecast from the compa-nies, there is no guarantee on the amountof water that will or could be used.
However, through temporary permits,current water supplies should be suffi-cient. Sources include redirected irriga-tion water, natural flow in the NorthPlatte River, or Glendo Reservoir con-tracts. Tyrrell said it is up to the compa-nies to decide where they want to get thewater, and the market will determinewhich locations they choose.
Also involved in the situation is theNorth Platte River agreement betweenNebraska and Wyoming. Tyrrell said itshould have little impact on the potentialto create temporary water transfer per-mits because the decree is based on theirrigation year. This means water trans-fers between October and April are notsubject to the two-state agreement. It alsomeans that hydrologically and non-hydro-logically connected water in the Trianglearea of eastern Wyoming along the NorthPlatte River, could be used. It is possibleto locate non-hydrologically connectedwater in some areas, especially in PlatteCounty. A permit can be obtained for hyr-drologically connected water, but it is a lottougher to accomplish.
Temporary use permits are the key tomost of the water transfers. They willallow irrigation water to be re-directed tothe oil exploration projects. However,there are restrictions and conditionsattached to moving water in controlledand un-controlled areas. Appropriated andun-appropriated water use changes alsohave special requirements.
As an example, a two-year temporarychange in use of appropriated water ispossible, while retaining the water right.The temporary use can be extended, butthere is no guarantee that the water rightwould be retained after the two years.That issue has not been challenged.
Currently, there is one permit thatallows water to be hauled from the NorthPlatte River near Douglas, Wyo., to north-ern Colorado.
Some of the issues connected to obtain-ing permits include:
Permit applications are available at theState Engineer's Office
Bureau of Reclamation/federal watercannot be used in a temporary change ofuse.
Ground water must be taken from activewells.
Points of diversion and points of use arerequired. The rate of flow, and volumetricmeasurements are required, as is theexplanation of the beneficial use of thetransferred water.
Consumptive use must be detailed. Onlythe consumptive use amount can beapplied to the permit. "It's important thatthe owner understands that he has toforego that amount of consumptive use,"Tyrrell said. An equivalent amount of landmust be taken out of irrigation.
Water coming from controlled and un-controlled areas must be accounted for.
The State Engineer has a list of 12 itemsin the policy document issued Sept. 23,that must be adhered to.
Tyrrell and Tullis said their offices areavailable to answer questions. To deter-mine which category of permit and its con-ditions your proposed water use would beunder, contact either office. Seven items pertaining to temporarypermit compliance and administrationthat will be monitored by the Division IWater Office staff.
1. Permits dealing with Glendo con-tracts require approval from the Bureau ofReclamation.
2. Carefully read approved permits forconditions, limitations, andmetering/reporting requirements.
3. Water Division I staff, in cooperationwith SEO Cheyenne staff, will fieldinspect for permit compliance.

diversion or POW 3. Copy of proper temporary permit in
on-board truck.4. Weekly reporting of water use, record-
ed daily, if hauling out of Wyoming.Quantity breakdown required.
5. Be prepared for random field checks -staff will have appropriate ID.
6. Compliance checks on "non-watered"acreage is per temporary permit.
7. Request amended temporary permit ifchanging/adding point of diversion orpoint of use in writing to John Barnes atState Engineer's Office in Cheyenne.

Estate planning is a very importanttopic for farm families. In 2001, PresidentBush signed legislation that reduced theFederal Estate Taxes until 2010, when itwas reduced to zero. However, in 2011 theFederal Estate Tax will be reinstated, asindicated in the table on the next page.President Obama has proposed a perma-nent Federal Estate Tax exemption at the2009 level, but that has not been actedupon by Congress. Other proposals rangefrom a $2 million exemption with a 55 per-
cent top estate tax rate, to a $5 millionexemption with a 35 percent top rate.
Estate Planning Tip
A married couple can effectively doublethe amount their heirs inherit tax freethrough estate planning by having bothparents split the estate between them, andeach leave their half of the estate to thekids rather than to each other. A simpli-fied approach would be for Mom and Dadto put the farm into a limited liabilitycompany (LLC), and give each parent halfof the LLC. When the first parent dies,their half of the LLC would be put in atrust for the children, with the trust
income going to the surviving parent. Thisfirst half of the LLC would be eligible forthe full Federal Estate Tax exemption forthe year in which the first parent died.When the second parent died, their shareof the LLC would go to the kids, the trustwould be dissolved, and the kids wouldown the LLC. The second half of the LLCwould also be entitled to the full FederalEstate Tax exemption for the year inwhich the second parent died. Many varia-tions of this model are possible, but this isthe general idea. Splitting the estate likethis can effectively double the amount ofthe farm that the kids inherit tax free.

