FR Farm Residential District
§501. Specific Intent. It is the intent of this Part and this zoningdistrict to provide for viable areas for agricultural uses and to protectfarming operations from the impact of major residential and other develop-ments. It is further the intent of this Part and this zoning district toensure that lots are of sufficient net area, as defined in this Chapter, toaccommodate on-lot water supply and sewage disposal facilities consistentwith the Township’s Act 537 Plan. (Ord. 147, 8/11/2008, §500)
§502. Use Regulations.
1. Uses Permitted by Right. A building or other structure may beerected or used and a lot may be used or occupied, by right, for any of thefollowing purposes:
A. Agriculture, including farm ponds, provided that any struc-tures used for the housing of livestock or poultry shall be located notless than one hundred (100) feet from any lot line.
B. Single-family detached dwellings.
C. Conversion of single-family detached dwellings subject to theprovisions of §1312(2) of this Chapter.
D. No-impact home based business.
E. Forestry, in accordance with the provisions of §1316 of thisChapter.

2. Conditional Uses. A building or other structure may be erected orused and a lot may be used or occupied when authorized as a conditional usefor any of the following purposes:
A. Communications towers and antennas on a property, owned byEast Coventry Township or a fire company or an emergency serviceprovider, or on a building or structure having a public purpose orbenefit subject to the standards for communications towers and communi-cations antennas set forth in §1405 of this Chapter.
B. The first set of communications antennas on an existing or newtower, property, building or structure having a public purpose orbenefit subject to the standards for communications towers and communi-cations antennas set forth in §1405 of this Chapter.
3. Special Exceptions. A building or other structure may be erectedor used and a lot may be used or occupied when authorized as a specialexception for any of the following purposes:
A. Electric substations, telephone central offices, other publicutilities, and passenger stations for public transportation; provided,that no exterior storage of equipment, housing of repair or otheremployees or above ground storage of gaseous or liquid fuel shall bepermitted; and, further provided, that any electric transmission lines

which may be required shall be located within rights-of-way alreadyowned or leased by the electric utility company.
B. Cemeteries excluding crematoria provided that such use shallbe in accordance with the laws of the Commonwealth of Pennsylvania.
C. Private clubs for: swimming, tennis, golf, equestrianactivities, including kennels and similar recreational activities butexcluding recreation for the use of motorized vehicles or othermotorized equipment provided that the principal activity shall not beone that is customarily operated as a business.
D. Any use of the same general character as uses specificallypermitted in this subsection (3).

E. In-law suite, as defined in §202 and as regulated in §1515.[Ord. 186]
4. Off-Street Parking. Off-street parking spaces, as defined in §202of this Chapter, in the FR District, shall be provided in accordance with theprovisions of §1306 of this Chapter. Limited on-street parking may bepermitted only in accordance with the provisions of §1306(A)(1)(c) of thisChapter.
5. Signs. Signs shall be permitted in the FR District only inaccordance with the provisions of §1314 of this Chapter.
6. Accessory Uses. Accessory uses to any of the foregoing permitteduses shall be permitted in the FR District only in accordance with §1319 ofthis Chapter.
7. Open Space and Recreation. All subdivisions and land developmentsin the FR District shall comply with the recreation and open space standardsof §426 of the Subdivision and Land Development Ordinance [Chapter 22]. Thedesign, disturbance, permitted uses, ownership, maintenance and management ofopen space shall comply with the applicable standards of §1404 of thisChapter.
8. Trails. Trails shall be provided for all subdivisions and landdevelopments in the FR District in accordance with the Township approvedtrail plan.

§503. Area, Bulk and Dimensional Standards. The following standardsshall be applicable to all uses.

B. Building and Lot (or Site) Coverage. The maximum lot or sitebuilding coverage shall not exceed ten percent (10%) and the maximumtotal lot or site impervious coverage shall not exceed twenty-fivepercent (25%).
C. Height Regulations. The maximum height of all buildings andother structures, with the exception of communications towers andantennas, erected or enlarged in this district shall be:
(1) For any dwelling or any accessory building or structure,thirty-five (35) feet, not exceeding three (3) stories.
(2) For any non-dwelling building or other structure, thirty-five (35) feet, not exceeding three (3) stories.
(3) For farm structures and accessory structures, thirty-five(35) feet, except that such height may be increased to a maximumof ninety (90) feet; provided, that for every foot of height inexcess of thirty-five (35) feet, there shall be added to eachfront, side and rear yard, measured from the structure to theproperty line or ultimate street right-of-way line, one (1)corresponding foot of additional width or depth.

