Wuppertal wächst. Im Gegensatz zu vielen NRW-Städ-
ten und -Regionen hat Wuppertal in den vergangenen
Jahren eine stetig zunehmende Einwohnerzahl. 2020
werden laut aktuellen Prognosen 363.000 Menschen
in dem Oberzentrum des Bergischen Landes leben –
aktuell die siebzehnt größte Stadt Deutschlands.
Die Gründe sind vielfältig. Wesentlich ist in diesem
Zusammenhang die stark wachsende Bergische Uni-
versität, die der Stadt mit 22.000 nationalen und in-
ternationalen Studierenden eine wichtige Verjün-
gungskur beschert und den Unternehmen wertvollen
Fachkräftenachwuchs garantiert. Auf fast 30.000 m2
Geschossfläche entstanden am Campus Grifflenberg
für 70 Mio. Euro neue Labore, Versuchshallen und -an-
lagen. Die angehenden Bauingenieure erhielten einen
Neubau für 9 Mio. Euro.
Einen weiteren Baustein zur Bildungslandschaft und
zur Innovationsfähigkeit der Stadt haben die Unter-
nehmen beigesteuert. Ein fantastisches Geschenk an
die Region ist die Junior-Universität. Ein weltweit ein-
maliges Modell, das durch Wuppertaler Firmen, Stif-
tungen und Privatpersonen ohne einen Cent öffent-
licher Förderung finanziert wurde. In einem komplett

für diesen Zweck errichteten Neubau werden im Her-
zen der Stadt, direkt an der Schwebebahn, Kindern
von 6 bis 16 Jahren anschaulich die Geheimnisse der
Naturwissenschaften erläutert. Dabei kommen die
ehrenamtlichen Dozenten nicht nur aus der Wissen-
schaft, sondern sie werden durch Praktiker aus Unter-
nehmen und Institutionen unterstützt.
Forschung und Entwicklung gewinnen hier wie in
ganz Deutschland immer mehr an Bedeutung. Dabei
gibt es in Wuppertal mit 189 Firmen die zweithöchste
Anzahl an produzierenden und forschenden Unter-
nehmen innerhalb der nordrhein-westfälischen Groß-
städte. Das Branchenspektrum umfasst die Automobil-
industrie, Chemie oder Textil.
Die Automobilzulieferindustrie ist hier so stark ausge-
prägt wie in kaum einer anderen Region. Namen wie
Delphi, Vorwerk Autotec, WKW oder Brose stehen für
die automobile Kompetenz des Standortes.
NRW ist Chemiestandort Nr. 1 in Deutschland. Auch
dank Wuppertal. Hier wurde Aspirin erfunden und
wer mit der Schwebebahn durch den Wuppertaler
Produktionsstandort der Bayer AG fährt, der sieht,

