I am sure you are aware that many of today’s wealthiest individu-als have amassed their fortune through Real Estate. John Jacob Astor is known as the first American multi-millionaire. The son of

a German butcher, his story began in the late 1700’s as he created a monopoly as a fur trader. Growing weary of the industry’s demands and challenges, John moved to New York where he diversified his endeavors into Real Estate. After several years of purchasing assets in Manhattan, Mr. Astor sold off all of his interest in the fur trading busi-ness focusing exclusively on Real Estate opportunities, growing his fortune from $250,000.00 to $20,000,000.00 by the time of his death in 1848. By the way, you may be familiar with one of his holdings still held by his family located on Park Avenue, called the Waldorf Astoria Hotel.

With today’s most advanced technological resources, we’ve con-cluded that one consistent trend is evident; Markets will collapse. In fact, since the early 1800’s U.S. Real Estate markets have experienced a major “Boom” followed by a “Bust” on average of every 18.2 years. Without going into great detail (you can Google that!) The first major American Depression was in 1819 with problems stemming all the way back to the War of 1812 (In future pages you will understand why 1812 is significant to our investors). Banks were forced to call in loans, foreclose on farms, which in turn resulted in many bank failures. Then it was the Panic of 1837 (the second longest), again in

1857, 1873, & yet again in 1893. And of course foremost in all of our minds (especially considering current trends) is the Great Depres-sion of 1929. The Real Estate cycle did not recover till the 1950’s and flourished until the next “Bust” in 1974. A consistent theme here is each crisis was preceded by a steady decline in the stocks of a major commodity.

The stories of time have taught prudent individuals who listen, some very crucial lessons. A few of those lessons worth committing to memory in our opinion are as follows:

Consistent declines in the Stock Market along with financial issues abroad have preceded same within the Real Estate sector. Bond Rates, CD rates and even institutional financing rates have reached all-time lows for years while lending restric tions tightened even after market corrections occurred.

In each instance several “pioneers” seized the opportunity to capitalize on the tragic course of events to fortify their holdings.

And now as then, a window of opportunity has opened. HIS Capital Group along with its prudent team of entrepreneurs and private investors understand that a great transference of wealth is upon us. Highgate Industrial Park Belfast, N IrelandThough Newtownabbey was officially formed with the merging of seven villages in April 1958, recently uncovered artifacts & maps show the White House castle (a local land-mark) & other remnants dating back to 1569. Nestled on the Northern Shore of Belfast Lough for over 400 years, the castle is recognized as one of Ireland’s oldest and most im-portant buildings. Serving as a navigation marker for ships, the building & surrounding area has witnessed many scenes from the sailing ships that carried King Williams’ armies, the Titanic sailing on her maiden voyage, to the Luftwaffe bomb-ers using it as their gateway into the city.

Today, Newtownabbey is not only one of the most popu-lated urban areas, it is also known as the premier industrial area in Northern Ireland. One of the last large rural townships between Philadelphia & New York en-compassing over 30 square miles, “The Island” has a strong agricultural history and is home to the John Heinz National Wildlife Refuge at Tinicum, attracting visitors year-round.

Lakeview Village Opp, AlabamaThroughout history as incomes have declined the demand for lower cost housing has risen. While it is difficult to pinpoint, some say the first appearance of the mobile home dates back to the travelling European gypsies of the 1500’s. In the states our first glimpse was on the outer banks of North Carolina in the 1870’s. When the tide rolled in teams of horses were used to relocate the home. Next would come the automobile pulled trailers of the 1920’s, originally made for camping. The Great Depression caused a major population shifts as hundreds of thousands of people moved to other regions to escape poverty and to start new, fuelling the need for a family to be mobile. World War II saw vet-erans returning home to find a lack of affordable housing & jobs difficult to find, fuelling the demand for an alternative.

Kilcooley Abbey Estate Tipperary IrelandLocated in South Tipperary, Killcooley Abbey Estate has oc-cupied a pictured & storied location among the Slieveardagh Hills with commanding views of over 1250 acres of wooded mature parkland, Tipperary & Kikenny. This majestic estate mansion was built by Sir William Barker in 1790 and passed on to his nephew Chambre Brabazon Ponsonby serving as home to the Ponsonby family from 1770 until 2008.

A vast portion of the Estate was built between 1967 and 1976 to re-house people displaced from inner city areas of Belfast. While the main house is a stunning 18th century mansion, the property also comprises a traditional stable yard with stables, a 9.8 acre lake, boathouse, extensive lawns, a walled garden, old Cistercian abbey as well as a number of dwellings dispersed among the forestry lands. Rebuilt in the 1830s due to a fire and subsequently refur-bished in 1910 and 1935. The house is approached by a long driveway, which passes through shady woodland and leads to a wide forecourt with stone steps leading up to the front door. The residence boasts an impressive 25,000 square feet on two stories. An amazing front entrance hall with a soaring ornate plaster ceiling greets you, along with a large oak fireplace, glazed dome and carved oak walls. The hall is floored in oak parquet tiles.
