    Mold Remediation Procedures

    Mold remediation and decontamination are based on five

    principles:

    Protect the health of occupants and workers

    Document conditions and work

    Control source of contamination

    Fix the moisture problemA variety of methods are available to remediate damage tobuildings and furnishings caused by moisture-control problemsand mold. The procedures selected depend on the size of themoldy area and the type of contaminated materials. Budget mayalso be a concern. The methods presented in this section outlineone approach; some professionals may prefer to use othermethods. If possible, remediation activities should be scheduledduring off-hours, when building occupants are less likely to beaffected.First thing The water leak or source should be fixed or removed.

    Cleanup methods may include:

    Wet VacuumWet, or water-extraction, vacuums are designed to collect water.They can be used to remove water that has accumulated onfloors, carpets, and hard surfaces. Wet vacuums should be usedonly when materials are still wet, otherwise they may spreadmold spores. Wet vacuums alone will not dry carpets. Wetcarpets must be pulled up and dried, then reinstalled. The carpetpadding also must be dried. The tanks, hoses, and attachmentsof wet vacuums should be thoroughly cleaned and dried after usebecause mold and mold spores may stick to their surfaces.

    Damp WipeMold can generally be removed from hard surfaces by wiping orscrubbing with water and Moldstat. Always follow the cleaning

    instructions on product labels. Surfaces cleaned by damp wipingshould be dried quickly and thoroughly to discourage furthermold growth. Porous materials that are wet and have moldgrowing on them may have to be discarded. Because mold willinfiltrate porous substances and grow on or fill in empty spacesor crevices, completely removing mold can be difficult, if notimpossible. Mold can also cause staining and other cosmeticdamage.

    HEPA VacuumHigh-Efficiency Particulate Air (HEPA) vacuums are recommendedfor the final clean up of remediation areas after materials havebeen thoroughly dried and contaminated materials have beenremoved. HEPA vacuums are also recommended for cleaning up

    Throw Away Damaged MaterialsMold-contaminated building materials that cannot be salvagedshould be double-bagged in 6-mil or thicker polyethylene bags.The bagged materials usually can be discarded as ordinaryconstruction waste. Packaging mold-contaminated materials insealed bags before removing them from the containment area is

    important to minimize the spread of mold spores throughout thebuilding. Large items that have heavy mold growth should becovered with polyethylene sheeting and sealed with duct tapebefore being removed from the containment area.5 Step For Chemical ProcedureSTEP ONE:

    A contaminated area can be contained with a single layer of

    polyethylene sheeting and duct tape.

    A slit should be made for entry.

    A respirator, gloves, and goggles

    should be used for protection.

    STEP TW O:

    A Hepa Vacuums should be used to remove water and dry non-

    replaceable or reusable materials.

    All removed materials should be disposed according to state law.

    STEP THREE: Peroxy Kling should be used to decontaminate Apply peroxy

    kling directy on mold and mildew. Allow Product to remain on

    treated area for 3-5 minutes. Rinse or whip Peroxy Kling off. For

    Heavily Contaminated Areas light scrubbing may be required.

    Allow area to dry before proceeding to the next step.

    STEP FOUR: Apply Moldstat Plus with a pump sprayer apply a level coat of

    solution, 6 -8 inches away from surface. Rub with a brush, sponge

    or cloth. Do not breathe spray mist.

    STEP FI VE:Mold Resistant

    Coating and Encapsulator

    Pump spray the Encapuslator on all areas around and on the

    affect area. This Encapsulator is a EPA registered fungicide that

    is UV resistant and ready to use. This prevents water and mold

    from penetrating new and old materials. Contains a vanishing

    tracer dye to indicate coverage.

    Throw Away Damaged MaterialsMold-contaminated building materials that cannot be salvagedshould be double-bagged in 6-mil or thicker polyethylene bags.The bagged materials usually can be discarded as ordinaryconstruction waste. Packaging mold-contaminated materials insealed bags before removing them from the containment area is

    important to minimize the spread of mold spores throughout thebuilding. Large items that have heavy mold growth should becovered with polyethylene sheeting and sealed with duct tapebefore being removed from the containment area.5 Step For Chemical ProcedureSTEP ONE:

    A contaminated area can be contained with a single layer of

    polyethylene sheeting and duct tape.

