Smaller household smaller homeCanadian households are defi nitely
shrinking, according to Stats Canada.
Seven decades ago the average
household consisted of 4.3 people, by
2011, the average size had dropped
to 2.5 people per household, albeit,
theres plenty more of us to house.
While the majority of Canadian
homes built over the last century
were created to support larger
households, traditionally comprised
of two parents with children,
nowadays one or two people make
up the majority of households, which
is why apartment and condo living, in
urban areas in particular, has become
increasingly popular.
The impact of smaller families on
the Canadian housing market has
been signifi cant, spurring a dramatic
change. The introduction of more
housing options of all shapes and
sizes is e ectively servicing smaller
households who need a ordable
options. While larger dwellings are
still a need, the next time you see
another crane in the air keep this
new demographic dynamic in mind.
While Canada continues to grow,
new housing needs will continue to
reshape the cities and homes that we
live in.

I love real estate, and Ive always
looked at it in three ways: as a
property for an owner to call home,
as a fi nancial investment, and as a
place for renters to occupy. Condos
are really the only form of real estate
that have mass appeal to every kind
of end user. Its fascinating, and it
amazes me that so many di ering
needs and expectations are being
fulfi lled in a single development.
I see the vitality in our market and
think our condo developments are
strong and forward thinking. Theyre a
great foundation and continue to help
our city fl ourish. But I leave investing
advice to the professionals, and weve

DURING A RAINSTORM or after
the snow melts, have you ever
wondered where all that water
goes?
Its a good question and engineers
and environmental science
professionals use many techniques
to help control stormwater within a
neighbourhood to ensure water fl ows
to the right places.
Prior to the 1980s, not a lot of
attention was paid to stormwater
management. The main challenge
then became water quantity
containing and redirecting water,
especially during major storms. A
common strategy used then was
dry stormwater ponds that could
be incorporated in parks, soccer
pitches or baseball diamonds. These
recreation facilities do double duty by
controlling stormwater during major
storms when the parks arent being
used due to inclement weather. You
can still fi nd them in places such as
the Ada Mackenzie Park in Richmond
Hill, the Aldergrove Park in Markham
and the Copland Park in Aurora.
Since then, things have changed.
Rules and regulations for water quality
control and environmental protection
have been legislated and a variety of
stormwater management techniques
have been invented and integrated
into new communities across the GTA.
As the focus of stormwater
management techniques shifted to
water quality, one of the most visible
tools used has been wet stormwater
ponds. Found in many communities
across the GTA, they are designed to
look like a natural greenspace, while
collecting, retaining and treating
stormwater.
The building and development
industry designs and builds
them as part of developing new
communities and municipalities are
responsible for maintaining them.
The maintenance alone can be
challenging and expensive.
In recent years, engineers and
environmental scientists have been
innovative in creating alternative
strategies to collect, move and treat
stormwater after a rainstorm or
snow melt.
One such alternative is referred to
as low impact development (LID). It
is a planning and engineering design
approach that seeks to mitigate
the impact of stormwater and is a
toolkit of sorts with technologies and
techniques to harvest, fi lter, detain
and infi ltrate stormwater.
Its an attractive approach
because the technology and
techniques can use both private
and public property and many
help to achieve environmental
sustainability targets.
The industry sees an opportunity
in enhancing and evolving the use
of recreational parks. Improving on
the techniques used in the 1980s,
integrating stormwater management
and LID tools while maximizing the
land use can be a win-win.
One of the fi rst new neighbourhoods
to integrate this improved technique
is The Vales of Glenway project, a
residential development with 185
new homes now under construction
in Newmarket.
The team led by developers Bazil
Developments and builders Mosaik
Homes worked closely with municipal
and conservation authority sta to
fi nd innovative solutions to manage
stormwater using LID techniques
on both private and public property,
including a park, setting a new
precedent for years to come.

TIME AND AGAIN, owning real estate
has proven to be a wise investment.
If you have not yet entered the
homeownership marketplace, now
would be a good time. Mortgage
interest rates continue at low
levels, and this single-digit rate
phenomenon will come to an end
some day.
When you shop for a condo,
think ahead and do some research
so you fi nd the best fi t for your
budget and lifestyle. Spend some
time online checking out builders
and communities in the area where
you would like to live. Location is
important in so many ways, from how
convenient it is to get to shopping,
schools and other amenities, to
your work commute. Explore
each buildings proximity to public
transportation and highways. Will the
condo feature a car-share program
and facilities to store bicycles? Even
better, can you walk to local shops and
services? If you do not have to own a
vehicle, that leaves a lot more potential
for how much condo you can a ord.
Consider the architecture as
well. You need to feel comfortable
coming home to your building. Pay
careful attention to the amenities
included in the building. Remember
that amenities are one of the major
reasons why condominium living is
so much fun. You can access fi tness
facilities, party rooms, theatres, pools
and/or a raft of other common areas
that are uncommonly beautiful. These

When you are deciding what you
can a ord in a condo, be careful to
count square footage as only one of
the parameters. The layout of your
suite will actually be more critical to
how livable it is for you. If the builder
has provided a model suite or two,
all the better! Walk through models
in person whenever you can to get
a true idea of the suites practicality
and potential.
When it comes to the bottom line,
ask questions. Is the builder o ering
any special incentives, capped
mortgage rates or bonus o ers?
Take advantage of every fi nancial
opportunity that comes your way.
Whatever you decide, my advice
is to buy new and buy now. Your
options depend on your budget, and
remember that you may be able to
create your perfect surroundings with
standard options. Remember that
when you sell someday, all things
being equal between two suites,
buyers will choose the one with
better fi nishes.

