GENERAL NOTES
1. THE CONTRACTOR SHALL CAREFULLY STUDY AND COMPARE THE CONSTRUCTION DOCUMENTS AND SHALL AT ONCE REPORT TO ARCHITECT ANY ERROR, INCONSISTENCY, OR OMISSION HE MAY DISCOVER.
2. THE CONTRACTOR SHALL PREPARE AND SUBMIT AN ESTIMATED PROGRESS SCHEDULE FOR THE WORK DESCRIBED IN THE CONSTRUCTION DOCUMENTS WITHIN FIVE (5) DAYS OF NOTICE TO PROCEED (NTP).
3. SHOP DRAWINGS AND/OR SUBMITTALS FOR APPROVAL, BY PAGE SOUTHERLAND PAGE, ARE REQUIRED FOR ALL WORK INCLUDING BUT NOT LIMITED TO - ELECTRICAL/MECHANICAL, FLOORING, FINISHES, MILLWORK, LIGHTING, ETC.
A. THE CONTRACTOR SHALL PREPARE A SCHEDULE OF ALL SUBMITTALS, SHOP DRAWINGS, PRODUCT DATA, AND SAMPLES WITHIN TEN DAYS OF NOTICE TO PROCEED (NTP).
B. THE CONTRACTOR SHALL REVIEW, APPROVE AND SUBMIT, WITH REASONABLE PROMPTNESS AND IN SUCH SEQUENCE AS TO CAUSE NO DELAY IN THE WORK OR IN THE WORK OF THE OWNER OR ANY SEPARATE CONTRACTOR, ALL SHOP DRAWINGS, PRODUCT DATA AND SAMPLES.
C. BY APPROVING AND SUBMITTING SHOP DRAWINGS, PRODUCT DATA AND SAMPLES,THE CONTRACTOR REPRESENTS THAT HE HAS DETERMINED AND VERIFIED ALL MATERIALS, FIELD MEASUREMENTS, AND RELATED CONSTRUCTION CRITERIA, AND THAT HE HAS CHECKED AND COORDINATED THE INFORMATION CONTAINED WITHIN SUCH SUBMITTALS WITH THE REQUIREMENTS OF THE WORK AND OF THE CONSTRUCTION DOCUMENTS.
D. THE CONTRACTOR SHALL NOT BE RELIEVED OF RESPONSIBILITY FOR ANY DEVIATION FROM THE REQUIREMENTS OF THE CONSTRUCTION DOCUMENTS BY ARCHITECT'S APPROVAL OF SHOP DRAWINGS, PRODUCT DATA OR SAMPLES.
E. NO PORTION OF THE WORK REQUIRING SUBMISSION OF A SHOP DRAWING PRODUCT DATA OR SAMPLE SHALL BE COMMENCED UNTIL THE SUBMITTAL HAS BEEN APPROVED BY ARCHITECT.
F. CONTRACTOR SHALL REVIEW AND STAMP WITH HIS APPROVAL ALL SUBMITTALS. ANY SUBMITTALS WHICH DO NOT BEAR THE CONTRACTOR'S APPROVAL STAMP SHALL BE RETURNED WITHOUT REVIEW WHERE PRINTED MATERIALS DESCRIBE MORE THAN ONE PRODUCT OR MODEL, CLEARLY IDENTIFY WHICH IS TO BE FURNISHED. SHOP DRAWINGS SHALL NOT BE REPRODUCTIONS OF CONSTRUCTION DOCUMENTS.
G. CONTRACTOR SHALL MAKE ANY CORRECTIONS NOTED ON REVIEWED COPIES OF SUBMITTALS AND SHALL RESUBMIT THE REQUIRED NUMBER OF CORRECTED COPIES OF SHOP DRAWINGS AND PRODUCT DATA OR NEW SAMPLES.
