A wet spring and summer make many homeownersthink about gutters. Hopefully, many will think aboutthem before spring rains create damp basements.Minnesota is a “land of 10,000 lakes,” but you don'twant one in your basement!

What is the deal with gutters? Does every house needthem? Gutters served an important function in the late1800s and early 1900s. Rainwater is generally very softwater and early homeowners quickly found out theycould use their roofs to collect that valuable resource. Aproperly installed and maintained gutter system couldcollect thousands of gallons of soft water to be used forbathing and washing. Water collected from gutter sys-tems was generally storedin a below-grade masonrycistern either in the base-ment or nearby. Waterwas pumped as needed tothe kitchen and bath-rooms using a hand orelectric pump.

With the advent of mod-ern household water treatment devices, most peoplestopped collecting water for domestic use. Instead, gut-ters have become an important tool to keep basementsdry and useable. Without gutters a roof directs thosethousands of gallons of water to the soil near the foun-

dation wall. InMinnesota, thesoil immedi-ately adja-cent to aheatedfounda-tion wall isthe first area tothaw in the spring. Thatcreates a pocket or pit right next toa foundation wall. When the roofdirects water to this area the easiestplace for the water to go is oftenthrough the foundation wall andinto the basement. A gutter systemwill collect rainwater and direct it

many feet away from thefoundation wall usingdownspouts and rain lead-ers.

There are several types ofgutters available today forhomeowners to select from. The vast majority of are 5-

inch K-style gutters with attacheddownspouts. K-style gutters have aflat bottom and molded front. Thegutter is strong in relation to themetal thickness. K-style gutters areavailable in aluminum, steel andcopper. Aluminum gutters are oftensold as “seamless” gutters by profes-sional installers. They carry coloredmetal coil stock in their truck, runit through shaping dies and createvirtually any length gutter needed. The only seams are at corners.

Steel and copper gutters usually come in 20- to 30-footlengths and are joined together if longer lengths arerequired. Today's copper prices make copper a costlychoice, but copper gutters last for decades.

Half-round gutters were used throughout much of the20th century. These were generally steel coated withzinc and soldered together to create a heavy galvanizedmetal gutter system. Half-round gutters tend to move

water more quickly than K-style gutters. They also self-clean much better than a K-style gutter as the half-round gutter acts more like a true drainage pipe, float-ing gutter debris to the downspout.

If your home location has lots of trees you will need toaddress gutter cleaning – one of the more “un-fun” jobsof homeownership. It doesn't do any good to have gut-ters that are so full of leaves and decaying matter thatimpede the flow of water.

Open gutters are fairly easy to clean using a smallscoop, a bucket and a final rinse with a water hose. Butbe very careful as you work from a ladder or roof.Don't tackle a gutter cleaning job if you are not com-fortable working at distances high above the ground. And be sure to inspect for any overhead electric wiresbefore you raise your ladder.

Many professional gutter installers offer gutter guardsto help deflect leaves and debris away from the gutters. These may be as simple as aluminum or vinyl meshguards that screw in place over the open gutter top tolet rain water flow through and leaves stay on top of themesh. Or they may be heavy, smooth metal leaf guardsthat tuck up under roofing materials and create a metalplane for water to flow around and into the gutterwhile allowing leaves to flow right off the edge.

Costs vary widely for installed gutter guards and somework much better than others in areas with pine nee-dles or other sharp tree matter. If you are in the marketfor gutter guards, visit with neighbors and see whatworks for them.

Back to the initial question – does every home needgutters? The answer to that is no. If you have a homewith large overhangs 3- to 4-feet deep and gooddrainage, you probably do not need gutters. When aroof drops its water 4 feet from a foundation wall and

the soil is well draining and slopes quickly away, guttersprobably will not be necessary. However, you likely willwant to create a rock border for the water to fall into orthe falling water will quickly splash the house and cut atrench at the drip line.

There is one more thing to think about when havinggutters installed on your home or outbuildings.Consider collecting that rainwater. As noted earlier, it iswonderfully soft water and can be used for all sorts ofwashing if it is stored properly. It can be a free source ofwater for your garden. An inexpensive pump will dis-tribute water from a concrete cistern. A few plastic orwooden barrels will store several hundreds of gallons ofwater to be dipped out for a garden. For many peoplewater is a precious commodity – think about collectingit and putting it to good use.

If you are in the market forgutter guards, visit withneighbors and see what

works for them.

Does every home need gutters? The answer to that is no.

Quality for Life...from Your Hometown BuilderQuality for Life...from Your Hometown Builder

Incentives for homebuyers are becoming as crazy as our statebird – though loons, I’m told, frequently show flashes of intel-ligence. The strange thing is that with all these supposedlygreat deals, few people seem to be getting what they want. I’veseen some downright depressing homebuying scenarios, andI’ve decided to do something about it.

Here’s the typical scenario: You and your spouse have a coupleof kids, two average incomes and a car payment. You figure youcan plunk down $1500 a month for a nice home. You’re prettypicky about quality and want to live in a family neighborhoodwhere the housing values rise at least as fast as the gas prices.