dass in jüngster Zeit am Gründungsstandort des Phar-
ma-Weltmarktführers viel investiert wurde. Neue, at-
traktive Produktionsgebäude bereichern das Stadtbild.
Zeitgleich wird auch in das beeindruckende Bayer For-
schungs- und Entwicklungszentrum investiert.
Farbenfroh – keiner wie wir. Chemie bedeutet in Wup-
pertal seit jeher auch Farben und Lacke. Gleich drei
der weltweiten Top-5-Lackhersteller Axalta, PPG und
Sherwin Williams sind in Wuppertal vertreten und
haben in der jüngsten Vergangenheit ihre Produkti-
onsstätten erheblich modernisiert. Dabei werden in
Wuppertal vorrangig Lacke für die Automobilindus-
trie produziert.
Aber auch der klassische Maschinenbau boomt. Die
Putsch GmbH hat als renommiertes Maschinenbau-
unternehmen den Umzug von Hagen nach Wupper-
tal begonnen. Der erste Bauabschnitt ist fertiggestellt
und die ersten Maschinen zur Zuckerrübenverarbei-
tung sind in Produktion gegangen. Nach dem zweiten
Bauabschnitt werden über 350 Mitarbeiter im Gewer-
begebiet Nächstebreck direkt an der Nordbahntrasse
perfekte Arbeitsbedingungen vorfinden.
Heute ist ihr Anteil nicht mehr so bedeutend wie vor
100 Jahren, jedoch haben sich die traditionsreichen
Textilunternehmen Wuppertals zu echten Hightech-
Fabriken entwickelt. Heute verlassen sich nicht nur die
Automotive-, die Gesundheits- und die Bauindustrie
auf hochwertige Innovationen aus Wuppertal. Der
renommierte Künstler Christo fand hier die Exper-
tise für das von ihm gewünschte „Dahlien-gelb“ der
Stoffbahnen seiner „Floating Piers“. Auch die schuss-
sicheren Westen für Polizei und Bundeswehr haben
in Wuppertal ihren Ursprung. Auch in diesem Bereich
wird massiv investiert.
Diese Beispiele spiegeln die aktuelle Entwicklung des
Wirtschaftsstandortes bestens wider. Allerorten dre-
hen sich die Kräne und neue Produktionsstandorte
entstehen.
Dieses bringt jedoch auch für die Verwaltung Aufga-
ben mit sich. Die Ausweisung neuer Gewerbegebiete
ist eine der zentralen Aufgaben der nächsten Jahre.
Nicht nur produzierende Unternehmen, sondern auch
F&E-Firmen und Dienstleister entscheiden sich für
den Standort. So z.B. Böhme & Weihs. Noch vor den

Sommerferien 2017 beziehen die Experten für Quali-
tätsmanagement-Software ihren Neubau an der Lin-
derhauser Straße mit ca. 150 Mitarbeitern. Mit Böhme
& Weihs und der Babtec GmbH sind die beiden be-
kanntesten Unternehmen Deutschlands, die sich mit
dem Thema Qualitätsmanagement in der Automobil-
zulieferindustrie befassen, in Wuppertal beheimatet.
Am anderen, also am westlichen Ende der Stadt, hat
es ebenfalls eine rasante Entwicklung gegeben. Der
durch die Stadt Wuppertal entwickelte und vermark-
tete Mittelstandspark VohRang ist schon wenige Jahre
nach Vermarktungsbeginn mit seinen drei Bauab-
schnitten und 116.000 m2 Mitte 2017 weitgehend aus-
verkauft. Die schnelle Vermarktung zeigt gleichzei-
tig das Problem der Region auf. Kommunen müssen
immer größeren Wert auf die Bereitstellung neuer
Grundstücke, aber auch auf die nachhaltige Vermark-
tung von Gewerbeflächen legen. Die Arbeitsplatz-
dichte wird daher zunehmend in den Vordergrund
der städtischen Grundstücksvermarktung rücken.
Dass diese Strategie der richtige Weg ist, zeigt die Ent-
wicklung der Arbeitslosenzahlen der vergangenen
Dekade.
Trotz der guten Entwicklung liegt die Bergische Regi-
on, in der der Strukturwandel nicht so schlagartig wie
im benachbarten Ruhrgebiet stattfindet, immer noch
ca. 3 % über dem Bundesdurchschnitt.
Auch wenn es sich hierbei um den Gewerbeflächenre-
port und nicht um die ebenfalls erhältlichen Büro- oder
Einzelhandelsreporte der Wirtschaftsförderung Wup-
pertal handelt – das derzeit wichtigste Investitions-
projekt der Stadt darf hier nicht unerwähnt bleiben.
Die Neugestaltung des Döppersbergs als neues Tor zur
Stadt. Mit 140 Mio. Euro öffentlichen Mitteln, ergänzt
durch massive private Investitionen, entsteht hier ein
völlig neues und attraktives Bahnhofsumfeld. Der mu-
tige Schritt der Stadt, die Hauptverkehrsader B7 für
drei Jahre vollkommen zu sperren und damit die Bau-
zeit zu verkürzen, hat sich als richtig erwiesen. So dür-
fen sich die Wuppertaler über die Einhaltung des Ter-
minplans und im Juli 2017 über die Wiedereröffnung
einer erneuerten und optimierten Talachse freuen.
Die Bergische Metropole ist Vielfalt. In jeder Bezie-
hung. Kaum eine Stadt bietet ein derart reichhaltiges
Freizeitangebot und derart vielfältige Wohnmöglich-
keiten. Gründerzeit-Immobilien sind ebenso am Markt
wie das Loft-Wohnen oder das Architektengrundstück
auf der grünen Wiese.
All diese Faktoren sind für Unternehmen wichtig. Sie
sind in Bezug auf die Akquise von qualifizierten Mitar-
beitern ein bedeutender Faktor.

