    BONUS GROSS FLOOR AREA (GFA) ABOVE MP ALLOWABLE INTENSITY4 URA grants bonus GFA incentives to encourage theprovision of specific building features or uses.Essentially, the GFA of the incentivised features areallowed above the MP GPR control. These bonusGFA incentives are given to help realize variousplanning objectives for the city. For example, the

    5 However, as such bonus GFA are allowed over andabove the MP GPR control for a site, they add to thedevelopment bulk and intensity beyond what wasplanned for. As there is a limit to the amount ofadditional bulk and intensity that can beaccommodated for a site and collectively within an

    area without adversely affecting the effectiveness ofGPR and GFA as planning tools, bonus GFAincentives need to be managed properly. Hence, allbonus GFA incentives are consolidated in a menu ofbonus GFA schemes and the usage of the bonusGFA items from the menu will have to observe anoverall budget of 10% for additional GFA allowed

    beyond the Master Plan under bonus GFA schemesfor each development site.

    6 Under this framework, for a site that qualifies formultiple bonus GFA incentive schemes, thedevelopers and QPs is free to determine which bonusGFA scheme(s) to adopt and the quantum of bonusGFA to use under each scheme (subject tocompliance with the guidelines of the individualschemes), as long as the cumulative bonus GFA iswithin the overall budget of 10% above the MasterPlan GPR. This will allow the developers and QPs thefreedom to choose the schemes that best fit their

    business and operational needs. Please note that alladditional GFA granted under the bonus GFAincentive schemes will not form the future

    development potential of the sites uponredevelopment.
