Gateway TO ISKANDAR MALAYSIA
The next wave of catalytic developments spanning approximately 4,551 acres within Nusajaya, one of the five flagship zones within Iskandar Malaysia (the main southern development corridor in Johor, Malaysia) will take place in Gerbang Nusajaya.
1. GATEWAY CBD
I. The Gateway CBD, as the Central Business District of Gerbang Nusajaya, is master-planned to connect businesses and people via its strategic location and immediate connectivity to Singapore. The Gateway CBD is also ready to capitalize on the High Speed Rail link between Singapore and Kuala Lumpur. II. The Gateway CBD, as the Central Business District of Gerbang Nusajaya, is planned to be a vibrant, mixed-use district planned around high-density developments set amidst greenery characterised by its lush urban parks, leafy streetscapes and sky-rise gardens.
2. NUSAJAYA TECH PARK
I. A 40:60 development owned by UEM Sunrise Berhad and Ascendas Group from Singapore, Nusajaya Tech Park is built on 519 acres of freehold land strategically located just five minutes f rom the Malaysian CIQ Complex, making i t one of the closest industr ial s i tes to the Malaysia-Singapore Second Link. It features a well-conceived masterplan with quality and secure infrastructure, award-winning green designs, and an integrated park concept comprising industrial and commercial spaces, dormitories and supporting amenities.
II. Ascendas is Asias leading provider of business space solutions with a total space managed exceeding 57.4 million square feet with a value exceeding S$15.9 billion. The Singapore-based company is known for their flagship projects such as Singapore Science Park, International Tech Park Bangalore in India and the acclaimed Suzhou Industrial Park in China. III. To be developed at an estimated value of RM3.7 billion, Nusajaya Tech Park aims to create employment opportunities for about 22,000 people in light and medium industries such as Electronics, Pharmaceutical & Medical Devices, Food Processing, Precision Engineering, Data Centers, Fast Moving Consumer Goods, Logistics & Warehousing and General Engineering Services. The Park will offer Ready-Built Facilities and land plots for Build-to-Suit developments. IV. The fully landscaped Park has also set new benchmarks as a sustainable, well-designed integrated development. It is the first tech park in Malaysia to be awarded Singapores Building and Construction Authority (BCA)s Green Mark for Districts Gold (Provisional) Award. It is also the winner of a Merit Award in the Master Planning Category by the Singapore Landscape Architect Awards in 2013 for its ecologically-advanced landscape design.
V. Complementing the Parks infrastructure is a Premier Business Concierge that offers one-stop business solutions to facilitate permits and license applications, authority liaison services and approvals, together with the application for special tax incentives.
VI. Recognising the potential high impact economic returns, the Government of Malaysia has granted Nusajaya Tech Park various tax waivers resulting in the development attracting industrial anchors such as Sanwa Group (Japan), YCH Group (Singapore) and VADS Berhad (Malaysia).
3. FASTRACK ISKANDAR
I. A 30:70 joint venture by UEM Sunrise Berhad and FASTrack Autosports (Iskandar) Pte. Ltd. The project is to develop the first premier motorsports, retail, entertainment and hospitality hub within South East Asia.
II. FASTrack Iskandar is estimated to be worth RM3.7 billion with a long-term goal of establishing a premier automotive center with research, development and testing facilities together with lifestyle destination attractions and event facilities that will create over 5,000 high-skilled jobs.
III. FASTrack Iskandars crown jewel is its 4.5km FIA Grade 1 Race Track at the heart of the development. Dubbed the "Nrburgring of Iskandar Malaysia", the track is designed by world-renowned Hermann Tilke best known for the Sepang International Circuit in Malaysia and Yas Marina Circuit in Abu Dhabi UAE.
IV. The developments other components consist of:- a) Dynamic driving center for defensive driving courses and instructional driver training for all ages. b) Motor arcade and high security storage for high-value classic, high performance and collectible vehicles. c) Off-road track challenging both beginners and recreational enthusiasts. d) CIK Grade A outdoor go-kart track. e) Workshops and retail businesses featuring various premium automotive brands and after-market services.
V. Recognising the developments potential to promote and establish Malaysia as a Regional Automotive Leader, the Government of Malaysia has granted tax incentives for but not limited to: -
FASTrack Iskandar Sdn. Bhd. a) Income tax exemption of qualifying expenditure incurred. b) Full income tax exemption on statutory income derived from the disposal of land within the development. c) Stamp duty exemption on instruments for the acquisition of land within the development. d) Special approval on Aproved Permits, import duty, excise duty, and sales tax exemption.
Automotive Partners a) Income tax exemption of qualifying expenditure incurred. b) Stamp duty exemption on instruments for the acquisition of land by qualifying automotive partners within the development.
