I’ve been asked to speak here today on the behalf of Airah to cover the maintenance requirements of fire and smoke dampers. The maintenance of Fire and Smoke dampers is documented in AS1851, Section 18. Within this standard it also touches on other applicable standards. AS3666.1 - 4 (Air-Handling and water systems of building – Microbial Control) AS1668.1 + 2 (The use of ventilation and air conditioning in buildings) AS1682.2 (Fire damper Installation) The following slides highlight the relevance of these standards.

This sets the standard for building ventilation in a fire mode, specifically: ∗ Air Handling Systems – General Requirements ∗ Air Purge Systems ∗ Zone Pressurization ∗ Fire/Smoke Damper positioning

It has been documented that smoke is a far bigger risk to life than fire in a building. ∗ Smoke obscures vision, preventing occupants

from finding safe escape routes. ∗ Smoke hinders the fire brigade in its search and

rescue operations. ∗ Smoke can kill by asphyxiation or by poisoning

people well before the temperature of the fire or smoke causes injury.

It is very important these points are considered when maintaining dampers as shutting a damper on a system in operation could change any of the above to a point where it no longer complies with Australian Standards. ∗ Can you get access to the fire damper in order to inspect it? ∗ Is the fire damper still there, has the position changed? ∗ Has the mechanism corroded making the damper ineffective? ∗ Will the blades close freely when released and latch effectively? ∗ Will dust, lint or corrosion on the blades and linkages prevent operation, or has

dust/lint clogged the free area of an intumescent fire damper? ∗ Is the casing still capable of retaining the fire damper in the fire resistant wall or

guiding the damper closed? ∗ Has it been corroded or dislodged from its proper position?

Annual Inspection ∗ Check that the damper is capable of operating

from fully open to fully closed.

5 Yearly inspections (20% per annum) ∗ Is the smoke damper in place, free from

obstruction and capable of operation? ∗ Check smoke dampers and casings for corrosion,

accumulation of dust. ∗ Does the smoke damper move to its fail-safe

position on removal of power source? ∗ Check for signs of tampering or modifications.
