Inspect Overall Furnace Exterior Safety and DuctsInspect Vents Examine Exterior Check for Gas Leaks Test for COVisually inspect all vents and airflow paths. Remove obstructions and clean as necessary. This ensures that heat is appropriately distributed throughout the apart-ment.

Look for external hazards such as charring, tripped breakers, loose wiring and shut–offs. If hazards exist, make repairs if you are qualified, or notify your supervisor immediately. Inspect visible ducts and flue and verify all are in good condition.

There are many ways to check for gas leaks. Bubble solutions and gas leak detec-tion instruments are the most common methods for testing. Follow the operat-ing instructions to ensure accurate use.

Test the area around the furnace and other gas appli-ances for any carbon mon-oxide (CO) leaks. Refer to the CO Testing picture book for testing procedures and other CO information.

At Aimco, heating and cooling accounts for about 54% of the energy use in a typical apartment home–making it the largest energy expense and an ongo-ing issue for service teams. Additionally, HVAC is one of the largest sources of service requests. Throughout the life of HVAC systems, Aimco uses preventive maintenance steps that can incremen-tally improve heating and cooling ef-

ficiency and unit life expectancy. Regular maintenance is the best way to keep heating and cooling systems operating at optimum efficiency. It is more cost–effective to periodically conduct routine maintenance procedures than to replace a system prematurely. As HVAC systems operate at a higher standard, HVAC–related service requests are reduced, saving time and money.

Our information shows that the overall appearance and condition of our properties plays an important part in why residents decide to move into an Aimco apartment. The infor-mation also shows that the main reason why residents decide to stay at an Aimco property (i.e.: renew their lease) is almost entirely based upon the quality of their maintenance experience (move-ins, service request quality, courtesy, and communication). Service Team members are often the most vis-ible point of contact. For this reason, the residents come to expect a high degree of professionalism and care from our Service Teams.
