Currently run as a Bed & Breakfast, the property is ideally suited for holiday accommodation, with part of the building currently listed as a separate flat, but it would also make a magnificent family home. Orientated to make the most of the stunning views over the lake towards distant hills, the house has flexible and extensive accommodation which extends to over 4,500 square feet of internal floor space and currently has 10 bedrooms with the majority having en-suites. There is plenty of living space as well as decked balconies and/or terraces which provide a superb outdoor space to enjoy the views. Complimented by gardens and grounds which extend to about 4 acres in all, and include wooded areas, as well as having a long private foreshore from where you can swim, sail or canoe. A range of useful outbuildings include the detached garage/boiler house, a summer house and an open front wood store with attached store. Viewing is highly recommended to fully appreciate this unique home.

Location: Located on the quiet, easterly shore of Llyn Tegid (Bala Lake), the house is set in about 4 acres of mostly woodland that is bisected by the quaint narrow gauge stream railway. Bala town is about 1.5 miles away and provides a comprehensive range of amenities including shops, water-sport centre and leisure centre. The property, which stands within Snowdonia National Park provides easy access to a wide range of activities including walking, cycling, horse riding and water sports (with it’s own slipway). The nearby Bala Lake Hotel (private to John Lewis partners) provides a nearby and easily walkable (5mins) location for a glass of wine, evening meal/lunch and that well earned massage or beauty therapy.

Seller Insight ‘’Sitting on the shore of beautiful Llyn Tegid – the largest natural lake in Wales, the house is very peaceful with most windows offering a view of the lake, and if not of the lovely wooded grounds through which

runs a small gauge steam railway line.” says Ann. Robert adds “We have had over 1000 people staying here and most have said that they have never been to such a place as Glan Y Gro; some describing it as ‘close to heaven’!” Ann continues, “If you look out of the windows you are able to see magnificent views of the hills and on occasions you are even able to watch some kayaks and sailing boats of varying sizes with frequent boat racing and other events.’’ Robert further adds “and to top all that the large areas of balcony allow you to get even closer to nature, the action, and to experience the beauty and peace.”

Ann effuses about the amount of work they have done... ‘’Although we have only lived in the property for 18months, we have managed to practically renovate the entire house, decorating and re-carpeting in particular the guest rooms and including areas such as the dining room. We have also fitted a new bio-mass boiler – conveniently located in the garage near to the large purpose built wood store. This offers a cheap method of heating the whole house including ample hot water for the family and 14 or more guests. We are now more likely to open windows than to turn the heating up – things are so much more efficient.”

Robert and Ann both love the great outdoors, peace, quiet and in their words ‘the splendid beauty of God’s creation’. Robert picks up...‘’The location is ideal for anyone who enjoys the outdoors or likes tranquillity. It is only a short drive to such wonderful places as Swallow Falls (near Betws-y-Coed) and to Pistyll Rhaeadr, one of the highest waterfalls in the UK. One of the best things about living here is the amount of local produce available. We are able to get our meat from the local butcher, eggs and trout from nearby farms and there are a number of shops available for everyday needs.’’

‘’Glan Y Gro is an ideal property for families with children as there are many areas for adventure and to appreciate scenic nature. It is perfect for a family who would like a lifestyle change and want to feel closer to nature, and yet not far from amenities such as local shops and leisure centre” Says Ann. “We are very sad to be saying goodbye to the house, however health and family reasons are forcing our hand.”

“We love listening to the wildlife that surrounds us. From woodpeckers, robins, finches and many more, it is always nice to hear the chirping of birds. We have sheep that wander onto our grounds, foxes run down the track, and an otter swims in the lake below our balconies – maybe looking to catch one of the many fish that can often be seen poking their noses out of the lake. And the house is always warm, which means whatever the weather we are always comfortable whilst admiring the surrounding beauty.”*

“Previously, the house was used as a retreat and it is perfectly suitable to offer that sort of experience, such is the peace and tranquility on offer. But for us there is great pleasure in having hosted a number of people who have chosen to spend and share special moments here… We have had honeymooners, couples proposing

to one another, birthday parties, 40th wedding anniversaries to mention a few. It has been a joy to have people staying at Glan-Y-Gro.’’

When asked about favourite rooms, Ann quickly says “Ffynnon – our favourite bedroom for its romantic situation and views (even from your bed) of the lake”, but Robert quickly chips in... “it has got to be the

dining room, it is neat and uncluttered with wonderful views not only from the tables, but also from the balcony where we often sit and have our meals looking out over the lake and watching the sun set over the hills.”

For those looking for a business opportunity:

Only the flat attracts council tax, with the remainder subject to business rates and Welsh Government small business subsidy (currently 100%).Current application for RHI is on a commercial basis and will be subject to funded payments for 20years should we qualify.

Bala is an ‘in-demand’ area for accomodation, serving as a gateway to Snowdonia. At peak times (including first weekends of June and September) there is a real shortage of beds and demand is such that some weekends you could fill rooms many times over.

There are opportunities for expansion and even greater earning potential.
