ABOUT US

Facility Solutions was started in 2011 by a small group of talented professionals

who worked together for years at a large AE firm (BEI). Not satisfied with the direction management was taking the firm, we decided to form our own company. Bringing decades of experience in engineering, construction, energy management, CAD, operations, IT and business; and guided by a common desire to serve the clients with excellence and fresh ideas; Facility Energy Solutions was born.Within 5 weeks of opening our doors, BEI closed permanently after 62 years in business.

At the request of BEI’s management we assumed open contracts and completed remaining projects.Energy consulting and engineering quickly gave us enough work to get a foothold in the industry. After our first year we were able to add architectural services as well as civil and structural engineering. Now a full service design firm we are focusing on our favorite market, higher education. This expansion prompted us to change our name from Facility Energy Solutions to Facility Solutions.

MASTER PLANNINGFacility-Solutions master planning services range in scope from a general overview of site conditions to a more detailed study of factors influencing site development. Our architectural personnels work closely with our engineers during the study of land utilization for placement of facilities, site circulation, parking, layout of utility systems, and phasing of site development.

PROGRAMMINGFacility-Solutions architects can assist owners in establishing the project scope by defining space, adjacency, and phasing requirements. Consideration can be given to flexibility, future expansion, and reuse of existing facilities.

SPACE PLANNINGSpace planning services involve comprehensive analysis of all the related factors in locating various elements, operations, and departments within the building or structure to achieve maximum efficiency.

ARCHITECTURAL DESIGNOur architectural design services include development of conceptual site and building plans, perspective sketches, renderings, 3D modeling, sections, and elevations necessary to indicate the architectural character of the proposed facility.

INTERIOR DESIGNWe offer complete interior design services. Available services include: development of interior space programs, design concepts and layouts, selection of interior materials, finishes and colors, selection of furnishings, draperies, carpeting, wall covering and special interior design features, selection of interior plants, art work, and development of architectural signage programs.

MECHANICAL ENGINEERINGFacility-Solutions mechanical engineers provide expertise in all types of heating, ventilating, and air conditioning systems for commercial, educational, healthcare, municipal facilities, service areas and manufacturing spaces. We also have experience with specialized environments such as clean rooms and dust/mist collection systems. Central utilities systems are designed to serve large facilities and campus operations, including steam, gases, oils, high pressure water, heating hot water systems, cooling tower systems, chilled water systems, solvents, acids, transmission fluids, tank farms, plumbing and fire protection systems. Facility-Solutions is also experienced in energy evaluations and the design of energy management systems.

STRUCTURAL ENGINEERING The structural engineers typically provide designs for foundations and framing systems in structural steel, reinforced concrete and prestressed concrete. Specialized services include equipment support, vibration studies, and thermal analysis. We also have the capability to design structural systems such as multi-story structures in seismic zone #3, as well as a high rise frame analysis for wind and drift considerations.

CIVIL ENGINEERINGThe civil engineering staff is responsible for design and land development for all elements pertaining to a site. This includes topographic surveys, drawings and specifications for grading, irrigation, water supply, environmental protection systems, waste water treatment facilities, storm and sanitary sewage systems, roads, railroads, bridges, parking areas, sidewalks, and designs for all other site appurtenances.

ELECTRICAL ENGINEERINGElectrical engineering services provided by Facility-Solutions include preparation of technical studies, estimates, and preliminary and final design engineering. Our electrical engineering staff is experienced in power generation, transformation and distribution of power, distribution systems of underground and overhead lines, utility or owner provided substations, bus duct, raceway and cable systems, relay application and selection of protection devices, control and monitoring systems to control mechanical and electrical equipment, process systems, exterior and interior lighting, and various control and monitoring systems for convenience and energy conservation.

MIKE COOK CEM

CO-FOUNDER & PRESIDENT

Mike has over 25 years experience in the construction and engineering field. He served as Vice President of LaSalle Group, a large commercial and industrial General Contractor for 17 years, where he specialized in Design-Build construction projects. These projects ranged in size from $100,000 to upwards of $50,000,000.

