Why We Publish This Book

O A C Q U I R E a ho me is one of the most important invest

ments of a lifetime. For mos t people, it is indeed, their

biggest investment an d happiest achievement. It is one

of the fundamental need s of hu ma ni ty — to possess a ho me .

A n d so, there is infinite pleasure, w h e n w e finally come to put

d o w n on paper all the ideas -we have accumulated through the years

for our ideal home . . . . the sizes of the rooms, their shapes, their

relation to one another, the outside appearance of the house . . . .

But now an important decision must be made .... of what material

upkeep cost, and it must be weather-proof, vermin-proof, borer and

white ant-proof.

And so our thoughts turn naturally to brick—the one building

medium that ills ll these qualifications. Y o u perhaps have formed

the impression that a brick hom e, how eve r desirable, woul d cost too

m u c h for the money you have at your disposal and that you mus t

content yourself with something less substantial.

But this is quite wrong—an idea left over from the days when

timber wa s very cheap and abundant, and w he n brick-making wa s

less developed in Queensland. In fact, w e think this book will upset

all your cost conceptions of brick: y ou will find that brick costs very

little more in the irst nstance, and w h e n such items as re-painting,

insurance, depreciation, repairs and its real asset value to y ou are

taken into consideration, y ou will realise that brick actually costs

considerably less than any other building material.

Apart from explaining the advantages of brick, it is hoped that this

book will give home-builders a great deal of practical help in the

preparation of their plans.

All the illustrations have be en carefully prepared by a leading Brisbane

architect, and are d ra w n to scale. T he estimated building costs offer

Savings in PaintBrick walls need no painting, cleaning or

other forms of maintenance at all—in fact,

they improve in appearance as they mellow

with age.

A timber house needs painting at least

every five years or it will commence to

decay all thefaster by the action of sun,

wind and rain.

That means you have toput aside a mini

m u m of£ 3 0 every ive ears for painting

alone—which is £6 a year, 10/ - a month,

or 2/6 a week added to all your regular

expenses.

Savings in General upkeepIn addition to painting, there are other

heavy maintenance costs in a house of

frame construction. You must constantly

watch for borers and white ants, or one

day y ou will discover that those solid look

ing piles or studs are merely hon ey - com bed

shells.

And every now and then you must be pre

pared for minor repairs and replacements—

a broken board here and there, w oo d en

steps that are beginning to w eaken, a sheet

of lining material has cracked . . . minor

expenses that mo un t up mu ch mor e heavily

than you ever realise until you've ow ned

a house in which timber plays the biggest

part. But brick wears indefinitely. Your

brick house will be even stronger twenty-

five years after it is built because brick

walls actually harden and toughen with

age.

Savings in Insurance

Every brick you put into the construction

of your h om e add s just somuch to its fire-

safety. Brick walls will not catch and

spread ire, nd are the one sure means of

checking it.

The insurance companies are guided by

facts d ra w n from long experience. T he y

know that a brick house is a safer ire isk

and consequently give you a substantial

reduction in insurance rates, both for yo ur

house and y our furniture. The insurance

rates for your brick house will be less than

one-third of those you would pay for atimber or other frame-type building. T ha t

is, approximately 2/- per £1 00 of insur

ance instead of 6/8. A saving that will

mount up considerably in a very f ew years.

Savings in DepreciationDepreciation, w hi ch is a separate item alto

gether from upkeep or maintenance, is

practically nil in a brick house. Whereas

no matter ho w much money you spend on

a timber or other trame-type building—

painting it and keeping it in repair—it will

depreciate heavily from the day the last

nail is driven, and the rate of depreciation

will quicken as the years pass.

Experts estimate that a timber house de

preciates from 2 ° 0 to . ° 0 in value every

year. This means that a house costing

£ 8 5 0 to build, wou ld , at the lowest

estimate ( 2 ° 0 ) depreciate £170 in 10

years.

O n the other hand, thesame authorities

state that there is no depreciation in a brick

house during the irst  years, and that

after that period depreciation takes place

at barely 1 % annually. Wh i c h means

that a similarly sized brick house, costing

approximately £1,00 0, w ou ld depreciate

nothing in the irst  years and, at the

most, £50 in ten years.

Thus, the timber house you spent £850 on

in the irst ase, w oul d (provided you kept

it painted regularly and in i r s t - c l a s s epair)

be worth at the most £6 80 atthe end of

10 years. Against this, the brick house

w hic h cost £1,000 in the irst ase, and

w hich w ould cost you very little for main'

tenance in theperiod, would be worth a

full £ 9 5 0 at the end of 10 years.

