The residential real estate market in Hoboken and Downtown Jersey City closed out 2015 continuing the upward trend in sales activity and pricing we have seen over the last 4 years. Since 2011, condo prices have increased 38% (9.5% per year) in Hoboken and 49% Downtown Jer-sey City (12.4% per year). Over the 2nd half of 2015, inventory remained at all-time low levels with only 1 to 1.5 months of supply. Strong de-mand resulted in widespread competition for all property types and multiple bids were commonplace resulting a fast paced market with an average selling price very close to asking (46% of condos sold within 2 weeks on the market). In Hoboken, average condo prices were up 15.1% ($706k) and the average price per SF was up 9.9% ($660/SF), from the 2nd half of 2014. Properties sold 21% faster than last year, going into contract after an average of 26 days on the market. In the 2nd half of 2015, the volume of condo listings was up 7.3%, there were 4.5% more contracts written but 11 less closings. In Downtown Jersey City pricing was up 18.5% ($730k) and the average price per SF was up 13.1% ($692/SF), only the 2nd time both numbers exceeded those of Hoboken. The volume of closings in Jersey City surged with 24.4% more sales volume and 5% more than a year ago. Jersey City’s low inventory situation didn’t get any better with 16.3% less properties listed in the 2nd half of the year and with less properties for sale, there were 9.1% less contracts written. Townhome markets in both Hoboken and Jersey City were very active in the 2nd half of the year with 67% more closings in Hoboken (50 vs 30) and 22.9% more closings in Downtown Jersey City (43 vs 35). Average sales prices were up 21.9% in Jersey City and down 1.5% in Hobo-ken due to an increase of activity at lower price points. Average days on the market for townhomes in Hoboken and Jersey City were 38 and 32 days, respectively. Since 2011, average townhome prices have increased 56% in Hoboken and 77% in Downtown Jersey City setting all-time record highs in both neighborhoods. In 2016 we anticipate prices will return to more modest appreciation levels of 0 to 4% due to instability in the world financial markets. We do not foresee real estate prices declining in 2016 due to the ultra-low inventory levels and buyers seeking shelter in real estate in order to weather the storm in the stock market. Although there will be a significant amount of new construction development underway, especially in Downtown Jersey City, inventory will remain low as the vast majority of the buildings are rental apartments and not for-sale condomini-ums. The record sales prices in Brooklyn will continue to help push up values in Hoboken and Jersey City as the current average Brooklyn pric-es are still 80% above the Hoboken/Jersey City prices. The Fed increased interest rates by 0.25% in late 2015. This change had a minimal im-pact on mortgage rates and the current stock market turmoil has kept mortgage interest rates low which may help to spur demand as buyers push to lock in low rates before they move higher. Plummeting oil prices, trouble in China and the worst start to a new year in Wall Street his-tory are strong headwinds which will hinder appreciation in 2016 and create more balance to the market than we have seen in a few years.