He later took an executive position with Architectural/ Engineering firm BEI where he created and managed their Energy Services Division. Mike with fellow BEI colleague Terry Piriczky formed Facility-Solutions to create a firm that would focus on engineering, architecture, and energy. Several months later BEI closed their doors and Facility-Solutions were requested by BEI and their clients to take over the projects they had started, thus solidifying their position in the market.

In addition to his other talents Mike Cook has conducted training classes in safety, design build construction and energy conservation. He has also spent time as a freelance writer for the construction industry and has had over 50 articles published.

Terry Piriczky CEM

CO-FOUNDER & VICE PRESIDENT

Terry has 30 years in the performance contracting and energy conservation market with a focus on healthcare, commercial, education, and municipal facilities. He has successfully initiated, managed and installed conservation projects in excess of $100 million.

Prior to Facility-Solutions, Terry worked as the senior energy consultant for BEI concentrating on the Department of Energy $10 million dollar Energy Efficiency Conservation Block Grant program with the City of Detroit. Terry has held similar roles with Honeywell, Johnson Controls, and Trane Company. Terry has membership and affiliations with The Association of Energy Engineers, American Society of Heating, Refrigeration and Air Conditioning Engineers, and International Facility Managers Association.

Terry has taught various classes on HVAC systems and conservation strategies. He also earned a Bachelor of Arts Degree from Spring Arbor University in Management of Organizational Development.

WAYNE COUNTY COMMUNITY COLLEGE DISTRICTDetroit, Michigan

In the Central Administration Building the upgrades preformed by Facility-Solutions included chillers, boilers, pumping systems, controls, and lighting. The steam absorption chiller was replaced with a water cooled electric centrifugal chiller. We removed community steam and installed gas fi red high effi ciency hot water condensing boilers and installed variable speed drives on existing and new pumping systems. Also installed was new gas metering, gas piping, new gas fi red domestic water heater, and new direct digital controls. Upgrades for the lighting system were made throughout the building. The energy audit concluded a savings of $165,513 per year.

Facility-Solutions went through and preformed an energy audit on the building based upon multiple site surveys and input from the campus facility manager. The conclusion was mechanical, electrical, and controls improvements throughout the building to reduce the overall operational cost by 31%. The WCCCD Downriver campus then hired Facility-Solutions to replace the current steam absorber with a water cooled electric centrifugal chiller, remove community steam, steam boilers and replace with gas fi red high effi ciency hot water condensing boilers, install new direct digital controls, install variable speed drives on existing and new pumping systems, and campus wide lighting upgrades. • Replaced T-12 fl uorescent lighting with T-5 high output low Wattage fl uorescent lighting fi xtures. The fi xture lamps are rated for 40,000 hours of operation.

• Replaced and decommissioned ineffi cient steam boilers with two high effi cient condensing hot water boilers. Steam coils were removed and replaced with hot water coils on two air handlers which serve offi ces on the east and west side of the facility.

• Installed infrared modulating gas-fi red tube heaters in the service bay areas. The tube heaters replaced steam fed suspended unit heaters. The unit heaters were abandoned in place and decommissioned.

A Certifi ed Energy Management Team from Facility-Solutions traveled around to different buildings on Easterns campus to examine the operation cost of 14 buildings. The fi rst energy audit with the implementation of the recommended energy conservation measures the university will realize a savings of approximately $47,445 at a budget cost of $228,500 for a simple return on investment of 4.8 years. The second energy audit with the implementation of the recommended energy conservation measures the university will realize a savings of approximately $47,445 at a budget cost of $228,500 for a simple return on investment of 4.8 years.

