INTRODUCTIONWelcome to the University of Miami School of Law Housing & Relocation Guide!

Moving to a new city or a big city like Miami may seem daunting, but this Guide will make your transition into Miami Law a smooth one.

The Office of Student Recruitment has published this Guide to help orient incoming students to their new city. The information provided in this publication has been gathered from numer-ous sources, including surveys completed by current law students.

This information is compiled for your convenience but is by no means exhaustive. We are not affiliated with, nor do we endorse any property, organization or real estate agent/office listed in the Guide. Features listed are provided by the property agents. We strongly suggest you call in advance to schedule an appointment or gather more information, before visiting the properties. Please note that most rental prices and facilities have been updated for 2015, but the properties reserve the right to adjust rates at any time. Once you have selected an area to live in, it is wise to examine several possibilities to compare prices and quality.

Housing Day - Saturday, April 9th, 2016 Each year, Miami Law hosts this event so you can meet with current students, realtors, and other admitted students, and also take a short tour of Coral Gables, Coconut Grove, and South Miami. TIPS FOR A SUCCESSFUL SEARCH• KNOW WHO IS LEASING YOU THE APARTMENTMany of the complexes listed in our guide are, in fact, condominiums. As such, you may be renting your apartment from a private owner as opposed to a property manager. Please make sure to read over our Tips for Avoiding Scams section for more information.

• KNOW WHO TO CONTACT IF THERE ARE ANY PROBLEMSWhen signing a lease, make sure you know who the contact person is in case a problem arises (bro-ken appliances, parking, utilities, common area issues, etc.). Your point of contact may be the owner, realtor or a management office.

• START YOUR SEARCH EARLYPrices fluctuate with market and demand changes, and tend to go up right before the start of the school year. You are advised to start looking early with negotiations typically beginning before your lease is to begin. If possible, it is wise to visit the property and surrounding areas in person, 30-45 days before signing a lease.

• BE AWARE OF THE UP FRONT COSTSIt is common for application fees, pet deposits and 3 months rent be due at the time of the lease signing: first month’s rent, last month’s rent, and a one-month security deposit.

• ASK QUESTIONS AND NEGOTIATESome condo units will include cable, internet, and water, but make sure to discuss this during your negotiations. Ask about the pet policy. There are many condo associations that allow owners to have pets, but not renters. Big complexes and communities advertise their move-in specials, but the own-ers of private units and buildings do not. There may be ocassions where you can negotiate terms and upfront costs.

TIPS FOR AVOIDING SCAMS• DO YOUR DUE DILIGENCEIf you do not use a realtor, reduce your risk of becoming a scam or foreclosure victim by doing a little reading, investigating and research. If you cannot secure a place in Miami in person, before sending any money you may want to ask for verifiable employment information or their photo ID. Also, these days, many people have a social media account, so look them up.• DEAL WITH QUALIFIED REAL ESTATE PROFESSIONALSThose on our list are recommended by students or have participated in one of our housing events. TIPS FOR MANAGING YOUR BUDGETIf you are dependant on STUDENT LOANS for law school…

• KNOW HOW MUCH YOU ARE GETTING AND HOW MUCH YOU ARE PAYINGLoan amounts are based on the numbers at the following Cost of Attendance link: http://law.miami.edu/financial-aid/cost-of-attendance.php. Once tuition has been paid, the remaining balance will have to cover all other expenses for the semester: books, rent, food, car, insurance, gas, utilities, phone, etc.

• KNOW HOW LONG YOUR MONEY NEEDS TO LASTLoan disbursements are made at the beginning of the fall and spring semesters, and if applicable, at the beginning of the summer semester.