Wuppertal is growing. In contrast to many NRW cities
and regions, Wuppertal has had a steadily increasing
population in recent years. According to current fo-
recasts, 363.000 people will live in the largest city of
the region called Bergisches Land - currently even the
seventeenth largest city in Germany.
The reasons are manifold. The “Bergisch University”
is essential; with its 22,000 national and internatio-
nal students it is an important rejuvenation partner,
guaranteeing local companies valuable young pro-
fessionals. On almost 30.000 sqm of floor space at the
Grifflenberg campus, new labs, test halls and systems
have been built for 70 million euros. The department
of construction engineering at the university also
received a new building for 9 million euros.
A further contribution to the educational landscape
and the innovative power of the region has been do-
nated by local companies. A fantastic gift to the region
– the “junior university”. A worldwide unique model,
financed by companies from Wuppertal, foundations
and private individuals without one single cent of pu-
blic funding. In a completely new building built for
this purpose, the secrets of natural sciences are exp-

lained in the heart of the city, right next the unique
suspension railway, to children from 6 to 16 years. The
volunteer teachers are not only professional scientists,
many of them are practitioners from companies and
institutions.
Research and development are gaining in importance
here as in Germany as a whole. In Wuppertal, with 189
companies, the second highest number of manufactu-
ring and research companies in the North Rhine-West-
phalian cities are located. The industry spectrum in-
cludes the automotive industry, chemicals and textile.
The automotive supply industry is as strong as in hard-
ly any other region. Names like Delphi, Vorwerk Auto-
tec, WKW or Brose stand for the automotive competen-
ce of the location.
NRW is the No. 1 chemistry location in Germany. Also
thanks to Wuppertal. Aspirin has been invented here,
and anyone who rides the hanging train called “Schwe-
bebahn” through Wuppertal‘s production site of the
Bayer plant sees that a lot has recently been invested
in the founding location of the pharmaceutical world
market leader. New, attractive production buildings

enrich the cityscape. At the same time, the company
is also investing in the impressive Bayer Research and
Development Center.
Colorful – no one like us. In Wuppertal, chemistry has
always meant colors and coatings. Three of the world‘s
top five paint manufacturers Axalta, PPG and Sherwin
Williams are represented in Wuppertal and have con-
siderably modernized their production facilities in the
recent past. Wuppertal primarily produces high class
coatings for the automotive industry.
The mechanical engineering sector is also booming.
As a renowned engineering company, Putsch GmbH
started moving from Hagen to Wuppertal. The first
construction phase has been completed and the first
machines for sugar beet processing have already been
produced. After the second construction phase more
than 350 employees will find perfect working condi-
tions right next to the Nordbahntrasse, the new and
popular bike and hike path through the entire city.
Today, their share is no longer as important as 100
years ago, but the traditional Wuppertal textile com-
panies have developed into true high-tech factories.
Not only the automotive, healthcare and constructi-
on industries rely on high-quality innovations from
Wuppertal. The renowned artist Christo found the ex-
pertise for the „dahlia yellow“ of the „floating piers“
he wanted right here. Even bulletproof vests for police
and army originate in Wuppertal. Massive investment
is also being made in this industry.
These examples clearly reflect the current develop-
ment of the economic location. All over cranes are tur-
ning and new production sites are emerging.
However, this also entails administrative tasks. The
designation of new business areas is one of the central
tasks of the coming years.
Not only manufacturing companies, but also R & D pro-
viders decide themselves for the location. E.g. Boehme
& Weihs. Before the summer holidays 2017, the experts
for quality management software will be moving into
their new building at the Linderhauser Straße with
about 150 employees. With Böhme & Weihs and Babtec
GmbH, the two best-known companies in Germany
dealing with the topic of quality management in the
automotive supply industry are located in Wuppertal.

