Caulk reappears throughout theinside and outside of yourhome. It provides a wonderful

solution to sealing both joints andseams around the home, and is rela-tively inexpensive to replace. Re-caulking may seem daunting, but it iseasier than you might think.

Here’s what you need to know inorder to do the job correctly:

• First, buy the caulk specific to thejob. If you purchase the cartridge,you’ll need a caulking gun. If you optfor the squeeze tube, you won’t needthe gun. Just keep in mind that manyprofessionals usually opt for the car-tridge-and-gun combo because ithelps to distribute the caulk moreevenly than a squeeze tube.

• Second, prep the area. Remove theold caulk with a retractable razor-blade scraper and vacuum up anydebris. Clean and dry the surface.

Then, mask off the two sides of thejoint using either painter’s tape orcaulking tape. Use long strips andmake sure to keep them straight.

• Third, get ready to caulk. Cut the tipof the tube at a 45-degree angle witha utility knife or, if you have a caulkinggun, you may be able to use the built-in cutter. Oftentimes these guns willhave a hole at the top for this pur-pose. Insert the nozzle in the hole andpull the trigger to cut. Start at the topand cut just a little bit. Test it to see if

you like the size of the bead. If it’s toosmall, cut again until it’s just right. Aftercutting, break the seal by driving a nailor wire into the nozzle hole. Your gunmay also come equipped with a built-in puncture wire.

• Fourth and finally, practice makinglines before applying the caulk to thearea. Angle the nozzle at 45 degreesand aim for slow, smooth and contin-uous lines. When you’re done, smooththe joint. Use a wet finger and applyfirm pressure. Then, remove the tapeby pulling it away from the joint at anangle.

Once you are done, you can savethe leftover caulk for future use.Cover the end with a caulk lid, whichis sold separately at your local hard-ware store, or with a nail or screw.

Town & Country Builders is alicensed general contracting designbuild firm that has been serving

Oahu residents for the past 32 years. Thecompany specializes in new and customhomes, remodels, second-story additions,designer kitchens, bathrooms, Americanswith Disability Act (ADA) modifications/improvements as well as multi genera-tional homes, and it offers full constructionservices including planning and permitting.

On a recent project, homeowners inHawaii Kai contacted Town & CountryBuilders about the possibility of construct-ing a second-story master bathroom andwalk-in-closet addition adjacent to theirexisting master bedroom. They wanted todo this because they had four members inthe household sharing one bathroom andshower on the second-floor level. Theywanted an additional full bathroom withdouble lavatories, a toilet, tub-showercombination and a walk-in closet for addi-tional wardrobe space.

Here’s the ChallengeThe contractor scheduled a site visit to

view the situation and discuss the projectwith the owners. After analyzing the condi-tions in the area, two options seemed pos-sible:

Option OneBecause of the proposed location of the

new bathroom, tying in the waste connec-tion needed to be addressed. The connec-tion to the sewer lateral was a distance of85 feet and was at the front-left side of theproperty. Completing the connectionwould entail excavating a trench, saw cut-ting, breaking and repouring a concretepatch across the existing driveway.Beautiful landscape would also have to betorn up.

This would be an expensive endeavorthat could destroy the lawn and create anunsightly patch in the driveway. This led thecontractor to explore another possibility.

Option TwoThe existing second-floor bathroom

was 16 lineal feet from the proposed mas-ter bathroom addition. To tie in the wasteconnection would involve removing themaster bedroom carpet and reinstalling italong with a portion of the plywood sub-floor. It also would involve removing and

replacing the existing bathroomceramic tile floor covering. This pre-sented an issue that needed special con-sideration because the bathroom was tiledwith the same color tile throughout thefloor, walls and shower. By removing thefloor tile, it would be difficult to re-matchit without removing all the tile. This wouldbe an added expense to the owner.

