After setting a record in April, single-family home sales dipped 2% to 2,767 home sales
in May, according to the May 2015 Multiple Listing Service (MLS) report released today
by the Austin Board of REALTORS®.
Single-family home prices remained high, both setting a record for the month of
May and increasing at a rapid rate that is out-pacing historical appreciation, which is
typically 4% annually according to the Real Estate Center at Texas A&M University. The
majority of homes entering the market continue to be priced outside of an affordable
price range for many residents, with only 25% of single family housing options in
Central Texas below $200,000.
The 2015 President of the Austin Board of REALTORS®, explained, “Affordability remains
an issue across the region, identifying a need for Central Texas to address the “missing
middle” with an influx of diverse housing stock. Unfortunately, the majority of single-
family homes can no longer be developed within the region in an affordable price
range for most homebuyers. Creating conditions that allow for housing options for
all of our residents, such as medium-scale housing options, will help increase housing
affordability, improve the tax base and potentially provide income for homeowners.
Equally important, this type of housing stock allows for greater density and helps
residents to live close to where they work and go to school.”

Mortgage rates are at their highest levels of the year, this according to Freddie Mac’s most recent mortgage survey. In fact, mortgage rates have been on a steady climb all year long. It appears investors are increasingly becoming more confident in the stock market, pulling money out of bonds and into equities. Why? All one needs to do is look at the most recent jobs numbers.
The Department of Labor recently released the unemployment figures for May. The headline number showed the unemployment rate actually rose a bit, from 5.4% to 5.5% but that increase was due to more people jumping back in the labor market. What investors paid more attention to however was the number of new jobs created for May. According to the data, there were 280,000 new non-farm payroll jobs for the month, much higher than what was expected. At the same time, wage gains rose to a level not seen in two years. This combination of more jobs and an increase in pay points has led to higher rates. In fact, we’re seeing that now.
Mortgage rates have risen by about 0.25% from their 2015 lows and have already priced in the first rate increase by the Fed, even though the official move has yet to be made. Now, investors are looking to the next rate increase.
If you’re in the market to buy a house here the greater Austin area, what should you do? Should you wait to see if rates settle back down? If you do, there are two things that could work against you. The rising rate environment and the increase in home values. The types of homes you saw for sale two months ago are most likely selling for more right now. And the rates you saw two months ago are higher now than they were then and will go higher. Whether you’re sitting on the fence or actively searching for your next home, I couldn’t make a better case why now is the time to buy.

You may field such cost questions from potential buyers, and some new online resources may help you gather quotes for your buyers in a hurry — or at least give you a resource to point them to. For example, HomeAdvisor’s True Cost Guide can provide visitors with an idea of what they can expect to pay for projects in their area.
At the site, users plug in the project they want to complete, along with their ZIP code. The tool then will list the average cost of the home improvement project or repair in their area based on what others have paid. You can see a breakdown of cost estimates from the low to high end as well as average. The site offers a searchable database to gather estimates for more than 300 types of home projects and repairs, whether your buyer wants to find the average cost of remodeling a bathroom, painting the home’s exterior, installing new windows or countertops, or more.
Another cost estimating site, called Fixr, also offers estimates on various home improvement and remodeling projects — just plug in the project and find estimated costs as well as get access to a list of contractors in your area. The site also features cost guides to give you an overview of the price of tackling projects like kitchen and basement remodels as well as the costs of repairing siding, installing new windows, adding a porch or swimming pool, and more.
This allows home buyers to decide if the repair or renovation is within their budget, if they opt to buy the home. The tools may also come in handy for sellers in deciding whether they should invest in fix ups prior to listing their home for sale.