On the other side, at the western end of the city, there
has also been a rapid development. The “Mittelstand-
spark (SME-park) VohRang”, developed and distri-
buted by the city of Wuppertal, was sold out just a few
years after the start of its marketing phase. 116,000
sqm have new company owners in mid-2017. At the
same time, the rapid sales show the problem of the
region. Municipalities must place increasing empha-
sis on the provision of new land, but also on the susta-
inable marketing of commercial space. As a result, the
number and density of workplaces will increasingly
become the focus of commercial property marketing.
That this strategy is the right way is shown by the deve-
lopment of the unemployment rates of the past decade.
In spite of the good development, the Bergische Regi-
on, which didn t experience its structural change as
abruptly as the neighboring Ruhr area, is still about 3 %
above the national average.
Even if this is the commercial area report and not the
office or retail trade report of the Wuppertal business
promotion, the most important investment project of
the city cannot be ignored here: the reorganization of
“Döppersberg” as a new gateway to the city. With 140
million euros of public funds, supplemented by mas-
sive private investments, this creates a completely
new and attractive central station environment. The
courageous step of the city to completely block the
main traffic route B7 for 3 years and thus to shorten the
construction period proved to be correct. Wuppertal
is therefore looking forward to meeting the timetable
and the reopening of a renewed and optimized valley
axis in July 2017.
The metropolis of the region called “Bergisches Land”
is diversity. In every relationship. Hardly any city fea-
tures such a variety of leisure offers and so many di-
verse housing possibilities. Historic founder time pro-
perties are on the market, as well as loft apartments or
the architect‘s opportunities on the green field.
All these factors are important to companies. They
are of major importance concerning the acquisition of
qualified employees.

Entsprechend der wirtschaftlichen
Gesamtsituation Deutschlands zeig-
ten sich auch am Wuppertaler Ge-
werbemarkt von 2015 bis 2017 in-
tensivierte Flächennachfragen. Er-
wartungsgemäß wurde ein Großteil
der Flächen durch Unternehmen
aus den regionalen Kompetenz-
feldern Automotive, Maschinen-
und Werkzeugbau sowie Metall-
verarbeitung erworben. Die für
Wuppertal wichtigen kleinen und
mittelständischen Unternehmen
nutzten die attraktiven Finanzie-
rungsmöglichkeiten und die damit
verbundene Chance auf Eigentum.
Hierbei profitieren die Firmen stark
von dem „Regionalen Wirtschafts-
förderungs-Programm RWP“, des-
sen Mittel über die NRW-Bank ar-
beitsplatzschaffenden Investoren
vorerst bis 2020 zur Verfügung ste-
hen. Entsprechende Anträge wer-
den durch die Wirtschaftsförderung
Wuppertal individuell begleitet.
Das Preisniveau im Bereich der Ge-
werbeflächen ist naturgemäß sehr
stark abhängig von der Lagegunst
und der möglichen Ausnutzung des
Grundstücks. Flächen mit sehr guter
Lagegunst und mit einer GI-Auswei-
sung erreichen Quadratmeterpreise
von deutlich über 100 Euro.