H. EACH SHOP DRAWING, SAMPLE AND PRODUCT DATA SUBMITTAL SHALL BE PROPERLY IDENTIFIED BEARING THE NAME AND QUALITY OF THE MATERIAL, THE MANUFACTURER'S NAME, THE CONTRACTOR'S NAME, THE SUBCONTRACTOR'S NAME, THE NAME OF THE PROJECT AND OF THE PROJECT AND THE DATE OF SUBMISSION.
I. APPROVAL OF SHOP DRAWINGS, SAMPLES OR PRODUCT DATA DOES NOT AUTHORIZE CHANGES TO THE CONTRACT DOCUMENTS OR CONTRACT SUM. SUBMIT A CHANGE PROPOSAL FOR ANY CHANGES TO THE CONTRACT, INDICATED BY APPROVED SHOP DRAWINGS, SAMPLES OR PRODUCT DATA BEFORE PROCEEDING WITH SUCH WORK.
4. ALL FINISHES, SPECIFIED OR NOT, SHALL BE APPROVED BY ARCHITECT PRIOR TO APPLICATION.
5. WHERE SPECIAL ITEMS REQUIRE EXTENDED LEAD TIME PREVENTING INSTALLATION BY PROJECTED MOVE IN DATE, PROPOSE AN AVAILABLE ALTERNATE FOR APPROVAL BY ARCHITECT TO PREPARE PRICING FOR POSSIBLE TEMPORARY ASSEMBLIES AND/OR FINISHES.
6. ALL PLANS ARE DRAWN TO SCALE AS MUCH AS POSSIBLE, BUT ARE NOT INTEDED TO BE AND SHOULD NOT BE SCALED. REFER TO DRAWING NOTES AND DIMENSIONS.
7. CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR JOBSITE SAFETY.
8. CONTRACTOR SHALL COORDINATE ALL WORK TO ALLOW ACCESS TO AND USE OF ALL ADJACENT SPACE.
9. DURING CONSTRUCTION, EACH TRADE SHALL BE RESPONSIBLE FOR REPAIRING OR REPLACING ANY EXISTING ITEMS DAMAGED BY THEIR WORK.
10. CONTRACTOR TO VERIFY ALL DIMENSIONS, CONDITIONS, ETC., PRIOR TO BEGINNING CONSTRUCTION AND NOTIFY ARCHITECT IN WRITING OF ANY DISCREPANCIES. PROCEEDING WITH WORK SHALL CONSTITUTE ACCEPTANCE THAT CONDITIONS ARE ACCEPTABLE FOR PROCEEDING WITH WORK.
11. CONTRACTOR TO VERIFY SIZE, LOCATION AND CHARACTERISTICS OF ALL MECH. AND ELECTRICAL EQUIPMENT AND OPENINGS BEFORE CONSTRUCTION AND NOTIFY ARCHITECT OF DISCREPANCIES. CONTRACTOR TO VERIFY ALL LOCATIONS OF OWNER FURNISHED EQUIPMENT AND PREPARE ALL SURFACES ACCORDINGLY.
12. ALL PUBLIC CORRIDORS AND REQUIRED FIRE EXIT WAYS SHALL BE CONSTRUCTED WITH FIRERATINGS AS REQUIRED BY ALL GOVERNING AND APPLICABLE CODES.
13. WHERE NOTED "PHONE BOARD", CONTRACTOR SHALL INSTALL 3/4" FIRE-RETARDANT TREATED PLYWOOD BACKBOARD FOR TELEPHONE EQUIPMENT PAINTED TO MATCH ADJACENT WALL. PLYWOOD SHALL BE SMOOTH, SQUARE AND EDGES SANDED SMOOTH. INSTALL WITH TOP OF PLYWOOD AT CEILING.
