On any given day, it’s not unusual to

see up to 20 bicycles leaning against

the racks at the Leisure Club. The

preferred mode of transport around

here is by two wheels or walking.

Q. Is the weekly fee like a body corporate

fee and do you have a sinking fund?

The weekly site fee is one simple fee that

covers rates, water, use of all the facilities

and management of the community. The

maintenance of common areas, facilities and

infrastructure is covered by Halcyon and no

home owner is required to contribute to a

sinking fund.

Q. I am on a pension and on my own.

Can I get Centrelink assistance towards

the weekly fee?

Whether you are a couple or single, if you

are on a pension you will be eligible for

Centrelink assistance towards the weekly

fee. The maximum assistance for this is just

under $120 a fortnight. In addition to this

Halcyon has set the weekly fee for a single

at a lower rate than for a couple.

Q. Can I get financial assistance towards

my purchase and if so what is the interest

rate?

Yes, Halcyon is able to offer financial

assistance at the time of purchase. After

much consultation with buyers it was

recognised that for many making monthly

interest payments was undesirable so

Halcyon can provide a loan that involves no

monthly interest payments.

Q. How much can I get and have others

done this?

Currently nearly 50 home owners have

taken advantage of this financial assistance.

For selected homes in the ‘Lifestyle Series’

up to $80,000 is now available towards the

purchase of a new home.

Q. Is Halcyon licensed to do this?

Halcyon Management is fully licensed as

an Australian Credit Licensee pursuant to

the National Consumer Credit Protection

Act 2009 and issued by ASIC, Australian

Securities and Investments Commission.

Q. To keep my cost of living down, can I

put up solar panels?

Yes you can. Halcyon is fully supportive of

environmentally friendly options such as

solar panels that offer cheaper living choices

for our home owners.

Q. What does 8-Star energy efficiency

mean?

This means that the home is given a rating

based on its energy efficiency. Each star

equates to approximately $14 per week in

saved energy costs. If you are coming from

a typical older suburban home, your home

is probably around 3 or 4-Stars. Halcyon is

proud to announce that the ‘Lifestyle Series’

of homes will carry an 8-Star rating meaning

better living for you.

Session it became apparent that throughout

the buying process there are many questions

that sometimes remain unspoken and

therefore unanswered. We have decided

to dedicate a portion of Halcyon Days

to answering the most common of these

questions so that you can be more informed

when it comes to taking the next step. If

Looking forward to a new ‘Lifestyle Series’ homeWhen Mary Spendlove moves into her

brand new ‘Lifestyle Series’ home later

this year, her moving costs shouldn’t be

too much of a cause for concern, after all

she is only moving a couple of hundred

metres. Also easing the day of moving is the

‘Halcyon Army’. This is a hoard of strong

men organised by a pack of efficient women.

A home owner at Halcyon Waters for over

two years, Mary is eagerly looking forward to

the move. But for her, best of all is the fact

that she gets to keep all the good friends and

Halcyon neighbours that she has made!

Even though she will soon be living a little

closer to the Leisure Club, Mary knows that

a short walk can sometimes turn into a two

hour outing and she wouldn’t have it any

other way. “I enjoy being here because

everyone is so friendly. I know that when

I walk out my front door there is always

someone to pass the time of day with, you

can stay and chat or just say good day and

walk on,” said Mary.

While her new ‘Lifestyle Series’ home is

under construction, Mary has plenty to keep

I call Halcyon home

This is my story

herself busy. Treasurer of the Halcyon Home

Owner Social Group, Mary was recently

both honoured and pleased to be elected to

a second term in the role. “I am on my own

and I know I wouldn’t have attended as many

of the events here that I have if I wasn’t on

the committee. This has enabled me to meet

so many lovely people,” said Mary.

home so much that she has chosen a

‘Lifestyle Series’ Marengo for her new home

up the street. A new colour scheme, an

island bench kitchen and a larger outdoor

entertaining area are just some of the

things Mary is looking forward to. As a

nature lover, Mary comments, “I’m also

really looking forward to looking

over my back fence and seeing

the Eastern Grey kangaroos

and all the native bird life that

are always in the Eastern Grey

Reserve”.