    A slit should be made for entry.

    A respirator, gloves, and goggles

    should be used for protection.

    STEP TW O:

    A Hepa Vacuums should be used to remove water and dry non-

    replaceable or reusable materials.

    All removed materials should be disposed according to state law.

    STEP THREE: Peroxy Kling should be used to decontaminate Apply peroxy

    kling directy on mold and mildew. Allow Product to remain on

    treated area for 3-5 minutes. Rinse or whip Peroxy Kling off. For

    Heavily Contaminated Areas light scrubbing may be required.

    Allow area to dry before proceeding to the next step.

    STEP FOUR: Apply Moldstat Plus with a pump sprayer apply a level coat of

    solution, 6 -8 inches away from surface. Rub with a brush, sponge

    or cloth. Do not breathe spray mist.

    STEP FI VE:Mold Resistant

    Coating and Encapsulator

    Pump spray the Encapuslator on all areas around and on the

    affect area. This Encapsulator is a EPA registered fungicide that

    is UV resistant and ready to use. This prevents water and mold

    from penetrating new and old materials. Contains a vanishing

    tracer dye to indicate coverage.

    All molds have the potential to cause health effects. Moldsproduce allergens, irritants, and in some cases, toxins that maycause reactions in humans. The types and severity of symptomsdepend, in part, on the types of mold present, the extent of anindividual's exposure, the ages of the individuals, and theirexisting sensitivities or allergies.Research on mold and health effects is ongoing. This list is notintended to be all-inclusive.

    The health effects listed above are well documented in humans.Evidence for other health effects in humans is less substantialand is primarily based on case reports or occupational studies.

    Specific reactions to mold growth can include the following:

    Inhaling or touching mold or mold spores may causeallergic reactions in sensitive individuals. Allergic reactionsto mold are common - these reactions can be immediateor delayed. Allergic responses include hay fever-typesymptoms, such as sneezing, runny nose, red eyes, andskin rash (dermatitis). Mold spores and fragments canproduce allergic reactions in sensitive individualsregardless of whether the mold is dead or alive. Repeatedor single exposure to mold or mold spores may causepreviously non-sensitive individuals to become sensitive.Repeated exposure has the potential to increasesensitivity.

    Molds can trigger asthma attacks in persons who areallergic (sensitized) to molds. The irritants produced bymolds may also worsen asthma in non-allergic (non-sensitized) people.

    Molds can produce toxic substances called mycotoxins. Somemycotoxins cling to the surface of mold spores; others may befound within spores. More than 200 mycotoxins have beenidentified from common molds, and many more remain to be

    identified. Some of the molds that are known to producemycotoxins are commonly found in moisture-damaged buildings.Exposure pathways for mycotoxins can include inhalation,ingestion, or skin contact. Although some mycotoxins are wellknown to affect humans and have been shown to be responsiblefor human health effects, for many mycotoxins, little informationis available.

    Aflatoxin B1 is perhaps the most well known and studied

    mycotoxin. It can be produced by the molds Aspergillus flavu sand Aspergillus par asiticusand is one of the most potentcarcinogens known. Ingestion of aflatoxin B1 can cause liver

    cancer. There is also some evidence that inhalation of aflatoxinB1 can cause lung cancer. Aflatoxin B1 has been found on

    contaminated grains, peanuts, and other human and animalfoodstuffs. However, Aspergillus flavusandAspergillus par asiticusare not commonly found on building materials or in indoorenvironments.

    Much of the information on the human health effects of inhalationexposure to mycotoxins comes from studies done in theworkplace and some case studies or case reports.* Manysymptoms and human health effects attributed to inhalation ofmycotoxins have been reported including: mucous membraneirritation, skin rash, nausea, immune system suppression, acuteor chronic liver damage, acute or chronic central nervous systemdamage, endocrine effects, and cancer. More studies are neededto get a clear picture of the health effects related to mostmycotoxins. However, it is clearly prudent to avoid exposure tomolds and mycotoxins.

