Recent development in Hollywood has been driven by tech and media users. Notable office developments include EPIC by Hudson Pacific Properties along with their ICON SBS development at Sunset Bronson Studios. Hudson Pacific Properties has a third project under construction at Sunset Las Palmas Studios. In July, CIM Group completed The Sycamore, a mixed-use development where SiriusXM plans to establish its West Coast programming headquarters. Three new boutique hotels are currently under construction: The Godfrey Hotel, Tommie Hotel, and Thompson Hotel, with a several more in planning. Also in the planning stages are several large-scale projects slated to bring hundreds of new residential, retail and office uses such as the Crossroads of the World development by Harridge Development Group, Amoeba Tower by GPI Companies and 6220 Yucca by Champion Real Estate.
• Netflix is Hollywood’s largest office tenant with more than 1.5 million square feet leased. Netflix’s expansion comes as the company is ramping up its production of original content. Among Netflix’s leases in the area, it occupies space in the Sunset Bronson Studios and took all 302,000 square feet of Hudson Pacific Properties’ Epic project that is currently under construction. The company also inked a deal to lease 355,000 square feet at Kilroy Realty Corp.’s Academy on Vine, a $450 million, four-building office, retail and residential development that is currently under construction.
• Several co-working firms have opened locations in Hollywood, catering to the entertainment and creative class located in the area. WeWork occupies three floors at 7083 Hollywood Blvd, right on the Hollywood Walk of Fame. Amenities include two fully functional screening rooms. New York-based Serendipity Labs Coworking opened its first Los Angeles location, a 36,000 square foot space inside 6555 Barton Ave. The space features a soundproof screening room and editing bays. CommonGrounds, based in San Diego, and Second Home, based in London, have both announced Hollywood locations.
• With Netflix interested in any Hollywood space over 20,000 SF, existing large blocks are extremely limited and relatively low quality. The only option for new large companies to enter the market is to lease before the building is complete. 79% of new construction in Hollywood is pre-leased.

Larchmont VillageApproximately a 10 minute drive from the Property, Larchmont is a half-square-mile neighborhood, notable for its quaint old-town shopping street and well-maintained historic homes. It has four schools and one small park. It has been the site of early and recent motion picture shoots. Larchmont Village serves as a Main Street retail district to Hancock Park, Windsor Square and nearby Paramount Studios.