Additionally, a section of the gypsum-board wall and ceiling on the first floorwould need to be removed, replaced, tex-tured, primed and painted in order toexpose interior drain pipes for connection.An interior connecting door from theexisting bathroom and bedroom wouldrequire infilling and the existing bathroom

wall paper would need to be primed andpainted.

Here’s the SolutionThe homeowners decided to go with

option two, even though other buildingcontractors who had conducted a siteexcluded it as a possibility. Yes, the home-owners were inconvenienced and theirlifestyle was disrupted, but for substantialsavings in the cost of the project and thebeauty of their landscape and driveway.

The owners also located marble forthe bathroom floor that complementedthe existing ceramic tile and lookedwonderful.

Quite often it is wise to be cau-tious and explore several optionsbefore making a final decision aboutconstruction on your home. It isalso very important to engage theservices of a seasoned and knowl-edgeable architect.

It’s an unfortunate fact of life that aftera natural or man-made disaster, thereare people who will try to profit from

a community’s misfortune. Floods, hurri-canes, earthquakes, wildfires, windstormsand other disasters can destroy lives andproperty without warning. Sadly, in thewake of the tragedy, unscrupulous contrac-tors often flock to an area to take advan-tage of distressed homeowners who aretrying to repair damage or rebuild theirhomes.

But a fly-by-night contractor is one disas-ter you can prevent if you pay attention tosome common warning signs. In fact, itmakes sense to look for these signs when

you are evaluating any potential contractor,whether it’s for post-disaster repairs or fora planned renovation.

Here are some common warning signsregarding price and payment:

• You’re told you have to sign the con-tract today to get the quoted price andthat if you sign later, the price will be higher.

• You’re asked to pay the full cost inadvance, before work begins. Paying adeposit of anywhere from 20 to 50 per-cent is common, however.

Here are some common warning signsregarding references:

• The contractor doesn’t have a verifi-able mailing address for his business.

• The contractor won’t provide refer-ences for past work, or the references can’tbe reached.

Here are warning signs regarding con-tract and completion:

• You’re told that “a contract won’t benecessary.” Make sure you insist on a com-plete and clearly written contract signed byyou and the contractor.

• You’re expected to make final paymentbefore the job is completely finished andyou are fully satisfied with it.

The contractor that takesyou through this journey should have yourbest interest at heart. QUESTION OF THE WEEK: My grand-mother will be moving in with my family soonas she is unable to live on her own anymore.She is getting physically weaker, and we thinkshe may be in the early stages of Alzheimer’s.Do you have any advice for us?

Today is Grandparents Day, the per-fect day to answer your questionand a reminder to appreciate the

seniors in our lives. Your question is espe-cially timely as more and more families facecaring for aging parents or grandparents intheir homes. Diminished strength, impairedhearing or vision and memory lapses are allnatural symptoms of aging that you canaccommodate in your home to make lifeeasier for everyone. Taking in aging parentsshould be an act of love, not a sacrifice, sofirst look at the situation as an opportunityto give back, then make some sensiblechanges.

Clutter and things …First of all, I know everyone is probably

tired of hearing about clutter, but I have toaddress this, at least briefly. When parentsmove in, they often bring a lot of theirbelongings with them. Prepare yourself andyour parents by getting rid of anything youno longer need or use. If not, the increasedclutter will bring challenges.

While I understand it seems wasteful toget rid of things or “perfectly good furni-ture,” it may be necessary. Whenever youopen your home to seniors, you create theopportunity to experience irritation, frus-tration and more because personal andphysical space diminishes. Turn this into anopportunity to do something positive forpeople you love by purging the clutterfrom your home.

Why is it important to clear out?Clutter ties you to the past physically,

emotionally, mentally and spiritually,

reminding everyone of how things “were,”not how to accept things as they are.Remember, everyone’s lifestyle is about tochange, so take action now to get ahead ofthe game. Clutter around the home cancontribute to confusion, respiratory prob-lems because of dust accumulation, acci-dents and a negative mental attitude.Energywise, having too much clutter can becompared to living in the middle of a hur-ricane or being buried in a landfill.