Looking at it another way—supposing you

obtained a building loan for 25 years, your

£ 8 5 0 timber house would be worth no

more than £42 5 by the time you had paid

it off, tosay nothing of thefact that it

would cost you atleast £150 for painting

alone in that time. As a matter offact,

very few inancial nstitutions will grant a

loan for as long as 25 years for the building

of a house of any other construction than

brick— th e usual limit for a timber house

is 1 5 years. Build ing authorities place the

total effective life ofa timber dwelling at

only 35 years, compared with a minimum

of 1 5 0 years for a brick house.

Brick— First Cost Only

Admittedly, a brick house will cost you a

little more in the irst ase than a less sub

stantial buil d ing— but acually not a great

deal m o r e — 1 5 % to2 0 % according to the

finish of the timber house. T his difference

is more than compensated forw h e n you

take into account maintenance savings, de

preciation, etc.—quite apart from the fact

T he low Heat-Conductivity of brick is most important in

our Queensland climate. Brick keeps out the heat in

S u m m e r and retains it in the Winter, contributing greatly to the

comfort and health of your family thereby.

N o matter h o w unmercifully the sun beats d o w n outside, it always

will be much cooler in a brick house than in a timber or other frame-

type building, because brick w alls, with their greater thickness an d

ventilated cavity construction, actually resist heat. F or the same

reason, your brick house will be w ar me r inside in the Winter.

r%m WEA T HER PROOFBrick is quite impervious to weather. A properly con

structed brick house is a dr y house no matter h o w

long heavy rains drive upon its walls. Brick con

struction is quite unaffected by the heaviest gales or tropical storms.

FIRE PRO OFHome builders should distinguish between brick, which

is F I R E - P R O O F , an d other building materials which are

merely F I R E - R E S I S T A N T . D o not be misled into sup

posing that so-called fire- resistant materials, whic h

merely do not burn, can be compared with brick which is the only

building material that is F I R E - P R O O F . In ires, ven stone, granite

and concrete, although unburnable, will crack and disintegrate, whilst

iron an d steel will w arp, twist an d even melt, bu t brick, subjected

already to tremendous heat in its manufacture, will be unharmed.

sponsible for man y millions of pounds damage to property

in Australia every year. T he y ca n cause incredible dam ag e to your

timber house before y ou are even aware of their presence. But Brick

is quite safe from their attacks. T h e more brick there is in t he con

struction of yo ur h om e, the less d am ag e can be done b y these parasites.

Mo reove r, brick is proof against timber's other great en e m y — d r y rot.

Brick is practically imperishable.

kind-—nor can they g na w into it. Qu ite apart from

the unpleasantness vermin create—they are disease carriers— and m a y

prove expensive in terms of doctor's fees.

on occasions, be able to enjoy the luxury of quiet. A n y

build ing less substantial in construction than brick, ts a

veritable sounding board for a radio, children's footsteps, people

Whatever w a y y o u look at it, a brick house is a sound investment.

Besides giving y ou all the advantages of the best type of home to live

in, a bnck house is a non-depreciating asset that y ou m a y sell to good

advantage or realise a very convenient loan upon, at a l ow rate of

interest, should y ou at any time need a substantial sum of cash

capital—money to finance your business, to give your children a better

education, to tide y ou over a difficult period.

Ea sily SoldWhilst the possibility might seem remote n o w , the time m a y come

w h e n y ou will need a larger house, or some other reason might prompty ou to move. In such cases, a brick h o m e is always easier to sell than

a house built of other materials. Its attractive appearance alone co m

ma nd s mo re favourable atten tion— and time's mellowing effect on

bn ck will ma ke it even better looking after 10 or 2 0 years than w he n

it w a s just built. People ha ve mor e confidence in a bnck house—they

k n ow it will never need the expensive repairs and renewals to which

an old timber house, for instance, will be constantly subject. In fact,

the time is coming whe n very few homes at all will be built of less

substantial materials than brick, an d w e confidently predict that the

time must co me w he n it will be almost impossible to sell such a house

at all, except at a ridiculous sacrifice price. But the deman d for brick

ho me s is gro w ing faster than ever before. Its popularity is not merely

a fashion—bnck is the o ne building material that has survived all

age s— bec aus e brick is the one med ium that fulfills every requirement

of the ideal build ing material.

Resale Va lues Much High erA typical exam ple q uoted on an earlier page sh ow s the deprecia

tion of a brick house to be £ 5 0 in 10 years as against £170 in a

timber house T hes e are not mere figures they represem the actual

values of brick and timber houses after a period of a tew years—the

mone y y ou w oul d receive if y ou sold yo ur house. But here again the

greater appearance value of brick plays an important part. It ha ;

been the experience of ma n y people after living in a brick house for

som e years, w he n time and weather have mellowed the walls and

greenery ha s played its part in softening its architectural lines, they

have actually been able to sell the house for appreciably more than it

originally cost, even tho ugh property values in the district have not

risen generally. A Brick House always sells well.