Innerhalb eines Jahres registrierte
der Gutachterausschuss der Stadt
Wuppertal von 2015 bis 2016 eine
Steigerung der Durchschnittspreise
für baureife Gewerbegrundstücke
von 75 Euro auf 85 Euro.
Analog haben sich auch die Miet-
preise deutlich nach oben bewegt.
Bei Lager- und Produktionsflächen
gibt es aufgrund von Alter und Aus-
baustandard erhebliche Preisun-
terschiede. Dabei werden im ersten
Quartal 2017 bis zu 6,50 Euro / m2
erzielt. In den Bürobereichen sind schon zweistellige Zahlen zu beobach-
ten, in der Innenstadt werden Spitzenwerte von ca. 15 Euro / m2 erzielt.
2014 haben mit einem Gesamtwert von 41,6 Mio. Euro insgesamt 49 ge-
werbliche Bestandsobjekte den Besitzer gewechselt. Im Jahr 2016 waren
es 61 Objekte. Die Leerstandsquote im gewerblichen Bestand ist weiterhin
erfreulich niedrig. Das liegt unter anderem auch daran, dass sehr erfolg-
reiche Gewerbeparkbetreiber Bestandsimmobilien übernehmen, um sie
zu ertüchtigen und großflächig oder auch kleinteilig zu vermieten. Allen
voran ist hier die Geba-Gruppe zu nennen, die mit mehr als 20 Gewerbe-
parks in Wuppertal vielen kleinen und mittelständischen aber auch groß-
en Unternehmen mit attraktiven und langfristig vereinbarten Mieten si-
chere Zukunftsperspektiven ermöglicht.

In line with the overall economic situation
in Germany, Wuppertal‘s commercial mar-
ket also saw intensified demand for space
between 2015 and 2017. As expected, a large
part of the space was acquired by companies
from the regional fields of competence - auto-
motive, machine and toolmaking as well as
metalworking. The small and medium-sized
companies important for Wuppertal used
the attractive financing possibilities and the
associated chance of ownership.
Job-creating companies benefit greatly from
the „Regional Economic Promotion Program
RWP“, which makes funds available through
the state NRW-Bank for the time being by
2020. Appropriate applications are individu-
ally supported by the Wuppertal business
development organization.
The price level in the commercial area is, of
course, very much dependent on the location
and the possible utilization of the land. Areas
with very good location and with an indus-
trial 24/7- (GI) designation reach square me-
ter prices of well over 100 euros.
Within one year, the Wuppertal expert com-
mittee from 2015 to 2016 registered an in-
crease in average prices for commercial real
estate from 75,- Euro to 85,- Euro.
Similarly, the rents have moved significant-
ly upwards. For warehouse and production
areas, there are considerable price differen-
ces due to age and design standards. In the
first quarter of 2017, up to EUR 6.50 / sqm are
being achieved. Double-digit figures can al-
ready be observed in the office areas, with
peak values of approx. EUR 15 / sqm being
achieved in the city center.
49 commercial properties have been sold
in 2014, totaling EUR 41.6 million Euros. In
2016 the number of sold properties was up to
61. The vacancy rate in the commercial port-
folio remains pleasingly low.
One of the reasons for this is the fact that
very successful commercial park operators
take over existing properties in order to im-
prove them and to rent them over a large area
or even in small parts. Above all, the Geba
Group is to be mentioned; with more than 20
commercial parks in Wuppertal, owners like
Geba enable many small and medium-sized

schwebt schon während der Sanierungs-
arbeiten in der ELBA Fabrik und hat schon
in dieser Phase spannende Mieter Verträge
für einzigartige Arbeitsplätze unterzeich-
nen lassen.
Dagegen hat sich die Storch-Ciret Group mit
Stammsitz in Wuppertal für den bestandser-
setzenden Neubau entschieden und damit
zur Aufwertung des gesamten Quartiers am
„Platz der Republik“ einen wichtigen Bei-
trag geleistet. 1896 in Wuppertal gegründet
hat das Unternehmen heute in Europa und
Asien 1.400 Mitarbeiter.

kann. Die Revitalisierung von bestehenden

unterschrieben. Die ehemalige Büroimmo-
bilie eines Papierproduzenten wird dem ak-
tuellen Anspruch des international tätigen
Handelsunternehmens für Handwerkzeuge
durch komplette Entkernung inklusive neu-
er Fassaden mehr als gerecht.
Jeder kennt den Namen ELBA-Ordner. Die
traditionsreiche Gewerbeimmobilie wird
durch die Firmengruppe Küpper beidseitig
der Wupper zu einem attraktiven Ort der
Transformation. Ein Ort, an dem das Arbei-

