Built in 1926, this majestic home-stead was designed and con-structed by noteworthy architects, Heathcote Helmore and Henry Cotterill. Helmore and Cotterill had a liberal approach toward style, often incorporating Spanish Mis-sion and Modern Movement into their repertoire. They were the first New Zealand architects to promote a form of timber building

which drew heavily on 18th centu-ry American domestic designs.

The Four Peaks Homestead drew inspiration from a more traditional template for the era, in a classical English Neo-Georgian, Cape Cod design. It was built for the Bark-er Family, Michael Barker’s great uncle.

Resplendent in country charm, Four Peaks Homestead captures the essence of a bygone era. Currently listed with local Mike Preston of Bayleys Canterbury, we take an inside look at this luxury homestead.

The homestead was cherished by a string of prominent families, who hosted opulent celebrations on the grounds.

Between 2002 and 2007, the homestead operated successfully as a luxury lodge, before it was purchased in November 2009 by Michael Frawley and Kathrine Hughes.

Michael and Kathrine spent the first 12 months restoring the homestead to its former splen-dour. The transformation revi-talised the interior from a five star lodge, to a grand European country homestead.

A uniquely private, peaceful and romantic retreat, Four Peaks Homestead is set on 15.7 hec-tares, bounded by the Hae Hae Te Moana River, near the quaint township of Woodbury.

First impressions are mesmer-ising as you enter the heritage gates onto the pebbled drive-way, through a canopy of Linden trees. Through the clearing, the majestic homestead is fronted by an extensive lawn and gazebo, surrounded by a mature garden of rhododendrons and magnolias.

A formal garden displays elegant roses with box hedging, while a native garden dell includes a private bush walk past kauri, rimu, totara, kowhai and silver fern trees, as well as a grove of hundreds of Peel Forest filies. Strolling amongst the gardens laden with cold climate flora is a rewarding treat for nature lovers.

The unspoilt beauty of the rug-ged mountains, the fresh alpine air and the ataraxia of the life-style. It is a place to relax, unwind and simply breathe.

The garden was designed to pro-

vide an ever-changing tapestry of colour and fragrance year-round. rhododendrons, hydrangeas, da odils, rosemary, lavender and roses bloom with the changing seasons, and attracts delightful birdlife, from native wood pi-geons to fantails.

Warm summer days and comfort-able fresh nights make outdoor entertaining appealing. As the sun sets and the valley vividly changes in colour, the sun makes way for brilliant stars, which shine with brilliance away from the lights of town. It’s not uncom-mon to see the spectacular light display of Aurora Australis from the lawn. Awash with moonlight, the gardens take on a magical beauty.

During winter, the homestead is transformed into a winter won-derland, with the snow-laden Four Peaks mountain range. The homestead itself enjoys a micro climate, where snowflakes don’t often settle, but the views of swirling ethereal mist across the land are enchanting.

A black barn on the grounds comprises of three lockable storage bays, while an outbuild-ing provides more storage and a wood shed. The original house, constructed possibly in the 1880s, can also be found on the grounds, preserving the heritage of the estate.The property is deer fenced,

A pergola can often be freestand-ing, situated in the back of a yard, or as a central focal piece. They can be an area used for outdoor entertaining, but serve mostly an ornamental function. They are usually constructed from wood, adding natural aesthetic appeal.

A pergola can be attached to a home, and often a patio and a pergola can be combined. The pergola section will usually be open, with climbing plants growing over the beams, and is an e ective way to showcase a garden at the end of a patio.

The word Verandah comes from India, and is translated as a place that leads outdoors. Where a pa-tio is usually a spacious entertain-ing area, a verandah is a long and

narrow structure, which can be located around a large proportion of the home.

The deep blue was once sourced from the indigo plant in India. The dye was imported into Europe as early as the Greco-Roman era and was extremely expensive. The dye held its colour well, so it was worn by the wealthy.

It developed a symbolic reference to power, importance and wealth, so much so that during the Eliz-abethan era, as decreed by the English Sumptuary Laws, only royalty, nobility and members of

the council were authorised to wear the colour.

Hence the reference to royal blue, the obvious connotation that only royalty could wear the rich colour.

Indigo has remained a fashion and design favourite throughout the centuries, because it works well against a spectrum of col-ours. Deep dark tones along with some graded tones are the col-

It evokes a seriousness, from mili-tary references and tradition, and represents strength. While it is a masculine colour, when paired with white it quickly represents innocence. Indigo and white stripes instantly feel maritime, and the Duchess of Cambridge often opts for this colour palette when she is yachting.Indigo is commonly displayed in kitchens, with rich blue and

Sunscreen roller blinds make a definite di erence in your com-fort during the heat of summer by cutting down glare and heat. It protects your carpet, furnishings and artworks without completely blocking your views. Sunscreen fabrics are especially e¦cient at filtering visible light and UV rays (up to 97%), thus increasing inte-rior comfort and reducing reflec-tions and glare on televisions or computer screens.

