WELCOME TO THE FINAL AUCTION OF THE YEAR AND WHAT A YEAR 2016 HAS
proved to be with unexpected electoral results shaking the western
world. In the normal course of events – if there is such a state – this
uncertainty could have led to a fragile property market with a
deleterious effect on property values. In reality, however, the
uncertain world has driven buyers into the more certain and tangible
world of property with the UK being seen as a safe place in which
to invest. The general shortage of property and the current low
interest rates have all helped sustain the property market through
2016 and it looks as though this could well set the trend for 2017.
This catalogue displays an eclectic range of opportunities which

Oliver HollisOlly has worked in Estate Agency since 2003,
beginning his career as Andrew’s junior
negotiator at a local independent firm before
moving on to auction assistant and eventually
running the sales department. Olly then
founded Hollis Morgan with Andrew in 2010.
Having been brought up in Clevedon his
family moved to Bristol in the early
90’s where with his two brothers
he attended Clifton College. As a
gap year after school he worked
as a swimming pool salesman in
Oxford before moving to Cardiff
to complete a Marketing
Degree before moving back to
Bristol to start his career in
property.
Andrew Morgan MBEAndrew is one of the most respected and well
known estate agents and auctioneers in
Bristol having spent a lifetime in residential
agency and on the auction rostrum and is
recognised as one of the most experienced
provincial auctioneers in the country. His
knowledge of property is second to none which
is invaluable to one of the fastest growing
agencies in the region.
His love of Bristol and his obvious concern for
others has led him to be involved in a huge
number of charitable events throughout his career
raising thousands of pounds by his entertaining
charitable auctions. For this work he was awarded
The MBE in The Queen’s Birthday Honours in 2013.
He is chairman of several charities and is advisor to
many others regarding property matters. He is
currently actively involved in projects with St Mary
Redcliffe church, All Saints Clifton and Clifton Village
BID and other organisations in Bristol.

It may seem a daunting process to buyin a saleroom but if you follow theseguidelines it is a very straightforward andenjoyable process. Do not be afraid toask for guidance from us - we are thereto help you.
Can I attend an auction to seewhat happens?
An auction is a public event you aremost welcome to attend. Werecommend that anyone thinking ofbuying by this method attends auctionsin order to familiarise themselves withthe process.
How do I find out about newproperties?
Join our mailing list by either calling theoffice or send us an email via ourwebsite.
How do I view the property?Viewings will be arranged and timespublished. You can view at these timeswithout making an appointment. Arriveearly to take advantage of the maximumviewing time.
What is a price guide?An indication of the seller's currentminimum acceptable price at auction.The guide price or range of guide pricesis given to assist consumers in decidingwhether or not to pursue a purchase. Itis usual, but not always the case, that aprovisional reserve range is agreedbetween the seller and the auctioneer atthe start of marketing. As the reserve isnot fixed at this stage and can beadjusted by the seller at any time up tothe day of the auction in the light ofinterest shown during the marketingperiod, a guide price is issued. Thisguide price can be shown in the form ofa minimum and maximum price rangewithin which an acceptable sale price(reserve) would fall, or as a single pricefigure within 10% of which the minimumacceptable price (reserve) would fall. Aguide price is different to a reserve price
(see separate definition). Both the guideprice and the reserve price can besubject to change up to and includingthe day of the auction.
What is a reserve price?The seller's minimum acceptable priceat auction and the figure below whichthe auctioneer cannot sell. The reserveprice is not disclosed and remainsconfidential between the seller and theauctioneer. Both the guide price and thereserve price can be subject to changeup to and including the day of theauction.
Can I make an offer?Pre auction offers can be only submittedby completing the OFFER FORM whichcan be downloaded within the onlinelegal pack. Please note offers will not beconsidered until you have viewed theproperty and the COMPLETE legal packhas been released. In the event of anoffer being accepted the property willonly be removed from the auction andviewings stopped once contracts havesuccessfully exchanged subject to thestandard auction terms and payment ofthe buyers premium to Hollis Morgan.
Can I bid on the telephone?If you cannot attend the auction(although we strongly advise you do)you can make a TELEPHONE or PROXYBID. This authorises the auctioneer tobid on your behalf up to a pre-set limit.Forms and relevant conditions areavailable to download with the onlinelegal pack. A completed form, ID andtwo cheques (one for the 10% depositand one for the Buyer's AdministrationFee of £900) are required by the AuctionDepartment at least two full workingdays before the auction.
Should I have a survey?If you would like to arrange a survey ormortgage valuation of this Lot BEFOREthe auction please instruct yourappointed surveyor to contact HollisMorgan and we will arrange access forthem to inspect the property. Pleasenote that buyers CANNOT attend thesurveys and the surveyors areresponsible for collecting and returningkeys to the Hollis Morgan offices inClifton.
What is a legal pack?A legal pack is prepared by our clientssolicitor and Digital Copies of the Onlinelegal pack can be downloaded Free ofCharge.