So passionate about the lifestyle at Halcyon

Waters, Mary has referred friends who now

also call Halcyon home. “My friends Ross and

Maree came to visit and fell in love with the

place and they have been here for a year

now and they love it. Ross’ parents then

moved in a short while later and they are

just as happy, ” she said.

Mary echoes the sentiments of the other

single ladies who live at the secure lifestyle

community. “I like the security of living here,

I can go for a walk in the evening and feel

completely safe which I wouldn’t be able

to do in suburbia. I also like the freedom

of being able to go to the gym and the

pool whenever I feel like it,” said Mary. “I

travel quite a lot and I know whilst I’m away

someone will water my garden, look after

the house and collect my mail so I have no

worries,” she added.

With the additions of solar panels the homes

go even further and become 9-Star, a first

for retirement living in Queensland. What

this means for future home owners is more

money back in their pockets to spend on

household items. Halcyon have embraced

No it’s not a new reality television game

show, the ‘Flathead Spinning Wheel’ is

actually a chance to win an all expenses

fishing trip aboard a luxury cruiser! Well

kind of anyway. The brainchild of Halcyon

Caretaker Mark Young, (aka Captain

Flathead), the spinning wheel was rolled

out for the first time at a recent Leisure

Club Happy Hour. The prize, won by

Roger Glover, a trip to ‘Straddie’ aboard

Captain Flathead’s tinnie the Lillie Rose

and the chance to bring along a friend to

share the fun.

After a few delays due to a crew change,

weather and what not, the intrepid trio

of Roger, neighbour Rob, and Captain

Flathead finally departed Halcyon Waters

very early one morning well before dawn.

In no time they had lines in near the

At a time when household budgets are

under the microscope, it’s nice to know

that Halcyon aren’t just building award-

winning homes, but are building homes

that are energy efficient as well. To obtain

the coveted 8-Star rating for homes in the

‘Lifestyle Series’ the new homes at Halcyon

Waters have perfect North, Northeast

orientation and are constructed using state

of the art products such as CSR Hebel and

enjoyed a stroll across to the east side of the

island taking in the scenery before heading

back to the tinnie and home to Halcyon.

1. How much will you save on the 8-Star

Halcyon has conducted intensive research into

this and each star is worth approximately $14

per week ($728 per year).

2. How much will a Halcyon Waters 8-Star

energy efficient home save you per year?

Assume, your previous home was rated at

6-Star, than you would save approximately $28

per week ($1,456 per year). However, if you

have moved from the typical suburban home

(3-Star) to Halcyon Waters then you might

save up to a maximum of approximately $70

star rating system but this gives you an idea of

Gail carves a niche in The ShedJust like the men of Halcyon who proved

their worth in the kitchen during the

Halcyon MasterChef cook off, Gail Kraal has

become a welcome addition to one of the

last bastions of typically male dominated

territory at Halcyon Waters. The Shed. “The

boys never give me a hard time,” laughed

Gail. “They made me feel welcome right

away and are always so helpful,” she added.

For Gail, The Shed was a chance to try

something brand new, something that had

been in the back of her mind for awhile. The

idea of working with her hands and using

tools as a creative outlet was appealing to

her. “I can’t sew or knit so I thought I’d get

out of my comfort zone and try something

A bus load of adventuresWith so many varied home owner

special interest groups and hobby clubs

at Halcyon Parks, the trusty community

bus is always in high demand. Whether

it’s transporting golfers to the Club,

heading off to Sunshine Plaza for

shopping and movie days or visiting art

studios and galleries in the Hinterland,

the free home owners bus is always

out and about. More recent adventures

include a day trip to Toowoomba

and back by the ‘Beading Ladies’ who

attended a craft expo and a delightful

local outing to the famed Mary Cairncross

Scenic Reserve at Maleny.