14. COORDINATE KEYING SYSTEM WITH TENANT THROUGH LANDLORD AND OWNER'S REPESENTATIVE.
15. VERIFY FLOOR PENETRATIONS WITH OWNER'S REPRESENTATIVE PRIOR TO INSTALLATION. THE CONTRACTOR SHALL X-RAY ALL CORE DRILL LOCATIONS FOR BUILDINGS WITH REINFORCED CONCRETE FLOOR SYSTEMS, TO LOCATE REINFORCING BARS OR CABLES. CUTTING OF REINFORCING SHALL BE AVOIDED. IF REINFORCING CANNOT BE AVOIDED, X-RAYS SHALL BE SUBMITTED TO THE BUILDING OWNER'S STRUCTURAL ENGINEER FOR NOTICE TO PROCEED.
16. ANCHORING AND/OR BLOCKING IN STUD PARTITIONS AT ALL MILLWORK AND GRAB BARS WHERE SUSPENDED FROM PARTITIONS. WOOD BLOCKING IN FIRE-RATED WALLS TO BE FIRE-RETARDANT TREATED.
17. INSTALL ALL PRODUCTS AND MATERIALS ACCORDING TO MANUFACTURERS' WRITTEN INSTRUCTIONS. NOTIFY ARCHITECT PRIOR TO INSTALLTION IF CONDITIONS CONFLICT WITH MANUFACTURER'S REQUIRED CONDITIONS FOR INSTALLTION.
18. PERFORMANCE OF WORK: IN PERFORMING THE WORK PRESCRIBED HEREIN AND THE STRUCTURAL AND MEP DRAWINGS OF THIS WORK, IT WILL BE THE CONTRACTOR'S RESPONSIBILITY TO REPAIR ALL EXISTING CONSTRUCTION DISTURBED, RELOCATED, DAMAGED OR ALTERED AND ALL NEW CONSTRUCTION INSTALLED AS REQUIRED TO HIDE ALL EVIDENCE OF WORK AND TO REFINISH THIS CONSTRUCTION TO MATCH EXISTING FINISH AND APPEARANCE.
A. INTERIOR FINISHES: WHERE NEW WORK IS INSTALLED OR EXISTING FINISHES ARE DISTURBED, REFINISH SUCH AREAS TO MATCH EXISTING AS INDICATED, WITH THE FOLLOWING AS MINIMUM REQUIREMENTS.
B. WALLS: FROM FLOOR TO CEILING AND BETWEEN THE NEAREST CORNERS. NEW GYPSUM BOARD CONSTRUCTION MEETING EXISTING CONSTRUCTION IN SAME PLANE SHALL BE FLUSH WITH NO VISIBLE JOINT SHOWING.
C. CEILING: THE COMPLETE SURFACE.
D. FLOOR: THE COMPLETE SURFACE UNLESS OTHERWISE SHOWN OR UNLESS A MATCHING PATCH IN APPLIED FINISHES CAN BE MADE.
E. OPENINGS: THE ENTIRE UNIT INCLUDING FRAME.
F. PAINTED CABINETS: THE ENTIRE PAINTED SURFACE. TRANSPARENT FINSIH CABINETS: FINISH NEW SURFACES TO MATCH EXISTING.
G. BASE: BETWEEN THE NEAREST CORNERS.
H. CODES: WORK PERFORMED SHALL BE IN ACCORDANCE WITH APPLICABLE CODES, REGULATIONS AND ORDINANCES HAVING JURISDICTION.
20. INSPECTION OF SITE: CAREFULLY EXAMINE THE PREMISES TO DETERMINE THE EXTENT OF WORK AND THE CONDITION UNDER WHICH IT MUST BE DONE. NO EXTRA PAYMENT WILL BE
ALLOWED FOR CLAIMS FOR ADDITIONAL WORK THAT SHOULD HAVE BEEN INCLUDED IN ORIGINAL INSPECTION.