They deliver excellent protection against fading of furniture, floor-ing and appliances. Sunscreen fabrics can filter heat coming from the sun which in turns saves energy, by reducing air condition-ing costs and improves interior

comfort by maintaining lower temperatures.

The transparency of sunscreen blinds are a ected by the colour that you chose. Contrary to what you may automatically think, the darker the fabric the more you will see through the blind. The lighter the colour, the less. This is due to the sunlight reflecting o  the lighter colours and mak-ing the holes in the weave seem smaller.

COOL AS CONCRETE

No longer is concrete only for your foundation and floors. Concrete countertops fit well into an industrial chic or modern style palette and is considered an edgier choice than traditional options. It can be cast into unique shapes, and can be coloured to your desire. It can even include colourful stones and other materials, set in to the concrete for a unique focal point.

Like marble, concrete is porous, so can absorb liquid and stain without on-going sealing.

ENGINEERED STONE

Otherwise referred to as quartz, engineered stone is composed of natural quartz mixed with resin. Some brands are nonporous, heat and scratch resistant, and sturdy, making them virtually maintenance-free. As an engineered product, it is available in a spectrum of colours.

Times have changed since our parents bought an oven. Back then it was simple. You chose between gas or electric, and you accepted the colour would be white enamel. Simple.

This is due to events such as the Global Financial Crisis (GFC) felt from 2008, along with residential lending restrictions introduced in October 2013 by the Reserve Bank on high Loan-Value-Ratio residential mortgage lending. As a Mortgage Adviser, working actively in the market with New Zealand’s widest range of lenders, market knowledge on varying bank lending criteria, interest rates and fees can add significant value to borrowers.

With a focus on buying a new home, here are eight steps to a property purchase:

Planning what type of property you want and having a rough idea of what it’s likely to cost, means you can set yourself a target for the level of deposit. If your deposit is less than 20%, you may need to pay Lenders Mortgage Insurance – or you may incur a Low Equity Premium on your interest rate. Be sure to factor this in.

Before you start actively looking for a property, it’s worth speaking with a mortgage adviser. They’ll give you an accurate assessment of your borrowing capacity and determine your eligibility. Due to di erent assessment criteria for each lender, your adviser can provide guidance on where your goals are more likely to be met.

Looking for a house is always more time consuming than you expect, so schedule plenty of weekend time to attend open homes. Once you’ve found a place you like, make sure you ask your adviser about organising a valuation and if necessary, a building and LIM report.

Your adviser will sort out formal approval, by supplying or re-submitting documents to your chosen lender. During a ‘cooling o  period’ the lender will value the property, process your application and make a final credit assessment. Your adviser will confirm your formal approval and send you documents to be reviewed (with your legal adviser) and signed.

5.Close the deal: The dates of settlement will probably have been agreed before the sale. The lenders and legal representatives from both sides will now organise the exchange of money and title. On the day of settlement you can collect your keys!

7.You’re ready to settle:

Quality Product

The two main components of a Solar PV system are panels and the inverter. The Panels generate the DC electricity and the Invert-er converts it into AC electricity which we use in the home.

The things to look for when pur-chasing, are quality panels and a quality inverter. In order to se-lect the right panels it is recom-mended to go with a well known manufacturer. The reason for this is simple, it gives you confidence that the warranty will be hon-oured if required.

Every manufacturer gives the same 25 year performance war-ranty but who stands behind it is the important part. If you hear the line “they are made in China

but the head o¦ce is in Germa-ny,” be wary.

The other thing to look for with panels is monocrystalline. The two most commercialised panels are polycrystalline and monocrys-talline and simply put monocrys-talline is a purer form of silicon so is a more e¦cient panel. Anyone selling a polycrystalline panel will tell you there is no di erence but it is generally around a 2% loss of e¦ciency which is substantial on a Solar PV system.

Inverters are also a very impor-tant part of the system and it is the usual you get what you pay for scenario. There is currently a very good NZ made product available but there are also sever-al very high quality inverters be-ing imported into New Zealand.

Installation

Only a few weeks ago I spotted some solar panels facing south, this would be perfect if we were in the Northern Hemisphere. This is why you need to ensure when you purchase a Solar PV system your installer knows what they are doing. Orientation and angle can be flexible on smaller systems without e ecting over-all performance greatly but it is ideal to have an element of north facing if possible. There is no formal qualification

for installation in New Zealand yet, but your installer does need to be a qualified electrician and it would be ideal if they have al-ready installed a large number of systems or have a relevant over-seas qualification.
