METHOD OF SALE

The most commonly used methods of sale in

your area are:

Private Treaty

Set an asking price and negotiations begin

once an offer is received. Generally the

purchaser will sign a contract with a 5 day

cool off period at an agreed amount.

Auction

An auction date is set and marketing on your

property begins generally without a price 4

weeks prior. Your reserve price is set about 2

days prior to the auction with your agents’

guidance. Interested buyers compete by

bidding and if the highest bid meets or

exceeds your reserve price the property is sold

and contracts are signed without a 5 day cool

off period.

Page 4: First national manly vale listing presentation)

PRICING

Deciding where to position your asking price

will determine the amount of buyer interest

and offers.

The lower the price the more buyers will be

attracted to your property and you will have

multiple offers in a matter of days.

If the price is too high, less buyers will be

inclined to inspect your property and also be

less motivated to place an offer.

Pricing your property at “fair market value” will

attract the right buyers to your property. It will

also attract multiple offers and this will result in

the highest sale price.

Our aim is to find a ‘Heart Buyer’ who will pay

a premium price as they become emotionally

attached to your property.

Page 5: First national manly vale listing presentation)

WHAT IS YOUR PROPERTY WORTH?

Various factors need to be considered

when determining the market value of

your property.

- Recent comparable sales

- Current competition

- Location & proximity

- Condition of the property

- Current market trends

Page 6: First national manly vale listing presentation)

BUYER ACTIVITY

All the statistics show that the most

‘READY TO BUY NOW’ buyers will be the

first to inspect your property.

They are the most educated about

market value as they have recently

inspected many comparable properties

to yours and are aware of many recent

sales in your area.

As they have generally been looking for

weeks if not months with approved

finance they are usually the first to

submit their best offer within the first

week or two.

It is at this stage where you will generally

get your highest offers.

Page 7: First national manly vale listing presentation)

YOUR COMPETITION

When going to the market for sale you

also have to consider your competition.

Buyers will inspect many properties

before deciding on a home they wish to

purchase.

You should price your property

according to recent comparable sales

and your current competition.

If you are priced too high, you will help

sell your competition.

If you are priced fairly, negotiations will

drive buyers to compete for your home

resulting in the highest possible sale

price.

FINDING THE RIGHT BUYER

We suggest you invest in a

marketing program to cover all

areas in the pie chart. This will

maximise exposure to ensure the

highest possible price is achieved.

PROFESSIONAL PHOTOGRAPHY

Many people are visual.

Professional photography will show

your property in its best possible

light.

It will enhance the features and

create a more inviting feeling.

It all starts with the photos.

Make your home stand out!

Page 11: First national manly vale listing presentation)

DATABASE AND AGENT’S CONTACTS

We have an ever-growing database of

active buyers. We are in contact with

them at least twice a week. We email

them our ‘Open House’ list every

Thursday and also alert them of your

property if it suits their criteria.

You can go to our website to see how

many buyers we have waiting for a

property like yours. Go to the ‘Selling’

tab and select the ‘Check Buyer

Demand’ drop down.

Our website is:

www.fnmanlyvale.com.au

Page 12: First national manly vale listing presentation)

Our statistics show that the internet will attract the

highest amount of buyers. We place your property on six

websites.

The two most commonly used sites by buyers are:

realestate.com.au & domain.com.au

Our own website: firstnationalmanlyvale.com.au also

attracts a large amount of buyer enquiry due to the

amount of active buyers on our data base that visit our

website on a regular basis and our prominence in the

area.

Page 13: First national manly vale listing presentation)

SIGN BOARDS

When buyers know you are ‘For

Sale’ one of the first things they will

do is drive by your home.

They will take in more information

about your property with a photo

signboard erected out the front

with the key features and an

internal photo.

BROCHURES AND FLOOR PLAN

Having a colour glossy brochure with a

floor plan to hand out to all buyers who

view your house will allow them to have

‘take home’ information about your

property.

Remember many buyers will inspect as

many as 10 properties in one day and it

sometimes becomes a blur on what

property had which features or layout.

We will also deliver ‘Just Listed’ cards to

your surrounding area to inform your

neighbours you are selling.