21. FIELD CONDITIONS: CHECK AND VERIFY CONTRACT DOCUMENTS AND FIELD CONDITIONS FOR ACCURACY AND CONFIRM THAT WORK IS BUILDABLE AS SHOWN BEFORE PROCEEDING WITH
CONSTRUCTION. IF THERE ARE ANY QUESTIONS REGARDING THESE OR OTHER COORDINATION QUESTIONS, THE CONTRACTOR IS RESPONSIBLE FOR OBTAINING CLARIFICATION FROM THE ARCHITECT BEFORE PROCEEDING WITH THE WORK OR RELATED WORK IN QUESTION.
22. DAMAGE: CONTRACTOR SHALL BE RESPONSIBLE FOR THE REPAIRS OF ANY ACCIDENTAL DAMAGE HE OR HIS EMPLOYEES INFLICTS UPON THE EXISTING WORK TO REMAIN. IF FOR ANY REASON, DAMAGE TO EXISTING WORK OR UTILITIES IS CONSIDERED TO BE UNAVOIDABLE, SUBMIT WRITTEN NOTIFICATION OF THIS BEFORE SIGNING THE CONTRACT. IN THE ABSENECE OF SUCH NOTIFICATION, THE CONTRACTOR ASSUMES FULL RESPONSIBILITY FOR DAMAGE AND THE COST OF SATISFACTORILY REPAIRING OR REPLACING THE DAMAGED WORK.
23. RELOCATING OF MATERIAL: RELOCATION OF ANY ITEMS INVOLVED IN THE WORK IS SUBJECT TO THE CONTRACTOR'S ABILITY TO DO SO WITHOUT PERMANENTLY DAMAGING OR MARRING THE ITEMS TO BE RELOCATED. IF THE CONTRACTOR IS UNABLE TO RELOCATE ANY ITEM AS PRESCRIBED HERIN, HE SHALL SUBSTITUTE NEW MATERIAL TO MATCH EXISTING IN LIEU OF RELOCATING SAME. CONTRACTOR MAY ALSO ELECT TO USE NEW MATERIAL TO MATCH EXISTING IN LIEU OF RELOCATION OF EXISTING FOR HIS OWN CONVENIENCE.
24. EQUIPMENT AND APPLIANCES: CONTRACTOR SHALL PROVIDE AND INSTALL EQUIPMENT AND/OR APPLIANCES SPECIFIED PER MANUFACTURER'S SPECIFICATIONS U.N.O. CONTRACTOR SHALL PROVIDE INSTALLATION OF TENANT FURNISHED EQUIPMENT AND/OR APPLIANCES UNLESS OTHERWISE NOTED.
25. FEE AND PERMITS: THE GENERAL CONTRACTOR IS TO PAY ALL FEES, PERMITS AND INSPECTION FEES REQUIRED BY LOCAL GOVERNING AUTHORITIES.
26. PARTITIONS:
A. PENETRATIONS IN DEMISING AND SOUND INSULATED PARTITIONS ABOVE FINISHED CLG. SHALL BE EFFECTIVELY SEALED TO PREVENT SOUND LEAKAGE.
B. PROVIDE BRACING ABOVE CEILING HEIGHT PARTITIONS WHEN LONG UNBRACED WALL LENGTHS OCCUR AND AT ALL DOOR AND GLAZED OPENING JAMBS IN ACCORDANCE WITH MANUFACTURER’S SPECIFICATIONS.
27. CONTRACTOR SHALL ARRANGE FOR THE FOLLOWING WITH THE BUILDING OWNER/TENANT:
A. HOURS OF ACCESS TO THE BUILDING
B. SECURITY OF BUILDING AND PERSONNEL
C. PARKING
D. LOADING AND UNLOADING OF MATERIALS.
E. TRASH REMOVAL
F. USE OF ELEVATORS (HOURS AND LOADING WEIGHTS)
G. STORAGE OF CONSTRUCTION MATERIALS
H. INTERRUPTION OF BUILDING SERVICES
I. MAINTAIN SAFE MEAN OF EGRESS FOR EXISTING TENANTS
J. RESTROOM ACCESS
K. INSTALLATION OF TEMPORARY AIR FILTERS ON ALL TRANSFER RETURN AIR DUCTS, AS WELL AS, MAIN BUILDING RETURN AIR DUCTS. FILTERS SHALL BE CHANGED ON A MONTHLY SCHEDULE AND REMOVED AT TCO.