Increase lighting and reduce glareYou may not have thought much about

lighting and glare before, but when peopleage, their vision diminishes, and adequatelighting for you is likely not enough forthem. What can you do?• Create consistent and brighter lightingthroughout the home. Inconsistent lightinglevels can produce scary shadows and con-fusion. Increase wattage in lamps, and addnightlights in hallways, corners and nearstairs. • Diminish glare. Glare can create feelingsof discomfort for seniors, so put place matson glass tables, and area rugs on shinyfloors (make sure they are secured toavoid a tripping hazard.)• Bring in as much natural daylight as pos-sible. Daylight stimulates the circadian and

neuroendocrine systemsthat regulate the body’sentire homeostasis, soclean the windows andopen the shades or blinds.

Look at furniturethrough new eyes

Choose to keep onlyfurniture that is most sup-portive for this new multi-generational life-style. Takethese tips into considera-tion:• Keep some chairs witharms to facilitate standingfrom a seated position.• Get rid of or secure fur-niture that swivels or rocksto prevent unnecessary

accidents.• Remove, replace or alter furniture withsharp edges and corners. Choose roundover square and smooth over sharp.• Upholstered furniture is better for com-fort and energetic security.

Once you choose the layout for the fur-niture you keep, do not change it. Keepingeverything the same creates stability andhelps to avoid confusion.

Use color to create contrastBy adding color and contrast in your

home, you can help ease the effect ofdecreasing vision. The simpler you canmake it to distinguish between surfacesand areas of the home, the saferit will be, and you will naturallyreduce stress levels. Here aresome guidelines:• Use contrasting colorswhenever you can — forexample, between floors andwalls, dishes and tablecloths,the risers and flat surfaces ofstairs, the fixtures in the bath-room, the furniture and floor-ing, etc. • Define the dining room table.Use a tablecloth color that

contrasts with the rest of the room. • Avoid busy patterns. Complex patterns,especially on the floors, contribute to delu-sions and insecurity. • Paint your parents’ bedroom a complete-ly different color from the rest of the houseto help them energetically distinguish theirarea from other areas of the home.

When the mercury rises, it is hardto remain comfortable insideyour home without running up

a huge bill. Fortunately, the solution ismuch more affordable than investing in anew air conditioner or central air system.According to the American LightingAssociation (ALA), installing a ceiling fanin each living space will help family mem-bers feel cooler while saving energy. Andif you have not upgraded your ceiling fansin the past eight years or so, you are miss-ing out on saving even more money asmany of today’s models are more efficientthan ever.

“A ceiling fan can save homeowners asmuch as 40 percent on their air condi-tioning bills by creating a breeze thatmakes the ambient temperature feelseven or eight degrees cooler than itactually is,” explained John Moody of ceil-ing fan manufacturer Fanimation. “You canset your thermostat at 80 degrees and itwill feel like it is set at 72 degrees.”

How exactly does that work? “A ceilingfan cools the room by creating a ‘windchill effect.’ It does not lower the roomtemperature,” Moody stated. “This windchill effect makes you feel cooler byaccelerating the evaporation of perspira-tion on your skin. It’s the same feelingyou get when you open the window ina moving car. If you have a ceiling fanin a room with a temperature of 80degrees, running the fan can make itfeel as if it is 72 degrees inside. Whenused in conjunction with an air condi-tioner, a ceiling fan can lower energycosts because you can now set thethermostat of your air conditioner at ahigher temperature.”

Joe Rey-Barreau, education consult-ant for the ALA agreed. “Ceiling fanshave become popular in almost everyroom where people sit or stand forextended periods of time,” he noted.

For large homes, installing ceilingfans in laundry rooms and closets isbecoming more common, accordingto Bethany Pir tle of Emerson CeilingFans. “While those may seem like unusuallocations, having air circulation in thoseenvironments helps prevent staleness,”she said. “Master bathrooms are also aperfect place for smaller ceiling fansbecause hair dryers and  steamshowers  can make a bathroom hot and

sticky. A small-span fan can quickly andefficiently add comfort.”

