In many cities, the best locations for growth are just outside the busy downtown. Often, these areas are home to older structures built during the heyday of civic expansion—the businesses they once housed were the reason for the growth of the city. Many have been vacated because they’ve been outgrown; others have been abandoned when their owners folded. Because of their convenience to downtown business districts and historic status, they’ve become prime candidates for redevelopment as upscale housing and retail centers. Condos and Coffee Houses Large, curtain-wall structures like The Bralick Building have been given a new lease on life. Curtain-wall factories, with their reinforced-concrete frame and brick or block “curtains” that fill the spaces between the concrete pillars, give redevelopers the raw materials they need. Existing windows are removed and the interior is gutted, leaving a clean slate for the contractors. Then, all-new electrical, ventilation, fire protection and water systems are added to bring the building up to modern standards. On the exterior, unnecessary window openings are bricked over and occasionally new ones are opened up. New, energy-efficient windows with fewer panes and insulated glass are installed. While the inside of the building is rebuilt, the exterior is also getting a makeover. Water tanks are removed and their bases sometimes covered over with decking. Loading docks, especially recessed ones where tracks sometimes passed under the building, are bricked in, and truck doors and docks are closed off. Walls are sandblasted and/or painted, old signs are removed and the building is given a new or refreshed look. Once the transformation is complete, the building is ready for tenants. Often, condominiums, apartments or offices occupy the upper floors and retail shops or restaurants move into stalls at street level. Create Your Own Historic District On your post-1970s layout, The Bralick Building is a natural addition to your HO or N Scale trackside industrial district. It can also be used to represent the edge of downtown just by placing it near your train station or track- side industrial area. Using it this way, “downtown” can be on your backdrop or off the edge of the layout.