In the database, some states maintain crop yield data by individual map unitcomponent and others maintain the data at the map unit level. Attributes areincluded in this application for both, although only one or the other is likely to containdata for any given geographic area. This attribute uses data maintained at the mapunit component level.
The yields are actually recorded as three separate values in the database. A lowvalue and a high value indicate the range for the soil component. A "representative"value indicates the expected value for the component. For these yields, only therepresentative value is used.
The yields are based mainly on the experience and records of farmers,conservationists, and extension agents. Available yield data from nearby areas andresults of field trials and demonstrations also are considered.
The management needed to obtain the indicated yields of the various cropsdepends on the kind of soil and the crop. Management can include drainage,erosion control, and protection from flooding; the proper planting and seeding rates;suitable high-yielding crop varieties; appropriate and timely tillage; control ofweeds, plant diseases, and harmful insects; favorable soil reaction and optimumlevels of nitrogen, phosphorus, potassium, and trace elements for each crop;effective use of crop residue, barnyard manure, and green manure crops; andharvesting that ensures the smallest possible loss.
The estimated yields reflect the productive capacity of each soil for the selectedcrop. Yields are likely to increase as new production technology is developed. Theproductivity of a given soil compared with that of other soils, however, is not likelyto change.

Description
Dwellings are single-family houses of three stories or less. For dwellings withbasements, the foundation is assumed to consist of spread footings of reinforcedconcrete built on undisturbed soil at a depth of about 7 feet.
The ratings for dwellings are based on the soil properties that affect the capacity ofthe soil to support a load without movement and on the properties that affectexcavation and construction costs. The properties that affect the load-supportingcapacity include depth to a water table, ponding, flooding, subsidence, linearextensibility (shrink-swell potential), and compressibility. Compressibility is inferredfrom the Unified classification of the soil. The properties that affect the ease andamount of excavation include depth to a water table, ponding, flooding, slope, depthto bedrock or a cemented pan, hardness of bedrock or a cemented pan, and theamount and size of rock fragments.
The ratings are both verbal and numerical. Rating class terms indicate the extentto which the soils are limited by all of the soil features that affect the specified use."Not limited" indicates that the soil has features that are very favorable for thespecified use. Good performance and very low maintenance can be expected."Somewhat limited" indicates that the soil has features that are moderatelyfavorable for the specified use. The limitations can be overcome or minimized byspecial planning, design, or installation. Fair performance and moderatemaintenance can be expected. "Very limited" indicates that the soil has one or morefeatures that are unfavorable for the specified use. The limitations generally cannotbe overcome without major soil reclamation, special design, or expensiveinstallation procedures. Poor performance and high maintenance can be expected.
Numerical ratings indicate the severity of individual limitations. The ratings areshown as decimal fractions ranging from 0.01 to 1.00. They indicate gradationsbetween the point at which a soil feature has the greatest negative impact on theuse (1.00) and the point at which the soil feature is not a limitation (0.00).
The map unit components listed for each map unit in the accompanying Summaryby Map Unit table in Web Soil Survey or the Aggregation Report in Soil Data Viewerare determined by the aggregation method chosen. An aggregated rating class isshown for each map unit. The components listed for each map unit are only thosethat have the same rating class as listed for the map unit. The percent compositionof each component in a particular map unit is presented to help the user betterunderstand the percentage of each map unit that has the rating presented.
Other components with different ratings may be present in each map unit. Theratings for all components, regardless of the map unit aggregated rating, can beviewed by generating the equivalent report from the Soil Reports tab in Web SoilSurvey or from the Soil Data Mart site. Onsite investigation may be needed tovalidate these interpretations and to confirm the identity of the soil on a given site.