    Some molds can produce several toxins, and some moldsproduce mycotoxins only under certain environmental conditions.The presence of mold in a building does not necessarily meanthat mycotoxins are present or that they are present in largequantities.

    Some molds, such as Aspergillus ver sicolorandStachybotrys atra (chartarum) , are known to producepotent toxins under certain circumstances. Althoughsome mycotoxins are well known to affect humans andhave been shown to be responsible for human healtheffects, for many mycotoxins, little information isavailable, and in some cases research is ongoing. Forexample, some strains ofStachybotrys atr acan produceone or more potent toxins. In addition, preliminary

    reports from an investigation of an outbreak ofpulmonary hemorrhage in infants suggested anassociation between pulmonary hemorrhage andexposure to Stachybotrys chartarum. Review of theevidence of this association at CDC resulted in an apublished clarification stating that such an associationwas not established. Research on the possible causes ofpulmonary hemorrhage in infants continues. Consultthe Centers for Disease Control and Prevention (CDC)for more information on pulmonary hemorrhage ininfants.

    To dry ca rpe t and back ing within 48 hours, remove water witha wet vacuum, pull the carpet and pad off the floor, and drythem using a fan to blow air over them. A dehumidifier can beused to reduce the humidity in the room where the carpet andbacking are drying, while fans can be used to accelerate thedrying process.

    Water can be removed from concre te o r c inde r b lock surfaceswith a water-extraction vacuum. The drying also can beaccelerated by using dehumidifiers, fans, and heaters.

    Hard su r face f loo r ing ( such as l i no leum , ce ram ic t i l e , andv i n y l ) should be vacuumed or damp wiped with Moldstat:, andallowed to dry. They should be scrubbed clean, if necessary. Ifthe under-flooring is wet, it should be dried using a vacuum or byexposing it to the air.

    Non-po rous , ha rd su r faces such as p las t i cs and m e t a lsshould be vacuumed or damp wiped with water and Moldstat:,then allowed to dry. Scrubbing may be necessary to thoroughlyclean the surfaces.

    Water should be removed from u p h o l st e r e d f u r n i t u r e with awater-extraction vacuum. Fans, dehumidifiers, and heaters maybe used to accelerate the drying process. Completely dryingupholstered furniture within 48 hours may be difficult, so if thepiece is valuable, you may consider consulting a restoration orwater-damage professional who specializes in furniture.

    Dryw a l l , a l so know n as gypsum boa rd o r gypsumw a l l b o a r d , may be dried in place if there is no obvious swellingand the seams are intact. Otherwise, removal is necessary. The

    wall cavity is the most difficult area to dry, and it should beventilated if drywall is left to dry in place. (Drywall is not madeout of boards of wood; traditionally, drywall is made of themineral gypsum with a layer of heavy paper on the outside andinside. Commercial gypsum boards and drywall are also availablewith a variety of outside layers and coatings. According to the U.S. Geological Survey, a typical new home contains more than 7metric tons of gypsum.)

    To clean water-damaged w i n d o w d r a p es, follow themanufacturer's laundering or cleaning instructions.

    To clean w ooden su r faces, remove moisture immediately anduse dehumidifiers, fans, and gentle heat to dry them. (Be verycareful when applying heat to hardwood floors.) Treated orf in i shed w ood su r faces can be cleaned with mild detergent and

    To dry ca rpe t and back ing within 48 hours, remove water witha wet vacuum, pull the carpet and pad off the floor, and drythem using a fan to blow air over them. A dehumidifier can beused to reduce the humidity in the room where the carpet andbacking are drying, while fans can be used to accelerate thedrying process.

    Molds are organisms that may be found indoors and outdoors.They are part of the natural environment and play an importantrole in the environment by breaking down and digesting organicmaterial, such as dead leaves. Also called fungi or mildew, moldsare neither plants nor animals; they are part of the kingdomFungi.Molds can multiply by producing microscopic spores (2 - 100

    microns [m] in diameter), similar to the seeds produced byplants. Many spores are so small they easily float through the airand can be carried for great distances by even the gentlestbreezes. The number of mold spores suspended in indoor andoutdoor air fluctuates from season to season, day to day, andeven hour to hour.