L. REQUIREMENTS FOR ACCESS TO TENANT SPACE BELOW CONSTRUCTION AREA IF REQUIRED (INSTALLATION OF PLUMBING ELECTRICAL POKE-THROUGH).
28. CONTRACTOR TO VERIFY AND REPAIR (AS REQUIRED) EXISTING DEMISING, CORE AND BUILDING CORRIDOR WALL TO MAINTAIN REQUIRED RATINGS.
29. ALL WOOD BLOCKING SHALL FIRE TREATED.
30. ANY PENETRATION OF THE EXISTING FLOOR AND FLOOR ABOVE SHALL BE FIRE SEALED TO MAINTAIN EXISTING RATINGS.
31. ALL EXTERIOR INSTALLED ITEMS INCLUDING CONDUIT, METER CAN, GAS LINES, AND DISCONNECTS TO BE PAINTED TO MATCH THE BUILDING. GAS LINES ON ROOF TO BE PAINTED SAFETY YELLOW.
32. ALL EXTERIOR INSTALLED ITEMS TO BE PAINTED TO MATCH THE EXTERIOR OF THE BUILDING.
33. TENANT CONTRACTOR TO USE NEWQUEST PROPERTIES ROOFING CONTRACTOR, STOREFRONT CONTRACTOR, AND FIRE ALARM CONTRACTOR FOR CONNECTION TO BASE BUILDING FIRE ALARM PANEL AT TENANT'S CONTRACTOR COST.
34. ROOF DRAIN AND GAS SUPPORTS TO HAVE ROOF MEMBRANE SLIP SHEETS UNDER SUPPORTS OR OTHER RUBBER ISOLATORS UNDER SUPPORT.
35. LOUD/NOISY WORK TO BE DONE AFTER HOURS OR PRIOR TO ADJACENT OPERATING TENANTS ARE OPEN FOR BUSINESS.
36. ENSURE PLANS ARE SUBMITTED TO TAS INSPECTOR FOR ADA APPROVAL.

3. PIPING CONNECTIONS TO ALL EQUIPMENT SHALL BE FABRICATED WITH THE ISOLATION VALVES, FLANGES AND/OR UNIONS POSITIONED TO ALLOW REMOVAL AND SERVICE OF THE COMPONENT PARTS.

PATCHES SHALL BE ATTACHED WITH SHEET METAL SCREWS OR OTHER MEANS OF POSITIVE ATTACHMENT (WELDING, BONDING, ETC.) AS SPECIFIED FOR THE PARTICULAR DUCT SYSTEM. NEW INSULATION MATERIAL AND ITS THERMAL PROPERTIES SHALL BE EQUAL TO OR BETTER THAN EXISTING AND SHALL BE PATCHED AND SEALED TO MATCH EXISTING INSULATION.
18. NUMBER SHOWN IN PARENTHESIS (100) IS CFM OF EXISTING AIR TERMINAL, DUCT, OR AIR DEVICE AND IS FOR INFORMATION ONLY.
19. COORDINATE ALL REMODEL WORK WITH NEW CONSTRUCTION AND OTHER TRADES.

24. REFER TO ARCHITECTURAL REFLECTED CEILING PLANS FOR LOCATIONS OF CEILING-MOUNTED HVAC DEVICES AND EQUIPMENT.
25. DUCT ROUTING CHANGES MADE BY THE CONTRACTOR FOR THE PURPOSE OF ACCOMMODATING FIELD CONDITIONS SHALL INCLUDE FIRE DAMPERS AND COMBINATION FIRE/SMOKE DAMPERS IN RATED PARTITIONS AS SHOWN IN ORIGINAL ROUTING ARRANGEMENTS.
