1.  Why do we monitor anything as FMs? 2.  We need to know the status, health, alarms and energy consumption of the

various devices in facility. We data in a timely manner and we need to access this data remotely as no-one has time to walk around looking for problems.

3.  Elevators and Escalators are special BACnet devices. They are expensive to install and then to maintain. Their design and operation are governed by ASME A17/CSA B44 - 2016. They require regular maintenance and testing that is normally contracted out to an elevator company.

4.  BACnet offers device interoperability solutions for HVAC, lighting, fire alarm, security and now elevators and escalators.

5.  FMs can use BACnet to monitor – but not control – the status and health of elevators and escalators. They are the most expensive device to install and maintain in a building. The time is NOW!!

1.  From BACnet’s perspective, there are two types of elevators. 1.  MachineRoomLess Elevators (MRLs) where you need a separate

BACnet device for each Elevator. 2.  Elevators that require a Machine Room. In this case there is

normally one BACnet device for the elevators in that Machine Room. 2.  No elevator at this point is a native BACnet device. The elevators speak a

proprietary protocol whose points are translated to BACnet/IP by a gateway supplied by the elevator supplier.

3.  The only other non-manufacturer that makes BACnet gateways for elevators and escalators is Lift-Net™ (https://www.liftnet.com).

4.  BACnet offers device interoperability solutions for HVAC, lighting, fire alarm, security and now elevators and escalators.

5.  FMs need to incorporate elevator and escalator monitoring into facility construction projects.

1.  The BACnet Model requires BAS contractors who supply the Front Ends for FMs to support the Elevator and Escalator objects and services.

2.  No vendor has implemented these features were recently added to the Standard.

1.  Appin calls elevator and escalator BACnet integrations PLANTS. 2.  This is because there are many different systems that can make up an elevator

or an escalator plant. 3.  Here is the list of components of an Elevator Plant. This will vary by job:

1.  Elevator – One or more cars in a group 2.  Exhaust fan – Normally there is an exhaust fan in the car. 3.  Light – Electrical provides lights. 4.  Sump/Oil Interceptor pit – There is a pit at the bottom of the hoistway. 5.  VFD – Variable speed drives are commonly used now. 6.  CRAC – CRACs are needed to cool the Elevator Machine Room 24/7. 7.  Camera – There may be one or more cameras inside and in front of the car. 8.  Access control – Certain floors may require access control. 9.  Circuit Breaker/Trip Unit – Used to monitor power and power quality. 10.  Meter – There may be an internal meter on the elevator or we use the Trip Unit. 11.   Generator and ATS – The elevator may be backed by a generator c/w an ATS. 12.  UPS – The elevator may be backed by a UPS. 13.  Other systems to meet Occupant Evacuation Operation (OEO).

1.  Decide on what points you need to give you an adequate information base.

2.  Work with your Construction Department to build elevator and escalator monitoring into the project.

3.  Evaluate the options proposed by the elevator vendors and decide what the minimum level is required to meet your needs. Be prepared to negotiate even after contract award as BACnet is new to most vendors.

4.  Commission the system and build the graphics as you would any other building system.

5.  Decide if you want additional reports on elevator/escalator operation. 1.  Note that this may be an additional service that is provided in a proprietary manner.
