THE average UK home buyer has abudget of £205,221, has owned twoproperties in their lifetime and ismost likely to buy a three bedroomsemi in the suburbs, new researchs h ow s.

Most buy with a spouse or partnerwith just 18 per cent buying alone andof those aged 18 to 24 some 17 per centbuy their first home with friends,according to the study by SarahB e e ny ’s estate agency Tepilo.

Who people buy with varies fromregion to region, with those fromWales most likely to buy alone at 35per cent, followed by those in theSouth East at 28 per cent and York-shire at 27 per cent.

Least likely to purchase solo arethose from the North East, whereonly three per cent do so, and Londonwhere the figure is 12 per cent.

Location is the most important con-sideration for buyers, with 65 per cent

naming it as the top priority followedby 56 per cent stating the number ofbedrooms is crucial and 41 per centthe garden. Some 34 per cent believethe layout of the property is import-ant, 29 per cent having a kitchen/dining room and 19 per cent want adownstairs toilet as a priority.

It will be used to acquire brown-field sites to provide land for starterh o m e s.

Money from the sales of these siteswill go back to the government, se-curing good value for the taxpayer.

In a further move to support as-piring home owners the governmenthas also made available up to £10million for local authorities to pre-pare more brownfield land for de-velopment of starter homes.

“We are committed to delivering200,000 starter homes by the end ofthis Parliament, providing a realboost to aspiring young first timebuyers. This competitive fund willbuild homes that will clearly showthe wide range of new properties thatwill be available for first-time buyersas they take their first step on thehousing ladder,” said mr Clark.

“We are also helping to bring backinto use more brownfield land fordevelopment, keeping the countrybuilding and delivering the homesour communities need,” he added.

Helping young people achieve theirdream of home ownership is a pri-ority for the government, accordingto Housing Minister Brandon Lewiswho added that already more than100,000 households have been helpedto buy a home through the flagship

New Smoke Alarm Legislation In Chaos!

Government plans to introduce new rules concerning

fire safety in privately rented homes by October 1 seem

to be in absolute chaos this week.

In its final stage, the draft legislation was rejected by

the House of Lords on the basis that its introduction left

no time for landlords to implement the changes before

facing the prospect of a £5,000 fine. The Lords also feltthe draft was poorly worded!

Despite this, it appears that the new legislation willcome into force sooner rather than later, so my adviceis for all landlords to install at least one smoke alarmper floor as quickly as possible, and carbon monoxidedetectors too.

More Government Legislation - Even More Chaos!

To add even more confusion to landlords’ lives, theGovernment posted two official documents online thisweek, announcing changes to restrictions to Section 21“no fault possession” notices.

Most experts appear to think the documents are writtenin a way that is difficult to understand without additionalguidance. But the Government seems to have decidedthat no guidance notes are necessary.

House Prices To Rise Further?The Royal Institution of Chartered Surveyors (RICS) hasupwardly doubled its forecast for house prices and nowreckons that, on average, prices will end the year 6%higher than at the start.

All areas, with the exception of the North East ofEngland, should see increases, due to a shortage ofhomes on the market.

It’s that old devil supply and demand again.

New Smoke Alarm Legislation In Chaos!

Government plans to introduce new rules concerning

fire safety in privately rented homes by October 1 seem

to be in absolute chaos this week.

In its final stage, the draft legislation was rejected by

the House of Lords on the basis that its introduction left

no time for landlords to implement the changes before

facing the prospect of a £5,000 fine. The Lords also feltthe draft was poorly worded!

Despite this, it appears that the new legislation willcome into force sooner rather than later, so my adviceis for all landlords to install at least one smoke alarmper floor as quickly as possible, and carbon monoxidedetectors too.

More Government Legislation - Even More Chaos!

To add even more confusion to landlords’ lives, theGovernment posted two official documents online thisweek, announcing changes to restrictions to Section 21“no fault possession” notices.

Most experts appear to think the documents are writtenin a way that is difficult to understand without additionalguidance. But the Government seems to have decidedthat no guidance notes are necessary.

right one.

House Prices To Rise Further?The Royal Institution of Chartered Surveyors (RICS) hasupwardly doubled its forecast for house prices and nowreckons that, on average, prices will end the year 6%higher than at the start.

All areas, with the exception of the North East ofEngland, should see increases, due to a shortage ofhomes on the market.

It’s that old devil supply and demand again.

Autumn is upon usand if you’reanything like me,you will have beenspending as much

time as you can in your gardenrecently (any excuse to catchsome rays), so you may have putoff some of the jobs you’d beenmeaning to do in the inside ofyour house.

Now that you’re going to bespending more time inside, youwant your home to be looking itsbest, so if you feel your home isin need of a little TLC, here aresome quick and affordable waysyou can give each room a bit of arevamp in time for the coldermonths of the year.

Let’s start with the hallway.This can always be a bit of achaotic part of the home withshoes, bags, umbrellas andgoodness knows what else lyingaround!

It’s easy to just throw yourstuff down as soon as you walkthrough the door, but this doesn’tcreate a good first impression ofyour home, so think carefullyabout ways to overcome thisproblem. Ensure the space isnice and organised with a coatrack or, space permitting, a chestthat can be used to store hats,scarves and the like to keep yourhallway looking as clear aspossible.

With so much passing traffic,the hallway is also the one areaof the home that is likely to tiremost quickly. If your walls arelooking a little scuffed, give thema new lease of life with a lick ofpaint. This won’t cost the earthor take up too much of your timeto do. You may also want to thinkabout quirky little features thatyou can include that make a boldimpression – how about paintingyour stairs, or fitting a stairrunner to really brighten up thespace?

Moving onto the kitchen, thereare a few updates you can do inhere too. If your cabinets arelooking a little dated, think aboutreplacing the handles. You maythink that it won’t make much ofa difference, but believe me, itwill.