The Cairncross Reserve was given to the

Landsborough Shire Council in 1941 by

three Thynne sisters. They named the

reserve after their mother, Mary Thynne

(née Cairncross, born 1848). Overlooking

the Glasshouse Mountains, the reserve

is one of the best remaining subtropical

rainforests in Australia and has an area of 55

hectares and reaches a peak canopy of 440

meters.

Fortunately, one of the Halcyon Parks

home owners was a former volunteer at

the Reserve, so the bus load of ‘Halcyon

Tourists’ were lucky to get a special tour

through the rainforest. The group enjoyed

a home cooked meal for lunch before

hopping back on the bus for a scenic 30

minute trip home through the Hinterland.

No wonder the bus has already clocked

up 172,000kms in just a few years!

out beautifully crafted crosses that she gives

away. Made from Surian Cedar before

being hand sanded and oiled, the crosses

have become so popular that people now

request them. After a bit of research and

some advice from the boys, Gail is looking

to create pieces from new timber including

Huon Pine from Tasmania and Olive Wood

from Israel.

Future plans also include crafting some

jewellery, but Gail is happy to be picking

up handy hints and learning to use some

of the wide range of tools available in The

Shed. “There’s so much equipment that you

could build a house,” said Gail. “It’s a great

place, there’s no dust when you’re working

because of the built in exhaust fan.” Situated

near the Garden Studio and Tennis Court,

The Shed is a magnet for home owners

working on a whole range of projects and

hobbies or just catching up for a yarn.

There wasn’t a spare seat in the room when

more than 160 future Halcyon Landing

home owners turned up to hear a ‘no

nonsense’ presentation from renowned

property industry analyst and media

commentator, Michael Matusik.

The up close and personal session covered

a broad range of topics of interest, including

the state of the Sunshine Coast property

market, affordability, housing supply and

demand, superannuation and economic

growth in the region. Matusik also detailed

his opinions on Bli Bli as a “Middle ring island

plus new community”, citing the value of its

location at the junction of roads from the

North, South, East and West. He also noted

Hopping about with ‘Halcyon’Readers of Halcyon Days would be familiar

with the story of ‘Halcyon’ the little joey who

was rescued by a home owner after being

abandoned by his mother. As promised we

are following the story of his 12 month long

rehabilitation and are pleased to report he’s

doing just fine. Now aged seven months, he

is in the full time care of the Advancetown

Wildlife Rescue and has been adopted by

Robyn, who works at the clinic and has

become his fulltime ‘Mum’.

He now jumps in and out of his ‘pouch’

regularly and is spending time outside with

Robyn. As well as six bottles of milk each

day, he is eating grass and pellets. Robyn

cuddles him like a baby and it is very clear

that he enjoys the social contact. As he gets

bigger and stronger, Robyn has said that she

will need to distance herself to allow an easy

transition back into his environment before

being released into a mob at Murgon.

Halcyon Waters has sponsored his

rehabilitation and donated numerous items

needed by the Clinic, as they operate only on

donations. They do a wonderful job working

with injured animals and helping these

beautiful creatures get back to their natural

habitat.

Persian ChickenBy Doug

Ingredients

1kg cooked chicken

2 large onions chopped

1 cup water

1 cup red wine

2 tsp chicken stock

1 tbsp curry powder

3 tbsp tomato puree

250g baby button mushrooms

3 spring onions, finely sliced

2 cups grapes (black/green or mix of both)

400g can apricots, drained and sliced

½ cup parsley chopped

½ cup mayonnaise

1 cup cream, lightly whipped

Method

1. In a large heavy pan or casserole dish add

onions, water, wine, chicken stock, curry

powder and tomato puree.

2. Simmer for 30 minutes until liquid has

reduced to chutney-like appearance. Stir

frequently.

3. Add diced chicken, baby mushrooms,

spring onions and grapes.

4. Cook for about 5 minutes to warm

chicken through.

5. Fold in parsley, mayonnaise and cream.

6. Serve with rice or noodles and crisp salad.