Higher Rental ValueO r y ou might not wish to sell, preferring to retain the property as

an income-producing asset. In w hich case, a brick house will bring

y ou higher rents an d will cosr less to keep in repair for tenants. T ha t

a brick house ha,- a higher rental value an d usually attracts a better

class of tenant, is confirmed by the experience of Real Estate m e n all

over Australia.

Higher Loan ValueFor the very same reasons that a bnck house has a higher selling

value, so will n bring a belter loan should y ou ever require one. T h e

Banks, Insurance Companies an d other financial institutions prefer to

us not overlook the personal satisfaction that the ownership of a

beautiful h o m e mu st bring . . . the social prestige that m us t arise

from the possession of a ho me that everybody admires ....

AppearanceM o d ern brick ho me s have beautiful architectural lines. T he y range

from the high gabled old English to the low pitched Spanish styles,

from theclassical house to the streamlined ho me s of modern Con

tinental influence. Brick lend s itself happily to any style ofarchitec

ture. Brick, in itself, is beautiful.

Permanent Colour and BeautyThis is an age of colour. W e rival the picturesque ancients in the

use ofcolour ; inour clothing, our cars, buildings,inour homes . But

colour w hi ch is not pe rmanent is sadly d isappointing—pathetic almost,

in such a permanent thing as a home. Washed -out colour is worse

than no colour. He re again brick scores : The colours are burne d in

and never will fade, they are an integral part of the enduring brick.

Bricks are now ma de in a w id e variety ofbeautiful tonings, giving the

h o me builder a wid e choice ofcolour andendless artistic effects to be

obtained from the harmony and contrast ofblended shades.

Many Types of Ex terior FinishBut in your choice ofcolour ofthe bricks themselves, youhave by no

means exhausted brick's artistic possibilities ; theeffects to be gained

from using bricks of different textures, various patterned effects in

the laying ofthe bricks, andfrom thetypes of mortar joints used.

As well as the patterns that may be woven with the bricks them

selves, themortar joint plays an important part in the appearance of

the finished wall— its colour, its thickness andits finish.

Much can be gained by talking over these important points with your

architect andbuilder, for the actual laying of thebricks and thetype

an d finish of the mortar joint can have considerable effect on the

finished appearance ofthe house. If y ou w ish, we should be happy to

give you thebenefit of ourexperience, and only toopleased to show

yo u examples of various brick bon ds.

Mellowed by Age

Ho w ev er beautiful the work of the craftsman, he must always bow

to the supreme artistry of Time' s mellow ing influence. The years

impart a richness and grace to brick that do much to make a house

into a home. A ho me that is not only a beautiful building, but one

which has individuality and is able to reflect something of the

character of the people within.

METHODS of FINANCEArranging Finance is easier and the terms

more attractive w hen the h o m e is of Brick

Th e person of limned means, w h o is in regular em pl oy me nt or

receives income from other constant sources, should experience no

difficulty m financing the building of a hom e and making repayment

by easy instalments over a nu mb e r of years. In this connection a par

ticular adv ant age of brick is em ph as is ed ; financial institutions prefer to

make advances for, and generally prefer to grant longer termed loans

for bn ck h om es than for buildings of less substantial and durable con

struction. Th is me an s that the instalments will be lower. Further , this

is convincing evid ence that brick houses depreciate less . . . . that

financial expert s consider their m o n e y ( w hi ch m e an s Y O U R m o n e y )

is safer in brick. T he re arefive popular sources of finance o pe n to h o m e

builders in Queenslan d, and brief details of each are given hereunder.

Insurance CompaniesInsurance Companies usually grant up to 7 0 % . of the lotal value of

the h o m e (including cost of land), an d loans ha ve currencies of 10 , 15,

20 years, or 2 5 years. U n d e r special circumstan ces, larger loans arc

sometim es arranged. Broadly, tw o arrangements are available. C m -

plan provides for a fixed loan over a period, the loan bein g repaid by

an End ow me nt A ssurance Policy maturing at the en d of the period , or

at the previous death of the purchaser. W e have taken an example

from the scales of o n e C o m p a n y : Supposing purchaser's age is 28, an d

and the term arranged is 25 years; he w o u l d then pa y 15/5 per

mon th for every £ 100 borrowed .

