Greek Residency through property acquisition

• Greece offers permanent residency permit for owners of real estate, the value of which exceeds 250,000 Euros. After 7 years of residency the investor may apply for citizenship.

• Residency permit can be obtained by main applicant (investor) and all family members, including children up to 21 (extended to 24), parents of the investor and spouse.

• No minimum stay requirement. Holders of the Greek residency permit are not burdened with annual travel expenses in order to retain their rights.

• Visa-Free travel to all Schengen countries directly from the country of origin. No need to come to Greece first.

• The investor may establish and operate his own business in Greece.

The Total cost

Property taxes• The property transfer tax is 3,09% or VAT 24% (of the net

property price).

Property expenses

• Total cost for these expenses is 5% to 7% of net property price. The exact cost depends on the property type, floor, age, location etc. and consists of the following services.• Issuance of Greek tax number

• Greek bank account

• Lawyer representation fee

• Property due diligence

• Notary fee

• Registration of the new owner at the local authorities

The Process

• Property visits and decision for purchase.

• Pre-agreement with property seller stating the business terms (Price, delivery, payment terms, property condition etc.).

• Power of Attorney authorization to Prime Synergy, to complete all formalities on behalf of the customer.

Property selection

• Final property legal check and “property health report” for the buyer.

• Payment of deposit (10%) to the seller.

• Transfer of funds to Greek bank account (or direct transfer to seller’s account after contract signing).

• Property transfer formalities (collection of documents, Contract preparation, contract signing, registration of new owner in land registry authorities).

Requirements from the investor

• To invest a minimum amount of 250,000€ in Greek real estate together with the related expenses (10% on top of the property price).

• Investor and all family members must enter Greece once.

• To transfer the funds to the Greek banking system. Directly to the seller or to his own Greek bank account.

• To transfer the funds from own account abroad.

• To have health insurance policy with international coverage.