It does not always have to be vacant commercial or brownfield
sites, where something new can emerge. The revitalization of
existing commercial buildings is a major task of real estate man-
agement. Because the long tradition as a production and trading
location Wuppertal has a lot of attractive objects, which are be-
ing awakened from the “sleeping beauty” condition.
The most recent example is the relocation of the administration
of the Conmetall Meister. The company, which has 300 employ-
ees in Wuppertal, has signed a lease with the Geba Group. The
former office property of a paper producer will more than meet
the current demands of the international trading company for
hand tools through complete coring of the building including
new facades.
Everyone knows the name ELBA folder. The traditional com-
mercial property is becoming an attractive place of transforma-
tion, reorganized by the family group Küpper on both sides of
the river Wupper. A place where work will be fun again. This
spirit even hovers through the building during the renovation
work at the ELBA factory and has already made exciting tenants
sign contracts promising unique jobs in this phase.
On the other hand, the Storch-Ciret Group, with its headquar-
ters in Wuppertal, decided to completely replace the existing
building making an important contribution to the revaluation
of the entire district at the “Platz der Republik”. Founded in

cities of North Rhine-Westphalia form a ring
around Wuppertal and can be reached wit-
hin a radius of 30 minutes by car.

Im Westen Wuppertals hat die Stadt auf einem ehema-
ligen Rangierbahnhof der Deutschen Bahn den Mittel-
standspark VohRang entwickelt.
Der Gewerbepark war mit einer nutzbaren Fläche
von 116.000 m2 ein wesentlicher Bestandteil des Wup-
pertaler Gewerbeflächenangebotes. Im Sommer 2012
fand als Startinvestition die Grundsteinlegung der
Europazentrale von Columbus McKinnon, Namens-
geberin der heutigen Yale-Allee, statt. Damit waren
25.000 m2 des Areals bereits vergeben.
Fünf Jahre später ist das gesamte Areal im Mai 2017
mit 14 Flächenverkäufen und drei Reservierungen
voll überplant. Knapp 600 Mitarbeiter werden bei den
17 Firmen eine Beschäftigung gefunden haben. Das
entspricht der Mindestanforderung der Stadt Wupper-
tal bezüglich der Arbeitsplatzdichte im Rahmen zu-
künftiger Flächenvermarktungen.

In the west of Wuppertal, the city developed the Mittelstandspark VohRang on a for-
mer Deutsche Bahn railway switch yard.
The commercial park, with a usable area of 116,000 sqm, was an integral part of the
Wuppertal business area supply. In the summer of 2012, the founding of the Europe-
an headquarters of Columbus McKinnon (the reason to name this certain part of the
development and street “Yale-Allee”) in Wuppertal took place as the first investment.
This contract already ment that 25,000 sqm had been allocated.
Five years later, the entire site has been fully over-planned in May 2017 with 14 sales
and three reservations. Almost 600 people will have been employed by the 17 compa-
nies. This corresponds to the minimum requirement of the city of Wuppertal regard-
ing the workplace density in the context of future commercial property marketing.