26. FURNISH AND INSTALL ACCESS DOORS (AD) IN THE DUCTWORK IMMEDIATELY ADJACENT TO EACH RATED DAMPER WHICH HAS A FUSIBLE LINK. PARTITIONS SHALL BE PROVIDED WITH ACCESS DOORS TO PROVIDE SERVICE AND ACCESS TO DAMPER ACCESS DOORS.
27. FIRE, SMOKE, AND COMBINATION FIRE/SMOKE DAMPERS SHALL BE UL APPROVED, SHALL BEAR THE UL LABEL AND SHALL COMPLY WITH NFPA BULLETIN NO. 90A. FULLY-OPEN DAMPERS SHALL NOT HAVE ANY PROJECTIONS INTO THE AIRSTREAM.
28. ABANDONED DUCT SHALL BE REMOVED WHERE INDICATED ON THE DRAWINGS. DUCT REMAINING IN PLACE SHALL BE CAPPED AND SEALED AIR TIGHT AT POINT(S) OF DEMOLITION.
29. NEW HOLES THROUGH EXISTING FLOORS AND NO GREATER THAN 6" DIAMETER SHALL BE CORE DRILLED. AVOID BEAMS AND JOIST LEGS.
30. ALL DUCT SIZES SHOWN HEREIN REPRESENT INSIDE CLEAR DIMENSIONS. EXTERNAL SHEET METAL DIMENSIONS OF INTERNALLY-LINED DUCTWORK SHALL BE ADJUSTED TO ALLOW FOR THICKNESS OF LINING.

36. PROVIDE ESCUTCHEON PLATES WHERE PIPES EXPOSED TO VIEW PENETRATE FINISHED WALLS.
37. PROVIDE DRAIN VALVES AT LOW POINTS OF PIPING SECTIONS, EQUIPMENT CONNECTIONS AND VENTS AT HIGH POINTS. PROVIDE HOSE BIBB CONNECTIONS AT DRAIN VALVES WHICH DO NOT DISCHARGE DIRECTLY OVER OR ARE NOT PIPED DIRECTLY TO AN APPROPRIATE DRAIN.
38. PIPING, DUCTWORK OR EQUIPMENT CONNECTIONS OPENED BY DEMOLITION OR RENOVATION SHALL BE TEMPORARILY SEALED TO KEEP OUT FOREIGN MATTER UNTIL SUCH TIME AS RECONNECTIONS ARE MADE.

SAFETIES AND ALARMSA. WHEN THE FOLLOWING SAFETIES ARE INITIATED, UNIT SHALL DE-ENERGIZE AS INDICATED
IN SCHEDULED SHUTDOWN SEQUENCE AND ISSUE AN ALARM. ANY EXCEPTIONS WILL BE LISTED BELOW (ALARMS TO BE NORMALLY HIDDEN AND DISPLAYED IN RED ONLY WHEN TRUE).a. IF THE SUPPLY FAN IS COMMANDED TO RUN AND ANY TIME AFTER A 15 SECOND DELAY
(ADJ), THE CONTROL SYSTEM SENSES NO STATUS VIA THE FAN’S VFD. • EXHAUST FAN SHALL REMAIN ENERGIZED. STATIC PRESSURE SETPOINT SHALL BE
CUT IN HALF (ADJ.).• EXHAUST AIR DAMPER SHALL REMAIN OPEN.• OUTSIDE AIR DAMPER SHALL REMAIN OPEN.• TEMPERATURE CONTROLS SHALL REMAIN ACTIVE.
b. IF THE EXHAUST FAN IS COMMANDED TO RUN AND ANY TIME AFTER A 15 SECOND DELAY (ADJ), THE CONTROL SYSTEM SENSES NO STATUS VIA THE FAN’S VFD. • EXHAUST AIR DAMPER SHALL REMAIN OPEN.• OUTSIDE AIR DAMPER SHALL REMAIN OPEN.• SUPPLY FAN SHALL REMAIN ENERGIZED.• TEMPERATURE CONTROLS SHALL REMAIN ACTIVE.