Waylan Bellamy can remember the feedlot hisgrandfather, Willard Bellamy, then his dad, Mark,operated on the Bellamy farm west of JohnsonLake.
It had been years since cattle were in theBellamy feedlot, but Waylan, now a senior atEustis-Farnam High School, said the more hethought of the empty feedlot, overgrown with aheavy cover of weeds, the more he dreamed offilling it with cattle.
So he put it to use in his initial foray into cattlefeeding.
"I started from scratch," he said. "I made about$250 a head."
Bellamy sold his 20 head of cattle late this sum-mer after about six months of caring for them.
Bellamy, 17, plans to attend the University ofNebraska-Lincoln to major in animal production
management. He said he started his recent venturemodestly.
"When we didn't have school on Fridays, I wentto the livestock market in Lexington." He talkedwith cattlemen, observed how cattle were auc-tioned, and noted the ages and kinds of stockfarmers were buying and selling and the pricesthey were going for.
First, he had to arrange financing, which meanta trip to see a banker. Bellamy went well armedwith facts and figures. He had talked with a graindealer about feed and its cost and had talked witha hay supplier.
He visited a veterinarian to learn what vaccina-tions the cattle would need and their costs andwhat the cost of fencing would be.
"I went by myself to see the banker. I had builta spreadsheet that I put on a USB drive. It had allthe details of what I wanted to do with all thedetails on costs and how I wanted to go about it.
It took me about a month to put it all together," hesaid.
He said pulled the USB drive from his pocketand handed it to the banker, saying, "It's all rightthere," and the banker put it in her computer tostudy.
After looking it over, she said, "I think we canhelp you."
Bellamy went to a cattle buyer and explained hewas looking for heifers of about 500 pounds. Thecattle buyer supplied him with 20 Angus andCharolais heifers.
He had an early adventure in cattle managementwhen one morning a neighbor called the Bellamyhome to say, "Waylan, your cattle are out."
He put coveralls on over his school clothes andusing a four-wheeler, headed out to round themup. The cattle had been in his pasture long enoughto know where they'd come from.
"They weren't hard to herd back. They knewwhere they belonged," he said laughing.
After that, he put up electric fence. "Once theyhit it they learn not to hit it again," he said.
Bellamy kept his cattle on pasture grass aboutsix months, then brought them to the feedlotwhere he finished them off. They occupied only asmall percentage of the space available at the lot.
"My dad tells me the feedlot is big enough tohandle about 1,000 head," Bellamy said.
"My grandmother tells me my grandfatherwould really like it that I'm using his old feedlot,"he said. Willard Bellamy died in 1989, beforeWaylan was born.
Waylan said he understands the pitfalls of thecattle business, but he thinks he made an excellentstart as a cattle feeder. "I'd like to get it goingagain," he said.
In addition to raising cattle, Bellamy is active inFFA and plays football. He placed 11th in a foodscience competition at the National FFAConvention in Indianapolis in October 2009.
Bellamy also competed on Eustis-Farnam'sFood Science Team at the state FFA Conventionin 2009. The team won first place, and he wonthird place as an individual.

