Project overview:

Honeywell identified potential savings that could be obtained through greater control of the fresh air provision in the hotel, without any negative impact on the hotel occupants. Fresh air was being constantly heated or cooled and then delivered to all the accommodation, the restaurant and the lobby, even if those areas were not being used.

The proposed retrofit would deliver fresh air only when required to each area and, by doing so, would significantly reduce the energy and the cost associated with that element of the building management system.

The Honeywell offer• IModify the software for the fresh air AHU

controller to add controls for energy savings,

and create a new schedule for week days,

weekends and ‘exception’ days to reduce the

annual workload for the air handling units.

• Install a CO2 sensor, plus inverters on the

supply and exhaust fans, to ensure the

provision of fresh air is linked directly to the

actual occupancy of rooms and areas in the

hotel.

• Reset temperature parameters from

fixed to variable, based on the outdoor air

temperature.

• Provide support to the Hilton when seeking

to obtain Government funding for the project.

The Hilton Strasbourg is an upmarket hotel, located close to the city centre and the European Parliament. Built in 1981, the eight-storey building boasts 245 guest rooms, executive rooms and suites, 14 function rooms, a bar, restaurant, fitness room and 24-hour business centre.

Honeywell Building Solutions installed the hotel’s HVAC equipment and its building management system at the time of its construction, and has been responsible for the maintenance and development of the system since then.

Environmental• Hilton has significantly reduced the amount

of energy needed to heat, cool and distribute

fresh air throughout the hotel by around

904,000 kWh per year, with the equivalent

reduction of greenhouse gases, and

without any negative impact on the hotel’s

operations, staff or guests.

• This substantial saving is a significant

illustration of Hilton’s commitment to

ongoing environmental improvements.

Financial• The reduction in electricity and gas use

following the retrofit is saving over

€39,000 each year. These savings paid for

the project within the first year of operation.

In future years, the savings will effectively

increase, as the cost of energy goes up.

• The excellent ROI has also funded

improvements to the existing building

management system, including fully funding

the replacement of a server and updating

the EBI supervisor software.

• The project was part-financed by

Governmental aid (2%) following a proposal

and support by Honeywell. (document CEE

Operational• The retrofit has reduced the workload of the

air handling unit and associated equipment,

which will positively impact on the durability

of these assets and the associated

maintenance programme.

• The EBI supervisor upgrade has enhanced

the system’s operation and is helping Hilton

to identify other energy and cost-saving

opportunities for the hotel.