TIPS FOR FINDING A ROOMMATE• PARTICIPATE IN THE ROOMMATE REFERRAL SERVICEThe Office of Student Recruitment offers a roommate referral service to help law students find roommates. Students wishing to be included should complete a questionnaire that indicates their roommate preferences. The list will be sent to everyone who signed up in late-April their housing plans are finalized, so they be removed from the list. • ACCESS THE UM OFF-CAMPUS HOUSING DATABASE Only known to current and former UM students and staff (and the people they tell), this database makes it easy to find/post rooms/apartments for rent, as well as find roommates. TIPS FOR GETTING AROUND

GET TO KNOW THE STREETS

In most of Metropolitan Miami:• Streets are numbered and run East to West (and so do Drives and Boulevards)• Avenues are numbered and run North to South (and so do Courts, Roads and Places)• Most of the main streets have both a number and a name (i.e., 57th Ave. is also known as Red Rd.). You’ll have to memorize those; there’s no way around it.

In the City of Coral Gables:• Streets and Avenues have names, not numbers, so you’ll either need a good memory or find someone helpful to give you directions when you get turned around. Note: When look ing for a street sign in most parts of the Gables, look down, not up. Street names are carved in white stone slabs on the ground.

GET TO KNOW THE 7 MAIN EXPRESSWAYS

• I-95: This is the main interstate connecting the East Coast of the United States. I-95 ends in Miami, just south of downtown, where it merges with U.S. 1/S. Dixie Highway. The distance between the merge and UM’s main entrance (Stanford Dr.) is about 4.5 miles.

• U.S. 1/S. Dixie Highway: South Dixie Hwy is the main “strip” in front of the University. This is also the highway that connects the mainland to the Florida Keys.

• Route 836/Dolphin Expressway: This is the main East-West thoroughfare connecting the Florida Turnpike to I-95.

• Route 826/Palmetto Expressway: This is the main artery connecting the North to the South. It eventually connects to I-95 at an area called the Golden Glades Interchange.

• The Florida Turnpike: This toll road extends as far north as Orlando, and as far south as Homestead. It also connects with U.S. 1/S. Dixie Hwy. The Turnpike is a good road to use if you are traveling west of the city. If you want speedy access through the toll system, you should consider purchasing a Sunpass toll device.

• Route 878/Snapper Creek Expressway: This toll road connects U.S. 1 to 874. This is a handy short cut if you’re traveling to the University from West Kendall.

• Route 874: This toll road connects the Palmetto Expressway to the Florida Turnpike. It is a handy freeway for those who live in South Dade County.

AVOID TRAFFIC

To avoid wasting time in traffic and to increase your chances of finding a spot in the Law School parking lot, it is suggested that you leave early and stay late (the Law Library opens at 7 a.m. on weekdays). Morning Rush Hour: Between 7:00 am and 9:00 am, there will be traffic on every street/road/highway that is headed in the direction of downtown Miami (NE of campus). Evening Rush Hour: Between 4:00 and 7:00 pm, there will be traffic on every street/road/highway that is headed away from downtown Miami.

GET A SUNPASS FOR EXPRESS LANES AND TOLLS

I-95 offers an express lane available only to Sunpass users and registered car pools. You can purchase a portable Sunpass transponder for $25.00 plus tax. You can also purchase a permanent mini-tran-sponder with a rebate of $4.99 in toll credit for $4.99 plus tax. Contact the Sunpass at 1-888-865-5352 or https://www.sunpass.com/indexNoMobile . Sunpass transponder can also be purchased at local grocery stores, such as Publix, CVS, or Walgreens.

GET TO KNOW THE PUBLIC TRANSPORTATION

The City of Miami is somewhat spread out; therefore, having a car will make things easier overall. If owning a car is not an option, live as close to campus as possible (walking or biking distance), other-wise choose a place on one of Miami’s Transit routes. http://www.miamidade.gov/transit/

Miami Metrorail: The Metrorail is an efficient and reliable source of transportation to campus from several housing districts in Miami. Some students use the Metrorail to get to and from campus. Miami-Dade County's elevated, rapid-transit system stretches for 22-miles: from Kendall, through South Miami, Coral Gables, and downtown Miami; to the Civic Center/Jackson Memorial Hospital area; to the Miami International Airport; and to Brownsville, Liberty City, Hialeah, and Medley in northwest Miami-Dade, with connections to Broward and Palm Beach counties at the Tri-Rail/Metrorail transfer station. There are some apartment options that make the Metrorail an option for getting to/from the campus; however, students who plan to come/go late at night typically prefer to drive. Additionally, there are Metrorail stations, spaced approximately one-mile apart, providing easy access for bus riders, pedestrians, and passengers who are dropped off and picked up. Parking is available at 19 Metrorail stations.

