6. In a Seller’s Market, don’t go looking for a deal. Set your sights on the right house for you, and then let your Realtor help you negotiate the best price and terms.

7. All sales have a Provincial property Purchase Tax payable at the time of closing. This tax is 1% on the first $200,000 and 2% on the balance. (There are exemptions for some first-time buyers.)

PROPERTY PURCHASE TAX EXAMPLE

Sale price $500,0001% on $200,000 = $2,0002% on $300,000 = $6,000

Total Tax Payable: $8,000