Leaves will soon be falling and homeownerswill be cleaning their yards by raking leaves andgetting rid of other organic materials. One way toclean up the yard and help the environment is toturn those materials into compost by making acompost pile.
Compost piles have several benefits. Addingcompost to a garden with heavy clay soil can helpimprove water movement and drainage in thatsoil. Compost also will add nutrients and nitrogenthat can assist in plant growth. For a garden withsandy soil, compost helps improve the water hold-ing capacity of that soil, which also makes it ben-eficial for plant growth.
Good items for composting include grass clip-pings, tree leaves, kitchen waste, sawdust,chipped up woody branches and shredded news-
papers. Items that aren't great for compostinginclude plants that have had disease or insectproblems, pet waste and certain kitchen items,such as leftover meat or fish, bones, butter,cheese, mayonnaise, milk and oil. Those kitchenitems can create wildlife problems if opossums orraccoons decide to dig through the compost piles.
Creating a compost pile is simple. First, placefour to six inches of coarse, chopped brush orbranches on the soil. This allows air to circulateunder the pile. Then add three to four inches ofgreen, low carbon materials, like grass clippings,on top. Next add another layer of four to six inch-es of brown, high carbon organic material, liketree leaves. Add an inch of soil on top, which addsbacteria that will start the decomposition process,above the organic materials. Also make sure thelayers are damp by getting out a hose and wettingthe layers when constructing the pile. Mix the pile
and follow with additional layers of green andbrown materials until the pile reaches three to fivefeet in height. The pile will heat up quickly with-in a couple of days and should reach the goal tem-perature of 140 to 150 degrees. In the fall, steamshould come off the top of a very actively decom-posing compost pile.
The time it takes for a pile to compost dependson how actively the pile is managed. Piles typi-cally heat up and then begin to cool down. Mixthe pile up again when it starts to cool in order tohelp the bacteria get going and heat the pile upagain. Actively turning the pile about once everytwo weeks should mean the pile composts in aslittle as three or four months. However, justadding new materials on top of the pile and notmixing it could mean composting takes up to ayear.
Creating Compost Piles Healthy for Environment

As I mowed my yard this weekend, Icouldn’t help but think about the jobs Ineeded to take care of in my lawn. Thereare several items that need to be takencare of now if they haven’t been already.Here are some simple reminders and stepsto help finish up some projects around thelawn before it gets any cooler.
Draining Water Lines and Garden Hoses
Now is the time to clear out sprinklerlines and garden hoses before they freezeand burst. Empty garden hoses by stretch-ing them out in a straight line before coil-ing them up. The water will run out whenthe hose is coiled over the arm or on hosestand. Store the coiled hose in a placewhere UV rays will not break down thehose material. A dark corner of a garage orshed is a good place to place these for thewinter.
Sprinkler systems are set fairly shallowin the surface of the soil. While there issome protection from the weather, sprin-kler lines can be damaged or burst thelines when the ground freezes for the win-ter. First, if there is a shut-off valve, close
it off. Next, run the sprinkler system’szone to bleed off the lines. If the home-owner does not feel comfortable drainingout the sprinkler system, contact a localprofessional to drain the system and blowout the lines.
Mulching Fall Leaves
Leaves are falling in earnest now, and ithas been fun to watch children play inarea yards. Outside of the fun, what do wedo with all the leaves on the lawn?Collecting, bagging and removing leavescan be a very time consuming process thatis ongoing throughout the late fall. Thewind also has an uncanny ability to blowthe neighbor’s leaves into your yard too!Instead of spending all that time and ener-gy removing leaves, why not compost themwith the help of the mower?
First, check the mower blades to makesure they are sharp to help shred theleaves as fine as possible. Second, mowover the leaves when they are dry to helpincrease the ability to shred. Third, mowthe lawn at its regular height three or fourpasses slowly to shred the leaves as fine aspossible so they fall into the lawn, and notcover the turf. Turfgrass will still need tohave access to sunlight to continue photo-synthesis, and store carbohydrates tobuild a strong root system. The mulchingprocess will probably need to be repeated
to keep the lawn from being covered withleaves for the duration of the fall.
Final Lawn Fertilization
Cool season lawn turf such as bluegrassand fescue can be fertilized one last timebefore spring. This last fertilization willhelp boost the photosynthesis rate of theturf, and build carbohydrate reserves inthe plant to help lawns green up in thespring. Late fertilization can also helpincrease the lawn’s winter hardiness, rootgrowth and desirable, moderate shootgrowth in the spring.
Apply 1 to 1 ½ pounds of actual nitrogenper 1000 square feet of area to the lawn.Remember to look on the fertilizer label toensure than at least a full pound of nitro-gen is applied, not a pound of total fertil-izer. Soluble fertilizers that contain ureaor ammonium sulfate are desired in thisapplication to help ensure that turf isreceiving the nitrogen it needs as soon aspossible. Avoid using slow-release, orwater insoluble fertilizer.