SOUTH MIAMI/ SUNSET PLACE (Zip Codes: 33143 & 33155)South Miami is located within a few blocks from University of Miami campus. South Miami strad-dles U.S. 1 and is bordered by 62nd Avenue to the west and by 57th Avenue (Red Road) to the east. Red Road is also the University of Miami’s west border. South Miami has many small apartment complexes and smaller two bedroom homes for rent. Sunset Place, a mall with shops, restaurants and a movie theatre, is just five minutes away at the intersection of Red Road and U.S. 1. South Mi-ami is a popular place for students to live.

CORAL GABLES/ MIRACLE MILE/COCONUT GROVE (Zip Codes: 33133, 33134, 33145, 33146)The City of Coral Gables, home of the University of Miami, is a beautiful residential and busi-ness district. Considered Miami’s second financial district, Coral Gables is located 6 miles south of Miami International Airport and 6 miles southwest of downtown Miami. Rentals in Coral Gables include single-family homes, duplexes, quadruplexes, and low-rise apartment buildings, as well as many tall condominium buildings in downtown Gables. This ensures that you will find units at every price—you just have to look. Also, every building and/or landlord has different restrictions regarding pets in the units, so if you own a pet, ask about the restrictions. WARNING: the city of Coral Gables has strict city ordinances and we advise everyone to review them before leasing a home in the area.

KENDALL/ DADELAND (Zip Codes: 33143, 33156, 33173)Kendall, an area developed in the late 1970s and early 1980s, is primarily composed of apartment complexes, condominiums, and mid-priced family communities. Kendall’s focal point has been Dadeland Mall, the second busiest shopping complex in North America. Kendall residents include many young families, professionals and students. Non-rush hour commute time averages 15 min-utes from East Kendall and 20-25 minutes from West Kendall. Keep in mind that traffic congestion can double these times. Kendall Drive is bordered on the East by U.S. 1 and on the West by the Florida Turnpike.

BRICKELL/ THE ROADS (Zip Codes: 33129, 33130, 33131)Brickell Avenue, often referred to as the “Wall Street of the South,” is home to Miami’s international banking and business center, and has emerged as the epicenter for luxury condominiums. Just south of the Miami River, Brickell is close to 6 miles from the UM Law School and a 15-20 minute drive to campus when there is little traffic (though expect that to double during the height of rush hour). Brickell Avenue also features numerous law firms, as well as fine dining, night life, and secured neighborhood that residents have come to expect. Brickell is also loaded with Metro Stations to take you around town, including stops to the University of Miami Campus.

DOWNTOWN MIAMI (Zip Codes: 33130, 33131, 33132)Downtown Miami is just north of the Miami River and Brickell. Condominiums featured in this housing guide are 6 miles from the University of Miami Law School and are approximately 20 minutes away from the campus during non-rush hour periods. The Government Center station on the Metrorail line in Downtown is only 5 stops and about 15-20 minutes from the University station near campus. The condominiums in Downtown Miami featured in the Guide are within close prox-imity to the 11th Circuit Court House, Brickell, Mary-Brickell Village, and Bayside Mall.

POPULAR NEIGHBORHOODS & ZIP CODESThe neighborhoods closest to the law school are South Miami, Coral Gables, and the Kendall/Dad-eland area. Brickell and the downtown Miami area are farther away but the commute is opposite the flow of traffic. The commute from the Kendall/Dadeland area would be WITH the flow of traffic, which may increase commute time. Pictured below is a map with popular landmarks/areas in Miami in relation to the University of Miami. Popular areas to live (from north to south) are: Brickell; Mid-Town; Coconut Grove; Merrick Park; South Miami; Dadeland; and Kendall.