Another factor in determining whereto install a ceiling fan is the fan’s UL list-ing. There are three basic UL-listed rat-ings for indoor, damp and wet locations.Fans that are rated only for indoorsshould not be used outside — even if

the area is mostly covered.“Moisture and humidity can affect

both the performance of the motorand the stability of the blades,” Rey-Barreau explained. “Fans that are ratedfor damp locations can be used eitherindoors or outside in a setting wherethey are in a protected environment

such as a porch.” Wet-rated fans can beinstalled outdoors in situations wherethey will be in direct contact with water,such as in gazebos or mounted above apatio on the underside of a deck.

“The popularity of outdoor living envi-ronments has meant bringing along all of

the amenities that make the inside socomfortable,” Pir tle said. She suggestsselecting a wet location-rated ceiling fanwith a light kit to provide nice moodlighting when enjoying the outdoor areaafter dusk.

Besides greater efficiency, the secondmost improved aspect of modern dayceiling fans is the wide variety. “Fan designhas come a long way since the 1970s,”explained Tom Frampton of Fanimation.“You can now select a contemporarymodel with clean understated linesmeant to blend into your décor for a ‘lessis more’ approach or step out and selecta model that serves as a focal point.”

Rey-Barreau concurred, adding, “Therange of ceiling fan styles available todayis without boundaries. They have becomeas much a decorative element in a spaceas a decorative lighting fixture,” he said.“The broad range allows ceiling fans tobe selected so that they support andenhance the design style of the furni-ture.”

Pir tle said that the sky (or better yetthe ceiling) is the limit when it comes toaesthetics. “Every style you can imagineis available in a ceiling fan,” sheexplained. “Over the last 20 years, therehas really been a shift from viewing theceiling fan as an appliance to more of ahome décor item.  People care abouthow their furniture and lighting definetheir space and now — more than ever

Observe your true reflectionWhen looking to bring any room together, choose a mirror that accurately matchesyour sense of style and grandeur. Then, make sure you place it in the right spot

I’m sure you’re already aware that mir-rors often make a room feel larger, butdid you know they can do so much

more? A single mirror can add style and piz-zazz because it often serves as the focalpoint of a room.

So if you’re shopping for the right mirror,I have a few tips to help you locate the onethat truly reflects your sense of style.

Find your style. First, take inventory ofwhat’s already in the room. What style doyour pieces reflect? What style will your mir-ror need to enhance? Urban and edgy?Contemporary? Island?

Let’s say you’re looking for a mirror toplace above a dresser, console table or van-ity. You can find one with elements thatmatch the piece. But wouldn’t it be moreinteresting if it were juxtaposed with a com-pletely different style, color or finish?

Mix styles. If you’re like me and you defi-nitely want to go for a bit more interest andcontrast, then opt for a completely differentstyle of mirror — but remember to look foran element that will still tie it in with the fur-niture piece underneath. If the mirror’s finishof, say, bronze or silver coincides with thehardware on your table, that’s great!

I personally love the effect of mixing styles,as shown in the photo at far right. The con-sole table is a carved Asian piece, so the saferoute would have been to go with a moretraditional mirror, with perhaps a gold frame.

Instead, I opted for a super-contempo-rary mirror with clean lines and no frame.What makes the grouping work is that thecontemporary feel of the mirror is repeat-ed in the silver tray on the table, while thetable’s Asian style is picked up in both thereflected silver Buddha head and the orchidarrangement.

If you want to put a wood-frame mirrorover a wooden table, give the pairing morevisual interest by searching for a mirror

with a completely different look from thestyle of the table.

A mirror can be a fantastic focal piece, asthe other photo on this page shows. Thismirror, with a frame of studded lime green,would work fabulously in a fun and funkyroom — much like a teenager’s bedroom(imagine the fun she’d have looking at her-self!), or an office that wants a splash of lifeand interest. I would pair it with a very sim-ple table or vanity to allow the color andstyle of the mirror to be the star.