Gewerbegebiet Nächstebrecker Straße
Gegenüber dem bereits erwähnten Neubau
der Putsch GmbH aus Hagen arbeitet die
Stadt Wuppertal derzeit an der Aufstellung
des Bebauungsplans für das neue Gewerbe-
gebiet Nächstebrecker Straße. Wahlweise
erreicht man von diesem Areal jeweils in
unter fünf Minuten Fahrzeit die Autobahn
A1 (direkt am Containerterminal der Deut-
schen Bahn) oder die A46. Gleichzeitig wird
das gesamte Gewerbegebiet auf seiner Ost-
seite von der Nordbahntrasse flankiert; der
neue Rad- und Wanderweg, der die gesamte
Stadt durchzieht. Ähnlich wie im Mittel-
standspark VohRang wird es hier für kleine
und mittelständische Unternehmen Ansied-
lungsmöglichkeiten geben, während bei der
größten zusammenhängenden Fläche von
ca. 40.000 m2 auszugehen sein wird. Dabei
sind vorhandene Grünzüge integrativer Be-
standteil der Planungen.
Gewerbegebiet Clausewitzstraße
Direkt an der A1 plant die Stadt Wuppertal
das zukünftige Gewerbebiet Clausewitz-
straße. Das ca. 33.000 m2 große Areal bietet
einen großen Vorteil. Auf seiner Nordostsei-
te wird es eine Ein- und Ausfahrtsituation

geben können, die Fahrzeugbewegungen
zu kritischen Schichtzeiten ermöglicht. Die
Anbindung an die A1 und auch das Contai-
ner-Terminal sind hervorragend. Durch die
bisherige Nutzung als Sportplatz ist die To-
pografie im Rahmen der Flächenentwick-
lung leicht kalkulierbar. Mit dem Bebau-
ungsplan soll 2017 begonnen werden und es
ist mit einer Bebaubarkeit in den ersten bei-
den Quartalen 2019 zu rechnen. Es besteht
sowohl die Möglichkeit des Verkaufs an ei-
nen Interessenten, aber auch die Aufteilung
der Fläche für mehrere, kleine und mittel-
ständische Unternehmen.
Gewerbegebiet Blombach Süd
Ein weiterer, wichtiger Schritt wird das Ge-
werbegebiet Blombach Süd sein. Dabei wird
von einer mittelfristigen Verfügbarkeit nach
2020 ausgegangen. Der östliche Abschluss
der Technologieachse Süd liegt direkt an der
Ausfahrt der Autobahn A1. Hier befinden sich
mit dem Gewerbegebiet Otto-Hahn-Straße,
Vorm Eichholz, dem Engineeringpark und
dem Campus Freudenberg die jüngsten Ge-
werbegebiete der Stadt. Das Gewerbegebiet
Blombach Süd könnte auf ein größeres Un-
ternehmen zugeschnitten werden.

Industrial area Nächstebrecker Street
Right across the street from the already mentioned new building
of the Putsch GmbH, the city of Wuppertal is currently working
on the development plan for the new Gewerbegebiet Nächste-
brecker Straße. Alternatively, from here you can reach the A1
motorway (directly at the container terminal of Deutsche Bahn)
or the A46 in less than 5 minutes. At the same time, the entire
commercial area is being flanked by the Nordbahntrasse on its
east side - the new cycling and hiking trail that goes through the
entire city. Similar to the Mittelstandspark VohRang, small and
medium-sized enterprises will be able to settle here, while the
largest, coherent area will make about 40.000 sqm possible. Exi-
sting green and forest areas are an integral part of the planning.
Commercial area Clausewitzstraße
Next to the A1, the city of Wuppertal plans the future commer-
cial area Clausewitzstraße. The approximately 33,000 m² area
offers a great advantage. On its north-east side, there will be an
entry and exit situation that allows vehicle movements to take
place during critical shift times. The connection to the A1 and
also the container terminal are excellent. Due to the existing use
as a sports ground, the topography is easily calculable within
the framework of the development of the area. The development
plan is to be started in 2017 and first investments by companies
can be expected in the first two quarters of 2019. The site will
offer the possibility of investment to one single interested party,
as well as the division of the area for several small and medium-
sized enterprises.
Commercial area Blombach Süd
A further, important step will be the com-
mercial area Blombach Süd (south). A medi-
um-term availability after 2020 is assumed.
The eastern end of the „Technology Axle
South“ is directly next to the exit of the A1
motorway. The most recent commercial
areas of the city are located here with the
Otto-Hahn-Straße industrial park, Vorm
Eichholz, the Engineering Park and the
Freudenberg Campus. The commercial area
Blombach South could be prepared for a lar-
ger company.