T h e other plan provides for a loan wh ic h is repaid b y

fixed instalments over the given period: und er this plan,

a policy , usually w h o l e of Life Assurance, is effected so

that in the event ot death, the am ou nt ot the advanc e

outstanding is repaid from the proceeds of the policy,

and the balance is paid to the deceased's estate. Ex am pl e

Building a nd Finance CompaniesBuilding and Finance Co mp an ies undertake the actual building of your

house. T he y will build on yo ur land, or arrange a complete price for

land, hous e and fencing, usually mak ing an advance of up to 7 0 % of

the fund s required, repay ments, with interest (generally 6 % ) being

spread over 15 to 25 years.

Some companies operate a savings plan, enabling prospective h o m e

builders to build up a deposit for a ho m e by m akin g small weekly or

m o n t hl y p a y me n t s. A m o u n t s of from 5/- weekly are accepted, b'c

interest per an n u m being allowed on all am ou nt s paid in.

Building SocietiesBuilding Societies ma ke adv ances on freehold security at fixed rates

of interest, rep ay men t being made on easy weekly or monthly terms.

State Adva nces Corpora tionT o be eligible for finance for a Wor ke r' s Dwelling, the applicant must

o w n a suitable building sue in a residential locality, and must not be

m receipt of an income exceeding £75 0 per a n n u m. T h e m a x i m u m

cost of dwellings is limited. In most places the limit is i'700: the

In feudal times it was before the big fire in the great hall that men

Brick paths, gateways, walls and drives, fountains,

pergolas, s u m m e r pavilions, etc. ad d greatly to

the attractiveness and value of a property.

O n e of the simplest an d least expensive

w a y s of adding to the enjo yment and value

of any residential property, is by gradually

improving the grounds and garden. While

m u c h of this is accomplished by the

judicious planting of flowers, shrubs and

trees, another important contribution is

represented by walks, drives, walls, gate

way s, etc., of brick.

No material lends itself so naturally to

this purpose as brick, no t only because it

is inexpensive, bu t because it possesses

colour an d texture whi ch blend harmoni

ously in every setting. T h e fact that brick

comes in small geometrical units makes it

possible to introduce a great variety of

designs in making such improvements.

Walks and drives m a y b e laid in trim,

regular patterns, in herringbone or in

ran d om arrangements. O nc e laid, these

brick improvements are permanent an d

the chimney, and green

painted horizontal handrail to the green shut

of which also have a cherry

red brick base with the

horizontal mortar joints picked

out in white. T h e roof is almost

flat, with green painted guttering.

The lounge has an open hearth fireplace.

A telephone table stands in one corner, so

that it can be reached from the lounge,

the dining room and the kitchen with

equal facility. The suggested interior

colour sche me is mostly green, cherry an d

cream.

This Early-American Colonial

type of house has a rather un

usual layout. Ent rance is ma d e

W h e n y o u have finally decided to build, the importance of consulting a

qualified architect cannot be over emphasized.

A n architect renders a number of valuable services to ensure that the

ow ne r obtains full value for the money he spends, to safeguard himagainst the m an y pitfalls that await h im, so that in the end his worth

to the ow ne r is considerably greater than is represented by the amount

of his fee.

In th e irst ase, the architect will help the prospective home-builder in

choosing a suitable site; he will exam ine an d report on its suitability for

building, its drainage, etc., an d attend to other preliminaries.

H e will help the owner to formulate his ideas to a point that they can be

committed to paper—form a basis for a preliminary cost estimate. His

training in economic, structural an d aesthetic problems enables him to

co mbine beauty with utility for the minimum cost. Hi s knowledge of the

various building materials ensures the selection of w hat is most suited

for the job.

W h e n the general plan ha s been decided upon, the architect's next jobis to prepare working drawings and specifications on w hic h building

tenders m a y b e called. Here the architect is particularly useful as in

course of his practice he obtains valuable information as to the ability,

integrity, financial sound ness an d organization of builders w h o m he can

confidently invite to tender an d from w ho m the owner can be assured

of sound w ork at reasonable cost.

It is the d uty of the architect to wa tch that everything is included before

the building is comm enc ed , so that expensive extras and costly delays in

the orderly progress of the w ork are avoided.

T h e architect then prepares large scale and full size detail d raw ings from

which the builder works.

Finally, it is the duty of the architect to supervise the actual building

operations, to see that the proper materials are used and to ensure that

the erection is mad e according to the best build ing practices.

The architect safeguards the owner in making payments by issuing

certificates of amounts due to be paid to the builder, based on percentage

of the value of the wor k done. W h e n the w or k is complete, he makes a

final check of all the builders' accounts before issuing the final certificate.Architects fees are by no means large and almost: invariably he is able

to save his client more than h e charges.