Size matters! Now let’s talk about size.A good rule of thumb is to not go top-heavy with mirrors. Generally speaking, thepiece of furniture beneath your mirrorshould be several inches longer on eitherside, giving the mirror room to breathe.

Small can be beautiful. I’m not a big fan

of having a lot of little things. So when itcomes to mirrors and artwork, I prefer togo bigger. However, what I have done —especially when dealing with smaller spaces— is to put several smaller mirrors of vary-ing styles together to create a larger group-ing. That can be a fun and interesting look!

How big? Consider the layout of yourroom and the other pieces of furniture init. If you have a large bookcase, entertain-ment center or window, you may want alarge mirror for balance.

Think of the view. And finally, where doyou place this mirror? I’m not the feng shuiexpert around these parts (see feng shuiconsultant Alice Inoue on page 13), but asimple question is, what is that mirrorreflecting? As a simple rule, you want it toreflect something beautiful or appealing —

not the TV or a closet door. Finally, keepplacement in mind. The mirror’s heightshould rest comfortably at eye level.

could be destroyed, 38 percent of homes andapartments could be heavily damaged and an addi-tional 40 percent will probably have minor damage.

Increased since 2007, Hawaii is now designatedas a 105 miles per hour wind zone, which is equiv-alent to a “Category 2” hurricane. There are plansto increase this figure. A combination of theincreased wind zone and the dangers posed byhurricanes has prompted the Hawaii State BuildingCommission to adopt new building codes. Thesecodes require high-performance windows anddoors that can resist hurricane-force winds and theimpact of flying debris.

T here are many aspects about photovoltaic(PV) systems that you need to know priorto purchasing. Basic knowledge will help in

assuring that your purchase is an informed deci-sion. Pacific Islands Construction believes thatwith information, consumers will make the rightdecision for themselves.

Almost all manufacturers of solar modules arelosing money and going bankrupt, or just leavingthe industry. It was reported by local media thatSharp, the latest manufacturer to close its solaroperation, would be selling its business in order tohelp satisfy its $16 billion debt. Weekly earningreports reveal that losses are mounting withalmost every manufacturer. Choose a moduleproduced by a manufacturer that is financiallysolid like Kyocera, which is financially strong andhas been in the industry for a long time.

Solar equipment needs to be maintained andthis includes cleaning the modules and getting theracking system inspected. Also, inspecting/repairingthe roof penetrations, all electrical componentsand cleaning the inverters is recommended. PacificIslands Construction has a five year maintenanceprogram with every system installed to ensurethat it will not develop problems. If you would liketo have your system inspected, even if the company did notinstall it, Pacific Islands Construction maintains systemsinstalled by others on a yearly contract.

Not all PV modules are the same, and quality does makea difference. In the last few years, power losses of installedsolar modules have been observed when the modules areexposed to high negative-voltage bias. The industry hasfound this leakage of current flow between cells and is call-ing it Potential Induced Degradation, or PID. In anotherrecent report, a phenomena called “snail trails” has beenfound in more than 25 manufacturers’ modules.Discoloration of the contact grids has been observed inthese modules and owners claim that they are under-per-forming. Speculation for reasons why these problems areoccurring center around the thickness of the cells, thicknessof glass, cell fractures and frame construction.

PV systems are installed on your roof, so it is importantthat they are installed with racking systems and flashings thatmeet the IBC (International Building Code). The modulesmust be installed so that they do not fly off the roof duringhigh winds, and to ensure they do not, many roof penetra-tions are made to secure the racking system that holds themodules. Also, each attachment needs to be flashed prop-erly so that the roof does not leak. Unfortunately, con-sumers are assured that their systems have been installedproperly when, in many cases, this is not true. To know whatyou’re getting, ask for documentation on the flashings andracking system.

Finally, be wary of any sales talk that promotes trying tomanipulate the state tax code by giving you credits you donot deserve.