c. SUPPLY SMOKE DETECTOR WILL BE FURNISHED, INSTALLED AND WIRED BY A FIRE ALARM CONTRACTOR TO THE FIRE ALARM SYSTEM AND VFD TO DE-ENERGIZE THE UNIT UPON ACTIVATION.
d. EXHAUST SMOKE DETECTOR WILL BE FURNISHED, INSTALLED AND WIRED BY A FIRE ALARM CONTRACTOR TO THE FIRE ALARM SYSTEM AND VFD TO DE-ENERGIZE THE UNIT UPON ACTIVATION.
e. IN THE EVENT OF A HIGH OR LOW STATIC PRESSURE ALARM ON EXHAUST. LOW OR HIGH STATIC PRESSURE ALARM SHALL BE MANUAL RESET (SENSOR SHALL BE PHYSICALLY WIRED TO BOTH BAS CONTROLLER AND VFD SAFETY CIRCUIT).• EXHAUST AIR DAMPER SHALL REMAIN OPEN.• OUTSIDE AIR DAMPER SHALL REMAIN OPEN.• SUPPLY FAN SHALL REMAIN ENERGIZED.• TEMPERATURE CONTROLS SHALL REMAIN ACTIVE.

B. THE CONTROL SYSTEM SHALL INITIATE RESPECTIVE ALARM (DELAY UPON STARTUP TO AVOID NUISANCE ALARMS (ALARMS TO BE NORMALLY HIDDEN AND DISPLAYED IN RED ONLY WHEN TRUE).a. DISCHARGE AIR TEMPERATURE VALUE IS GREATER THAN 5 DEG ABOVE SETPOINT FOR
5 MIN (ADJ).b. PRE-FILTER PRESSURE DROP VALUE IS GREATER THAN INITIAL VALUE BY + 1.0 IWC
(ADJ).c. FINAL FILTER PRESSURE DROP VALUE IS GREATER THAN INITIAL VALUE BY + 1.0 IWC
(ADJ).d. IF SUPPLY AIR STATIC PRESSURE VALUE +/- 10% OF SETPOINT FOR 5 MIN (ADJ).e. IF EXHAUST AIR STATIC PRESSURE VALUE +/- 10% OF SETPOINT FOR 5 MIN (ADJ).f. VFD FAULT STATUS TRUE.g. IF THE DRAIN PAN HIGH LEVEL SENSOR DETECTS A HIGH WATER LEVEL IN THE UNIT

OPTIMAL STARTA. UNIT SHALL NOT OPERATE DURING OPTIMAL START.
OCCUPANCY OVERRIDE MODEA. UNIT SHALL BE ENABLED FOR OCCUPANCY OVERRIDE.
STARTUPA. WHEN UNIT IS SCHEDULED TO START THE FOLLOWING SHALL OCCUR, UNIT SHALL
CONFIRM THE NORMALLY CLOSED OUTSIDE AIR DAMPER IS IN THE OPEN POSITION VIA POSITION FEEDBACK.
B. CONFIRM SUPPLY FIRE/SMOKE DAMPER IS IN THE OPEN POSITION VIA OPEN END SWITCH AS APPLICABLE.
C. CONFIRM THE NORMALLY CLOSED EXHAUST AIR DAMPER IS IN THE OPEN POSITION VIA POSITION FEEDBACK.
D. SUPPLY FAN SHALL ENERGIZE, VIA ASSOCIATED VARIABLE FREQUENCY DRIVE (VFD), AND MODULATE SPEED TO MAINTAIN STATIC PRESSURE SETPOINT AS MEASURED BY SUPPLY STATIC PRESSURE TRANSMITTER.