The problem is, no matter how you sharpen the pencil, you’reat least $300 a month away from being able to afford whatyou really want.

Here’s the Schmidt Homes solution: We’ll sell you your dreamhome at a great price, then make it even more affordable by buy-ing down your interest rate by 3/4% . . . cutting your monthlypayment by as much as $300 per month and saving you tens of

thousands of dollars over the life of your loan.

We call it our Buy Up BuyDown Program, and it really works.

Let’s say you like our modelhome at 2110 Erie, which isunderstandable because it’s a four-bedroom jewel in one ofNorthfield’s best neighborhoods. You can own this beautifulhome for $1,450 a month. Our offer is based on 10% downwith a loan amount of $338,000 at 5.125% with an interest-only 7/1 adjustable rate mortgage. You save $291 per month,or $3,492 per year. This offer is available through September15, 2007, and applies to most Schmidt Homes!

The bottom line is, we’d like to bring some sanity to the cur-rent homebuying process. Call us and ask about the Buy UpBuy Down Program. We’ll do the rest!

Kathy Andersonsimply…Aha!

You are in the middle of selling your house and mov-ing. As you think about life in your new home, here aretwo suggestions to help make your dreams a reality.

Contemplate what you wantto bring into your life.

Moving is more than simply boxing up all your treas-ures and relocating them in another house. It's aboutdreaming and imagining yourself in a new space.Along with the long to-do lists and all the work, theexperience is full of possibilities to “shake things up abit.” You may find yourself eager to invite new experi-ences, a new daily routine or a new personal focus intoyour life when you move into your new home. Usethese dreams as a blueprint while you settle in. A fewsuggestions to get those ideas flowing:

Ready for a calmer, simpler way of living?

• Challenge yourself to heed the words of WilliamMorris as you pack up the boxes, “Have nothing in

your houses which you do not know to be useful orbelieve to be beautiful.”

• Designate a spot in your new home for car keys, cellphones and start using the system the day you movein. Three weeks later your new habit is formed andthere are no more frantic mornings looking for thekeys so you can get to work on time.

Want to incorporate healthier habits into your daily routine?

• Carve out a space for a home gym. The key is tomake it accessible. Free weights and resistance bandsdon't take up much space. They can easily be keptout of sight so there is no need to banish yourself tosome dark corner of the basement. Add a CD playerfor some inspirational music and just watch thosemuscles firm up!

• Designate a handy shelf in the kitchen for yourfavorite healthy cookbooks.

You get the idea…now start pondering what you wantto bring to your life in your new home. One method tohelp focus your thoughts is to make a list of 50 thingsthat make you smile. Include activities, sights, sounds, aromas…whatever brings you joy. Another is to createyour “perfect day.” Start at any point in the day andplan out your dream 24 hours. Leave the realities ofbudget and responsibilities behind, and forget the“shoulds.”

Think about how you want things to be

To get the most out of this exercise write it down andinclude as many details as you can. While you may notbe able to replicate your perfect day in real life, you canfind clues on how to use your space to support thesedreams and bring more smiles into your life on a dailybasis.

Most likely you can't quit your job to write a book, butyou can carve out a quiet corner that invites you to sitdown with paper and pencil to write. Who knowswhere it could lead! If your favorite day includes lin-gering over a cup of coffee and a Sudoku or a goodbook at a funky coffee shop, place your most comfort-able chair by a window with a great view. Add a goodreading lamp, a footstool and a small side table foryour favorite mug. Don't forget a pencil with a gooderaser!

As you begin to play withthese ideas, big or small, you will no doubt find aneed to get creative. Thinkoutside of the box! Whosays a dining room has tobe a dining room?

• One family who wanted to bring more family timeinto their busy schedules put the pool table in theformal dining room. Its accessibility not onlyprompted many spontaneous family games it turnedout to be a great way to stay connected withteenagers and their friends.

• Another couple loved the coziness of dining by thefireplace at a favorite restaurant. They came home

IMAGINE YOURSELF IN A STATELY HISTORIC, 5 BEDROOM VICTORIAN HOME. Think about driving into an over-sized attached garage with room for cars, bikes, workbench, and room to play on a rainy day.

Imagine the light from 7 large picture windows, high ceilings, bedrooms with transoms, large walk-in closets, lots of storage, and a 1974 dry basement, big enough for a pool table, ping pong table, work bench, bathroom and laundry.

Imagine a large, north-facing screened porch, where you can read a book in a hammock, have dinner, yourmorning coffee, or entertain friends for the evening.

Think about being able to walk to the historic downtown along the river, through Riverside Park, maybe taking a detour to the dog park, the localco-op, or to pick up a movie on the way back from grabbing an icecream cone downtown, or a glass of wine on the deck at one of thepubs on the river.

Imagine having a high school, new elementary school and new middleschool all within walking distance on bike/walking trails. Imagine livingwhere kids play Frisbee in the street, yet you’re only minutes away fromroutes out of town, north to the Twin Cities, south, east or west.
