18 ACRE DEVELOPMENT EXPERIENCE

ShowBiz Cinemas hired the Goodwin Commercial team as a development consultant to oversee the project from dirt to the grand opening celebration. Goodwin Commercial successfully obtained all City required approvals, rezoned the property to a Planned Development and contacted required consultants. As a result, construction costs returned under proforma and ShowBiz Cinemas opened in record time.

Build To Suit Experience

Walgreen’s worked unsuccessfully with several other developers to acquire a very prominent hard corner lot. By building trust with the with the land owner and addressing their partner needs, the Goodwin Commercial team was able to acquire the property and complete a build to suit for Walgreens under budget and on time.

EXPERIENCE

BJ’s Restaurant & Brewhouse had identified the City of Mesquite, specifically the Town East Mall, as a target market for growth in the Dallas, Ft. Worth metro area.

THE CHALLENGE: During the site investigation period the Landlord (General Growth Properties) of Town East Mall, and the Tenant (BJ’s) learned that the City of Mesquite had an ordinance stipulating that the bar portion of a restaurant not be visible to the entry way, or the dining area. This ordinance had been in place since 1973 and had been further reinforced in a Letter of Understanding between Town East Mall and the City in 1996.

THE SOLUTION: Goodwin Commercial held several meetings with the Landlord and BJ’s to determine what changes would have to be made to the ordinance in order to accommodate BJ’s design concept.Goodwin Commercial also held meetings with the City of Mesquite to explain these changes, along with efforts to educate them regarding BJ’s prototype, the way in which it had evolved, the thinking behind it and why it was a factor of their success as a national restaurant company. Goodwin Commercial assisted the city in understanding that these changes were essential and non-negotiable. Goodwin Commercial spearheaded the preparation of zoning exhibits. These were presented to the Planning & Zoning Commission and the City Council clearly outlining changes to the ordinance, as well as the economic benefits to the City. The ordinance amendment passed and BJ’s became the first restaurant in the City of Mesquite not required to separate their bar area from patrons as they entered or dined in the restaurant.

She has worked for several large shopping center developers including KVI, The Hahn Company, Macerich, General Growth Properties, and on the tenant-side with Brinker International where she developed more than 50 pad sites throughout the country for free standing Chili’s and On the Border Restaurants. of Goodwin Commercial finds hidden opportunities for her retail clients including Walgreens, Chase Bank, McDonald’s, Discount Tires, 7-Eleven and numerous others. Pam has been featured in Texas Real Estate Business, Shopping Center Business and the Dallas Business Journal. She is a member and was the past Dallas Chair Program Committee for ICSC, is a certified Women Business Owner, Deals in Heels member and a licensed Texas real estate broker. Pam graduated from the University of Nebraska-Lincoln (yes, big Cornhusker football fan).