Your neighbours can be your best

source of marketer’s as they always

know someone who wants to move into

the area or may want to upsize or

downsize themselves.

Page 15: First national manly vale listing presentation)

PRINT MEDIA

With the internet becoming the main source of

how buyers will find out about your property,

some of the print media has become less

effective.

Our research has proven that the main print

media still very effective in attracting buyers to

your property is your ‘Local Paper’ including

editorials.

You have a choice of different size ads to

choose from. We believe your marketing

should be in proportion to the value of your

property. This way you are attracting the right

buyer to your home.

The three sizes to choose from are:

of area who may have been in

AGENT SELECTION

One of the hardest decisions you will make

when you decide to sell is WHO you are going

to choose to sell your property. It is not only the

office you are employing to represent you, it is

the individual selling agents who will handle

the sale from marketing your home, dealing

with buyers and negotiating the highest price.

When selecting an agent there are a few

questions you may want to ask:

1. How many years experience have they

had selling?

2. Can they produce a list of their recent

personal sales?

3. Do they have a good track record and

reputation?

4. Do you feel comfortable with the agent

enough to hand over the keys to your

home?

WHAT OUR CLIENTS HAVE TO SAY

I want to thank you for your untiring efforts in the sale of 924/22 Central Avenue

Manly. You kept me up to date on what was the latest difficulty in the sale

process. This was not an easy sale as there were many obstacles along the way

that you addressed positively and with enthusiasm and never gave up your

professional positive optimistic attitude carried all the way from when I first listed

the property till settlement. You made me feel relaxed and confident that the

sale would happen, which it did. I have no hesitation in recommending your

services.

Alan Thompson, Philippines

"Your skills of negotiation, drive and passion for your profession created the very

best outcome for Arthur Street. I believe it was a win, win for all concerned due

to the integrity and commitment which you displayed throughout the

campaign. Without your knowledge and network of tradesmen which you so

generously shared, Arthur Street would still be languishing instead of looking

wonderful and being handed down to a new owner. I am very grateful to you

for enabling me to start a new chapter of my life thanks to your brilliant sale of

Arthur Street. I would recommend you to anyone who wants the very best

agent in the area of Sales & Property Management."

Margaret, Fairlight

Karen Joseph sold our unit in Manly Vale in only 4 days

and achieved a record price for the street. We found

Karen to be very proactive, professional and friendly

throughout the whole Sale. Karen made the whole

experience very pleasant and stress free. We would

have no hesitation in recommending Karen for any

other property sales and will be using Karen for any

future property sales that we have.

Tony & Kathryn Carey, North Manly

"Dearest Karen, We can't thank you enough for all your

amazing efforts in purchasing our first home. These

flowers reminded us of you - a brilliant ray of sunshine!!

We would love to celebrate a glass of champagne with

you to acknowledge all your hard work & to bring forth

this new journey for us... Thanks & blessings."

SELLING FEE

Don’t make the mistake that some

sellers do and choose an agent purely

on the lowest selling fee. You should

appoint a good value agent not a

cheap one.

You may think you are saving hundreds

of dollars in the actual selling fee but

ultimately it may cost you thousands on

the end sale price.

Our selling fee of 2% + GST and is

payable upon settlement on a

successful sale and is charged on the

sale price of your home.

PRESENTATION

BEFORE… AFTER...

It is important to create the WOW factor

when a potential purchaser inspects

your property.

First impressions are lasting and allow

the buyer to become emotional about

your property.

We will discuss how best to present your

property from the buyer’s point of view

and give you some great tips on how to

create a warm feel.

You may also wish to get advice from

our home stylist. (Details available on request

We also have a list of recommended

tradesmen or hired help available.

Page 24: First national manly vale listing presentation)

WHAT TO DO NEXT

• Authorise an agent to sell your property

• Advise a solicitor or conveyancer to

prepare a contract of sale

• Start preparing your property and de-

clutter (if necessary.) ready for

photography

• Consider getting a Building & Pest

Inspection on your property prior to

going to market so there are no nasty

surprises when a potential buyer

conducts one. (This also gives you the

opportunity to rectify any issues if need

be)

Note: It generally takes 1-2 weeks from

authorising an agent to going onto the

market For Sale or Auction.
