Whenever the possibility of rising interest rates gets media attention, it’s worth asking about how investors plan for changes in their fi nancial circumstances, from rising costs of ownership (including interest rates) or loss of income (eg. vacancy or job loss). If you are ready to buy an investment property right now, how do you make sure that you don’t lose money in the “worst case scenario” event of being forced to sell an investment property quickly due to unforeseen personal circumstances?

Long term success investing in residential real estate means paying special attention to buying criteria that will maximize the security of an investment and minimise its risk.

While security criteria often vary from location, the main consideration stays the same: investors with security uppermost in their minds buy in a price range from twenty percent below to fi fteen percent above the median price. This price range is called the investors’ security bracket.

To fi nd out what the security bracket for the area where you intend to buy is, start by working out what sort of property is the most often sold in terms of age, construction, number of bedrooms and land size. Depending on the location, the typical security bracket property might be a twenty year old, three bedroom brick veneer property on a nine hundred square metre block. Or it might be a high rise, strata title, two bedroom unit/ Of course, buying a property that is likely to be in high demand by potential tenants is also essential. What attracts tenants to your area? (For example, is it close to transport, employment, schools or other amenities?)

Interestingly, most residential property investors buy within eight kilometers of their principal place of residence. The reason for this is quite personal – they like to be able to see it. By Jeanette TaplinWith the recent tragic events of widespread fl ooding across Eastern Australia, particularly Queensland and extending south to Horsham in Victoria. It is a timely reminder for all of us to check our Insurance Policies to ensure that you are covered for fl oods, carry out maintenance, particularly drains, gutters, downpipes and problem spots around the house.Check your street to ensure that drains are free of debris and the area has suitable drainage infrastructure to deal with the sudden heavy rains that we have been experiencing. One hot Friday night in early December when I was leaving work, the weather changed very quickly, the wind picked up, the sky turned dark grey and very threatening.I drove down Main Street and the rain started, it was falling so heavily, pelting down.I rang a friend and decided to visit her instead of the usual Friday night drinks.When I arrived at her home I made a quick dash from the car to her unit, commenting on the intensity of the rain. We quickly settled down for a cold drink. It wasn’t long before my friend mentioned a watering can fl oating past her unit. We quickly went to the front door to see water starting to rush down the driveway. At fi rst the drain handled the water but then all of a sudden the water was backing up and had nowhere to go. This happened so quickly, mother nature was in control, the units were in danger of fl ooding.One neighbor had only just come home from hospital with their new baby, enjoying time together as a family and in the comfort of their home, when all of a sudden water started seeping under their front door. They were very distressed the situation was out of their control.Another had her garage full of old treasures preparing for a Garage Sale the next morning, she was desperately trying to get them off the fl oor to higher ground. Everyone was frantic.A decision was made to remove palings from the rear fence which appeared to help and probably saved other units from fl ooding, but too late for the young family, who were completely fl ooded. My friend was lucky on this occasion, but without changes being made to improve drainage in the area, next time may be a different story! Once the rain stopped, the sun came out and the water vanished as quickly as it appeared, there was an unusual calm.To me, this was a timely warning that it can happen to anyone, any time, so please check all drains this weekend and if you fi nd drains in your street clogged with debris or rubbish, please contact your local Shire.

Oli Pritchard from Mt Martha is an enterprising young man with a generous heart. The nine year old violinist recently donated the money he raised from weekend busking to the International Anti Poaching Foundation. Oli has been playing the violin for 3 years and busking since he was seven. The Mornington Park Steiner student said he believed the International Anti Poaching Foundation was a worthy cause and that the money he raised would go towards training rangers in Africa to prevent the slaughter of animals. Oli said he has always been interested in documentaries. He learnt about the cause of the IAPF from his parents Jonathan and Dani after they became involved in the production of “Raw for Africa” which was recently held at Mornington Racecourse to raise money and awareness to combat the illegal poaching of Africa’s animals.

If your New Year’s resolutions include getting more exercise, giving up smoking or getting involved in your local community, you can put your resolutions into practice by joining the Mornington Peninsula Relay For Life on Saturday 26th and Sunday 27th of March 2011.

“The Mornington Peninsula Relay For Life” is a unique opportunity to bring the community together to celebrate cancer survivors, remember loved ones lost and fi ght back against cancer. With too many locals being diagnosed with cancer each year, it’s an important event to get behind. This locally organised event will see teams of locals take turns to walk through the night to raise funds and awareness to help fi ght cancer.

Cancer Council Victoria is urging Mornington Peninsula residents to support the event by joining the committee, entering a team of friends and family members or volunteering to help out on the day to make this Relay For Life event the biggest Mornington has ever seen.

Registrations are now open for 2011. Participants are encouraged to register early to receive their Relay For Life polo shirt and event kit.

Funds raised at Relay For Life help the Cancer Council provide support services and resources for local cancer patients and their families. Funds also support critical cancer research and community education programs designed to teach people how to reduce their risk of developing cancer.