PURCHASING A HOME will be one of
the biggest investments youll ever
make. If youre just starting to look,
there are a few steps youll need to
take before you can buy a home.
Determine how much you can a ord
First, you have to determine what you
can a ord. Your a ordability is based
on your household income, your
current monthly debt payments and
the costs associated with owning a
home (such as property taxes, heating
costs, and condo fees).
A lender will also look at two
ratios to fi gure out how large your
mortgage can be. The fi rst is called
the gross debt service ratio. Your
monthly housing costs for (principal
and interest, taxes, and heating costs)
shouldnt be more than 32 per cent
of your gross income. The second
is called the total debt service ratio,
which includes your housing costs
as well as any loan expenses (such
as credit card and line of credit
payments, and car loans or leases).
This ratio shouldnt be higher than 40
per cent of your gross income.
You also have to come up with
enough money to make a down
payment. Youll need to have a
minimum of fi ve per cent. If youre
able to come up with a down
payment of 20 per cent or more, you
wont need mortgage loan insurance.
You should also have money saved
for closing costs, which could be
between 1.5 and four per cent of the
purchase price of your property.
First-time homebuyers Three steps required to get into the market
Dip into savings
Once youve determined how much
youll need, youll have to fi nd a
source for your down payment and
closing costs, one of which can be
your RRSP.
Under the Home Buyers Plan,
you can withdraw up to $25,000
from your RRSP on a tax-free basis
as long as the funds have been
in the plan for more than 90 days.
If youre purchasing a property
with a partner whos also a fi rst-time
buyer, youll each be able to withdraw
$25,000.
Keep in mind that the money
has to be paid back starting the
second year after you make the
withdrawal and you have up to
15 years to repay the amount. If
you dont make an annual payment,
youll have to declare it as taxable
income on your tax return for
that year.
If your RRSPs or other savings
arent enough, your family may
be able to help you. In fact, an April
2015 BMO survey found 42 per cent
of fi rst-time buyers expect their
parents or relatives to help pay for
their fi rst home.
Shop for a mortgage
It can pay to shop around. If you
and your partner go with the
fi rst mortgage rate you fi nd, you
could end up paying a lot more.
Lets assume the following: you
plan on buying a $500,000 home
with a $400,000 mortgage, your
amortization period will be 25 years,
and you have a fi ve-year fi xed rate
of 3.5 per cent. That means your
total mortgage payment will be
$1,997 a month.
But if you do a little research, you
could save some money. If youre
able to get a mortgage with a fi ve-
year fi xed rate of 2.5 per cent, your
payments will be $1,792, a di erence
of $205 a month or $2,460 a year.
Thats why you should look for the
best mortgage rates.
You need to be ready fi nancially
before youre able to purchase a
property. Knowing what steps are
involved to become a fi rst-time
homebuyer will allow you to start
your search for buying a home.

Where it may come up a little
short is a couple years down the

Proof that its plan is working, the
Ontario ministry of finance points to:
Ontarios economic growth is
outpacing national growth and is
expected to continue to be among
the strongest in Canada for the
next two years.
Ontario has created more than
600,000 jobs since the recession
in 2009 and is projected to create
more than 300,000 additional jobs
by the end of 2019, bringing total
job creation to more than 900,000
net new jobs over a 10-year period.
For 2015-16, the defi cit is forecast to
be $5.7 billion, which is $2.8 billion
lower than projected in the 2015
Budget. The government is projecting
a defi cit of $4.3 billion in 2016-17.
Ontario says it will balance
the budget in 2017-18, while
continuing its focus on investments
that stimulate economic and
employment growth.

There wasnt much in the budget
specifi cally on housing, with the
exception of giving more people access
to adequate and a ordable housing
through a three-year investment of
$178 million, as part of the Long-
Term A ordable Housing Strategy.
In addition, the Green Investment
Fund will help almost 40,000 families
conduct energy audits and retrofi ts on
their homes, reducing their energy bills.
Another focus was reducing
commute times and making travel
more convenient by implementing
Regional Express Rail, improving
GO Transit services and continuing
to roll out the PRESTO fare card
system on Toronto transit.
For its part, the Ontario Home
Builders Association (OHBA) says
it appreciates the climate change
initiatives to shift towards a low-
carbon economy. The infrastructure
investments and transit funding
will support the development
of complete communities and
reduce greenhouse gas emissions
from both the building and the
transportation sector.
People need better transportation
options in communities across
Ontario and the provinces massive
transit investment should support
the creation of location e cient
and complete communities, says
OHBA CEO Joe Vaccaro. Building
complete communities along
transit lines makes sense and these
investments in transit are a golden
opportunity for municipalities to do
the pro-active planning work and
pre-zone appropriate intensifi cation
along transit corridors. The quid
pro quo for provincial investment
in transit should be a requirement
for municipalities to modernize
decades out-of-date zoning to
properly align land-use planning
with transportation planning.
The Conference Board of Canada,
while acknowledging the economy
has improved over the last three
years and is now among the growth
leaders in Canada says there are
risks with this budget.
Among them is that, beginning in
2017, households and businesses will
begin paying more for gasoline and
home heating under the governments
plan to fi ght climate change. This, at a
time when consumer spending, a robust
housing sector and business investment
are key drivers of the economy.
On the expenditure side, the
government has been able to keep
spending under control as it had
budgeted, the Board says. However,
the toughest cuts are still to come.
Budget 2016 allows for small
increases in spending on health care,
social services, and education over
the next two years. But in order to
rein in spending even more than what
was achieved in the last two years,
other program spending will have to
be cut by four per cent in 2016-17.
The budget provides few
details on how these cuts will be
implemented, the Board says.
Indeed, one of the biggest
challenges going forward as the
province attempts to balance
its books will be sticking to its
ambitious spending targets.