looking forward to 2017…
…with rates at such low levels the prospect of fixing your costs –
say for 5 years – has never looked so attractive…
Is everyone so fed up now with negative
“Brexit” and “Trump-it” talk that they are
going to invest even more into their property
buying plans?
There is a lot more positive activity around,
feeding in to some positive data – and about time
too. Now that everyone realises that house prices
are not going to crash and the mortgage world
will go on, there are many more happy faces
around; cautious, but happy.
The UK Manufacturing has shown a solid
rebound in the summer, in reaching a 10-month
high in August. According to reports, companies
received more new work, from both the UK and
exports, helped of course by the sterling
exchange rate. Employment also increased.
Meanwhile, the UK construction sector moved
closer to stabilisation with signs of a rebound in
client confidence from the lows seen earlier this
year.
I suspect re-mortgages will play a significant part
of our business for the coming months, with rates
at such low levels and the prospect of fixing your
costs for, say 5 years, has never looked so
attractive. Buy to Let is still very popular, which
may surprise some with the changes in Stamp
Duty, but where else do you get any return on
your money?
In the mortgage world it is “business as usual” as
we enter the important last few buying weeks of
the year, and we are all looking forward to 2017
and the challenges ahead.

InspectionWe have not surveyed the property and it is essential that you carry out your own inspection. Youare advised to commission a Surveyor to assess its condition. Your Solicitor will advise you of asuitable firm and the cost of a survey is small compared with the size of your proposed investment.The Auctioneers accept no responsibility for the condition of the property.
AvailabilityYou should make the auctioneers aware of your interest in a property and check on the day of theauction to ensure that it has not been sold prior to Auction. Purchasers are reminded that propertiesare offered for sale at the entire discretion of the Vendor and neither the Auctioneers nor theVendors accept responsibility for abortive costs where a property is withdrawn or sold before theAuction.
BiddingWe will take care to ensure that bids are not missed but, in a room full of people, you must ensureyour bids are clear, preferably by raising your hand to attract the Auctioneer’s attention. You shouldcarefully assess your maximum bid before the excitement of the Auction room, but it is sensible toallow yourself some leeway, as you might regret losing a property for a nominal sum. If you areapprehensive, consider appointing a Solicitor or Surveyor to bid on your behalf. ContractThe successful Bidder is committed to a binding contract to purchase at the fall of the Auctioneer’shammer. Fixtures and FittingsIf you think that fixtures and fittings are included in the price, you must check with us to confirm. OffersYou may wish to submit a Pre-Auction offer to tempt the Vendor to sell prior to Auction. These offersmay or may not be accepted by the Vendor prior to Auction.

DefinitionsGuide Price: An indication of the seller’s current minimum acceptable price at auction.The guide price or range of guide prices is given to assist consumers in deciding whetheror not to pursue a purchase. It is usual, but not always the case, that a provisional reserverange is agreed between the seller and the auctioneer at the start of marketing. As thereserve is not fixed at this stage and can be adjusted by the seller at any time up to theday of the auction in the light of interest shown during the marketing period, a guide priceis issued. This guide price can be shown in the form of a minimum and maximum pricerange within which an acceptable sale price (reserve) would fall, or as a single price figurewithin 10% of which the minimum acceptable price (reserve) would fall. A guide price isdifferent to a reserve price (see separate definition). Both the guide price and the reserveprice can be subject to change up to and including the day of the auction.

how to find All Saints…All Saints is on Pembroke Road in Clifton,near to the Downs and the Zoo.
If you are coming from the M5 southbound, follow the directions for the Zoo but take
the left turning before the Zoo into Pembroke Road, All Saints is on the left hand side.
If you are coming from the M5 northbound leave the M5 at Junction 17 and follow
the signs for Clifton Village, crossing the Suspension Bridge. Coming from the City
Centre follow the directions to the Zoo, at the Victoria Rooms continue on Queens
Road and at the second mini-roundabout turn right into Pembroke Road, All Saints is
on the right-hand side.
Clifton Down railway station connects with Temple Meads and is a five-minute walk
from All Saints. Public Transport serves Pembroke Road with the number 8 and 9
buses. The Alma Tavern is nearby for those in need of pre-auction refreshment.