E. EXHAUST FAN SHALL ENERGIZE, VIA ASSOCIATED VARIABLE FREQUENCY DRIVE (VFD), AND MODULATE SPEED TO MAINTAIN STATIC PRESSURE SETPOINT AS MEASURED BY SUPPLY STATIC PRESSURE TRANSMITTER.
F. ENTHALPY WHEEL SHALL ENERGIZE AS NEEDED TO PROVIDE ENERGY RECOVERY.G. COOLING COIL COMPRESSORS SHALL MODULATE AS NEEDED TO MAINTAIN DISCHARGE
AIR TEMPERATURE SETPOINT.H. HEATING COIL SCR CONTROLLER SHALL MODULATE TO MAINTAIN DISCHARGE AIR
TEMPERATURE SETPOINT IF OUTSIDE AIR TEMPERATURE IS LESS THAN DISCHARGE AIR TEMPERATURE SETPOINT.
I. UV LIGHT SHALL ENERGIZE.
NOTE: PREHEAT COIL AND COOLING COIL SHALL NOT OPERATE AT THE SAME TIME.
OCCUPIED MODESUPPLY FAN CONTROL
A. THE SUPPLY STATIC PRESSURE SENSOR LOCATED APPROXIMATELY 2/3 OF THE WAY DOWN THE MAIN SUPPLY DUCT. POINT MUST BE DIRECTLY WIRED TO THE CONTROLLER. IT IS NOT PERMISSIBLE FOR SIGNAL INPUT TO BE COMMUNICATED TO CONTROLLER OVER COMMUNICATIONS NETWORK.
B. THE VARIABLE FREQUENCY DRIVE (VFD) MODULATES THE SUPPLY FAN TO MAINTAIN DESIRED STATIC PRESSURE SETPOINT.
C. UPON AN INCREASE IN STATIC PRESSURE THE VFD SHALL DECREASE THE SUPPLY FAN SPEED TO MAINTAIN SETPOINT.
D. UPON A DECREASE IN STATIC PRESSURE THE VFD SHALL INCREASE THE SUPPLY FAN SPEED TO MAINTAIN SETPOINT.
EXHAUST FAN CONTROLA. THE EXHAUST STATIC PRESSURE SENSOR LOCATED APPROXIMATELY 2/3 OF THE WAY
DOWN THE MAIN EXHAUST DUCT. POINT MUST BE DIRECTLY WIRED TO THE CONTROLLER. IT IS NOT PERMISSIBLE FOR SIGNAL INPUT TO BE COMMUNICATED TO CONTROLLER OVER COMMUNICATIONS NETWORK.

ELECTRIC HEATING COIL CONTROLA. UPON AN INCREASE IN HEATING DISCHARGE AIR TEMPERATURE ABOVE SETPOINT, THE
REHEAT COIL SHALL MODULATE DOWN TO MAINTAIN THE REHEAT DISCHARGE AIR TEMPERATURE SETPOINT. SEE POINTS LIST FOR INITIAL SETPOINT.
B. UPON A DECREASE IN HEATING DISCHARGE AIR TEMPERATURE BELOW SETPOINT, THE HEATING COIL SHALL MODULATE UP TO MAINTAIN THE REHEAT DISCHARGE AIR TEMPERATURE SETPOINT.
COOLING COIL CONTROLA. UPON AN INCREASE IN DISCHARGE AIR TEMPERATURE ABOVE SETPOINT, THE
COOLING COIL COMPRESSORS SHALL MODULATE TO MAINTAIN THE DISCHARGE AIR TEMPERATURE SETPOINT. SEE POINTS LIST FOR INITIAL SETPOINT.
B. UPON A DECREASE IN DISCHARGE AIR TEMPERATURE BELOW SETPOINT, THE COOLING COIL COMPRESSORS SHALL MODULATE TO MAINTAIN THE DISCHARGE AIR TEMPERATURE SETPOINT.
