1. Hold Lots Identified –Lots 141, 109 and 151 are on hold. 2. Review Easements – Each lot contains a 10 foot PUE on street sides of the lots.
Lots 136, and 139 through Lots 147 contain a 10 foot PUE on the rear of each lot. And in addition to standard PUE easements that may be contained within each lot (refer to plat) the following easements exist:
Drainage Easement: On the back lot line on Lots 112 and 113, there is a 20’ Drainage Easement in favor of Lehi City.
Parcels “A, C and D” owned and maintained by the HOA. Parcel “B”: Parcel “B” is a detention pond that will be maintained and
owned by the City and a 10 foot PUE exists on the east and north side of Parcel “B” for the purpose of an installation of a future gas line by Questar. Space between Lots 122-123 is part of Parcel ”A” is an open space parcel to be owned and maintained by the HOA. This space will be an asphalt trail and will connect the Parcel “A” trail system to the street sidewalks in 2600 West Street.
3. Future Road – No future roads will be a part of this development. 4. CC&R’s –CC&R’s will be recorded for this site. 5. HOA document – There is a HOA for this development. We are working on the
budget and will have it to you shortly. 6. Fencing Requirements – To promote a uniform neighborhood and keeping in
harmony with the rural nature of the project, a masonry/concrete fence will be installed from the southeast corner of Lot 147 along the west side of 2300 West, vory Development the on the south side of 2100 North to the northwest corner of Lot 136. The beginning and ending of the wall will not interfere with the site distance along 2300 West and 2100 North. The wall will have project monumentation identification at the corner of 2300 West and 2100 North.
7. Monuments – Ivory will be installing masonry monument on the southeast corner of 2300 West and 2100 North. Small plaques will be installed in the last posts of the wall on Lots 136 and 147.
8. Street Lighting – as shown on the approved plans. 9. Amenities - no amenities are to be developed within the project. Parcel “A”
along with the trail systems are the only amenities. 10. Soil Reports –
a. Ground water was encountered between 7 to 11 feet below the ground surface. Subsurface soils encountered in the test pits consisted of
approximately ½-1 foot of topsoil overlying lean clay that extends to full depth of the investigation approximately 14 feet. Ivory will inspect and evaluate when the home digs and correct as needed. With the proposed construction and subsurface conditions encountered, the proposed residence may be support on spread footings bearing on the undisturbed natural soil or on compacted structural fill extending down to the undisturbed natural soil. Spread footings bearing on the undisturbed natural soils may be designed using an allowable net bearing pressure of 1,500 psf. Footings bearing on at least 2 feet of compacted structural fill may be designed using an allowable net bearing pressure of 2,500 psf. A layer of free-draining gravel or lean concrete may be needed to provide a working surface for construction of footings where footings extend down near or below the subsurface water level, if encountered. See Soils Report.
b. Home Theater- maybe a possibility on some lots. Usually home theaters maybe require deeper footings which may be impacted by the sub-surface soils and water table conditions. Review the geotechnical report for possible water table level. Footings need to be 2 feet above anticipated water table. Geotechnical engineer will need to inspect the level anticipated for the theater and approve the elevation of the foundation and floor slab.
11. Grading and Drainage- The ground surface surrounding the buildings should be sloped away from the buildings in all directions. Roof downspouts and drains should discharge well beyond the limits of backfill. Street storm drains have been provide for the site, see improvements plans.
12. Permit Ready – most improvements need to be installed. Final plat needs to be recorded and improvement bonds posted. Estimate is permits in November 2014.
13. Setback Requirements – setback requirements are: Interior Lots, Front 20’ minimum Rear 15 minimum Side 10’ minimum (5’/5’) Corner Lots,
Front 20’ minimum Rear 5’ minimum Side 15’ and 30’ minimum
14. Unique architectural requirements – Elevations and colors as per Cranberry Ridge Exterior Selections requirements. PUD requirements as per Lehi City ordinance.
15. Landscaping, tree planting plan –trees are required behind curb or sidewalk depending on lot. One tree near each lot line as shown on the landscape plans. Some lots will have two or more trees depending on street frontage. Street trees certificates will be given by Ivory Homes following sprinkler installation. See the CC& R’s for street tree planting guide. Landscaping of Parcel ”A” and “C” will
be by Ivory. Parcel “B” will not be landscaped during normal construction, but will be completed by Lehi City at a later date. See landscape plans for details.
16. Requirements for Home Construction- Final plat needs to be recorded prior to obtain any permit being issued by Lehi City. Bonds need to be posted prior to plat recordation. Estimated plat recordation and improvements completed is December 2014. Improvement bond will be in place with the City and improvement construction can begin before recordation of the plat. Please review the fit sheet. It will be necessary to enforce the ‘no duplicate plans on adjacent lots” policy. This will be reviewed on a case by case basis by Ivory, and/or City. Try to avoid it wherever possible. Lots that fit the larger homes will be reserved for those homes and will require a 3 car garage. PUD requirements per Lehi City ordinance and architectural committee review will prevail.
17. Municipal Conditions through Zoning and Platting – All municipal conditions are being completed prior to recordation of the plat. Conditions are, if any, are found on the recorded plat. UDOT permit is required prior to recordation of the plat. Plat needs to be recorded prior to issuance of building permits. Bonds need to be posted prior to plat recordation. Estimated plat recordation and improvements completed is latter part of August or early September 2014.
18. Secondary Water – Secondary water is available for the site and throughout the City.
19. Animal Rights – Property is not zoned for animal rights. No large animals are allowed. See CC & R’s regarding pets.
20. Business Use – Lehi City allows for home businesses, applicants must apply to the City and receive approval.
21. Accessory Dwelling Units – No accessory dwelling units are allowed.
