rail corridor• The existing Gardiner remains operational during

construction of the replacement deck• Traffic disruption is minimized during construction

• The ‘Barrier’ is removed – replaced with a new mixed-use community and parkland

• Cost: to build Green Gardiner = $790 million• Income: Land & air rights land value = $1 billion• $135 million in development charges to City• Annual tax revenues of $85 million to City

• Plan for the Future: Requires a coordinated planning process with the City and Metrolinx
