This is your ‘Guide To Selling’ and has been put together for you as
you are considering moving.
It is designed to answer all of your preliminary questions before
going to the market and has some great pointers for preparation
& marketing.

METHOD OF SALE
The most commonly used methods of sale in
your area are:
Private Treaty
Set an asking price and negotiations begin
once an offer is received. Generally the
purchaser will sign a contract with a 5 day
cool off period at an agreed amount.
Auction
An auction date is set and marketing on your
property begins generally without a price 4
weeks prior. Your reserve price is set about 2
days prior to the auction with your agents’
guidance. Interested buyers compete by
bidding and if the highest bid meets or
exceeds your reserve price the property is sold
and contracts are signed without a 5 day cool
off period.
PRICING
Deciding where to position your asking price
will determine the amount of buyer interest
and offers.
The lower the price the more buyers will be
attracted to your property and you will have
multiple offers in a matter of days.
If the price is too high, less buyers will be
inclined to inspect your property and also be
less motivated to place an offer.
Pricing your property at “fair market value” will
attract the right buyers to your property. It will
also attract multiple offers and this will result in
the highest sale price.
Our aim is to find a ‘Heart Buyer’ who will pay
a premium price as they become emotionally
attached to your property.
WHAT IS YOUR PROPERTY WORTH?
Various factors need to be considered
when determining the market value of
your property.
- Recent comparable sales
- Current competition
- Location & proximity
- Condition of the property
- Current market trends
BUYER ACTIVITY
All the statistics show that the most
‘READY TO BUY NOW’ buyers will be the
first to inspect your property.
They are the most educated about
market value as they have recently
inspected many comparable properties
to yours and are aware of many recent
sales in your area.
As they have generally been looking for
weeks if not months with approved
finance they are usually the first to
submit their best offer within the first
week or two.
It is at this stage where you will generally
get your highest offers.
YOUR COMPETITION
When going to the market for sale you
also have to consider your competition.
Buyers will inspect many properties
before deciding on a home they wish to
purchase.
You should price your property
according to recent comparable sales
and your current competition.
If you are priced too high, you will help
sell your competition.
If you are priced fairly, negotiations will
drive buyers to compete for your home
resulting in the highest possible sale
price.

DATABASE AND AGENT’S CONTACTS
We have an ever-growing database of
active buyers. We are in contact with
them at least twice a week. We email
them our ‘Open House’ list every
Thursday and also alert them of your
property if it suits their criteria.

When buyers know you are ‘For
Sale’ one of the first things they will
do is drive by your home.
They will take in more information
about your property with a photo

BROCHURES AND FLOOR PLAN
Having a colour glossy brochure with a
floor plan to hand out to all buyers who
view your house will allow them to have
‘take home’ information about your
property.
Remember many buyers will inspect as
many as 10 properties in one day and it
sometimes becomes a blur on what
property had which features or layout.
We will also deliver ‘Just Listed’ cards to
your surrounding area to inform your
neighbours you are selling.
Your neighbours can be your best
source of marketer’s as they always
know someone who wants to move into
the area or may want to upsize or
downsize themselves.
PRINT MEDIA
With the internet becoming the main source of
how buyers will find out about your property,
some of the print media has become less
effective.
Our research has proven that the main print
media still very effective in attracting buyers to
your property is your ‘Local Paper’ including
editorials.
You have a choice of different size ads to
choose from. We believe your marketing
should be in proportion to the value of your
property. This way you are attracting the right
buyer to your home.

window display for the duration of
the sale.
We are located on Condamine

SELLING FEE
Don’t make the mistake that some
sellers do and choose an agent purely
on the lowest selling fee. You should
appoint a good value agent not a
cheap one.
You may think you are saving hundreds
of dollars in the actual selling fee but
ultimately it may cost you thousands on
the end sale price.
Our selling fee of 2% + GST and is
payable upon settlement on a
successful sale and is charged on the
sale price of your home.

• Advise a solicitor or conveyancer to
prepare a contract of sale
• Start preparing your property and de-
clutter (if necessary.) ready for
photography
• Consider getting a Building & Pest
Inspection on your property prior to
going to market so there are no nasty
surprises when a potential buyer
conducts one. (This also gives you the
opportunity to rectify any issues if need
be)