A Certifi ed Energy Management Team from Facility-Solutions traveled around to different buildings on Easterns campus to examine the operation cost of 14 buildings. The fi rst energy audit with the implementation of the recommended energy conservation measures the university will realize a savings of approximately $47,445 at a budget cost of $228,500 for a simple return on investment of 4.8 years. The University was contacted by residents to explore options of removing a permanent barricade across a residential street at the entrance to EMU property. The Existing barricade on Ainsley Street forces vehicular traffi c to turn around in the right of way. Some of these vehicles are using residential driveways in order to complete the turn around.Facility-Solutions provided concept designs including 3D models that visualized the removal of the existing barricade at the entrance to EMU property and provided a place for non EMU vehicular traffi c to turn around. An automatic gate placed across Ainsley Street will allow Emergency and EMU vehicle traffi c continued access and restrict all others.Residential concern about “light and noise pollution” were addressed by renderings generated by Facility-Solutions.

Facility-Solutions provided Civil Engineering for Eastern Michigan University, Oestrike Stadium. Our engineers were able to design a ramp that would allow wheelchair access bit be designated as a walkway vs. a handicap ramp. This design change saved the University thousands of dollars in construction costs. Code research and analysis as well a precise fi eld measurements and site investigation aided in this design.Parking lot striping and sign-age were also part of this design.

Facility-Solutions worked with Eastern Michigan University on improvements that would dress up Hewitt Road to make it more appealing to students and visitors. EMU football stadium, convocation center, baseball fi eld, and indoor training facilities are all located on Hewitt Road on the eastern side of campus. Over 500,000 students and individuals use this road to attend EMU events.

To create a friendlier atmosphere a concept was designed for possible improvements. The road renderings were created in CAD and Adobe PhotoShop. Pedestrian light was placed along the sidewalk with vinyl banners, a 100 foot fl ag pole was engineered and placed on the top of the convocation center waving a 50 foot fl ag, over both entrances of the road is a rod iron Eastern Michigan University arch mounted on two 40 foot tall rock pillars, and on the opposite side of the venues there are 15 foot swoop fl ags. The height of the arch allows for trucks and all vehicles pass under with plenty of clearance. The arch also provides room for a banner to be posted up depending on different events that are taking place throughout the year.

Facility-Solutions was selected to do schematic design of a new Art Village to consolidate sculpture, metals, fabrics, furniture design, woods, and jewelery into one area on campus. The resulting design consisted of a new 26,000 sq ft building and the retrofi t of an existing 10,000 sq ft one.

The new village will blend the use of outside/inside space and will provide the most interaction between the arts,the students, and the professors. The new building will have high ceiling spaces and plenty of glass to allow as much light as possible. A central court or mall has been incorporated to provide the display and critique space and interaction between the artistic disciplines. Interconnected outdoor spaces will be accessible by each art studio which will provide access to landscaped garden display spaces.

It showed how the University would look with before and after shots of areas that would be idea for masterpieces of art. Our team recommended a phone application that will personalize the artists information about the sculpture and help to encourage Eastern’s students to interact with the Art Trail.

One of the projects highlights was a cooling system, which utilized water from Lake Superior.

Free Cooling• There is approximately 220 tons of direct expansion

(dx) mechanical cooling for the casino and lodge. • Installed a glycol/water based closed loop to a plate

and frame heat exchanger located in the lodge/casino to the lake (free cooling loop). Pump ~ 45-50 degree chilled water from the lake to the plate and frame.

• Removed the dx coils and install chilled water coils in the air handlers.

• Installed a chilled water loop from the plate and frame to all the air handlers serving the facility.

• Disconnected the condensing units serving the air handlers.

• Installed a small electric water chiller to supplement the free cooling loop.

• Installed a microprocessor based direct digital temperature control system. Increased speed and accuracy over HVAC equipment, thus lowering operating cost.

• Improved the dependability of the wood burning hot water boiler. The wood burning boiler is the primary source of heat with the oil fired boilers as the backup system.

Performed audits and analysis for 17 separate buildings including the lodge and casino for the Chippewa Indian Tribe in Grand Portage MN.
