Many Americans still rely on theradio and television for news and enter-tainment. In particular, radio and televi-sion broadcasts are important to theresidents of the rural, agricultural com-munities nestled between Iowa, SouthDakota and Nebraska.This area of mostly prairie and farm-

land, roughly centered in Sioux City,Iowa, is served by KPTH and KMEG, andtheir network-affiliated television stations.Broadcasting from a single tower in Hin-ton, Iowa, these two stations have beenproviding important news and informationto the people of the surrounding area formore than 44 years. a prime target for lightning damage. Inthe past, two particularly intense lightningstrikes could have destroyed the broadcasttower completely.

The first caused minor structural dam-age. The second strike, however, deliv-ered a much more concentrated blow. Itcaused severe damage to two of the mas-sive reinforced-concrete anchors, which

According to the National Weather Ser-vice, this area receives on average over 50thunderstorms annually, making the tower

secured the cables keeping the tower up-right. The anchors extend between 40 and52 feet underground.

Concerns over the tower collapsing,which would take the station off the air forseveral months while it was being repaired,led to an upgrade of the entire facility'sgrounding and lightning protection system.

When evaluating the lightning damage,the grounding system was among the firstcomponents to be questioned. For an-swers, the owners turned to ComputerPower & Consulting Corporation, an Om-aha-based company with more than 30years of experience with lightning protec-tion, grounding and power quality issues.Martin Conroy, the company’s founderand president, was not surprised at whathe discovered.

“Based on the location and nature ofthe damage, along with what we saw inthe tower’s construction plans and whatwe found in the field, we strongly sus-pected that the culprit here was an inade-quate grounding system,” said Conroy.

As part of the solution, Conroy addedthree 80-foot deep earth vertical electrodesat the tower, interconnected by a 250-kcmil tinned-copper ring ground, and thenran three 250-kcmil radials from the ringto the tower base. All cable connectionswere made with tinned, solid-copper me-chanical connectors.

Dave Brender, the National ProgramManager for the Copper Development As-sociation (CDA), explained that copper’sexcellent electrical conductivity and re-sistance to corrosion play an integral partin lightning protection applications.

When askedabout the new system, she said, “Wehaven’t had any problems with lightningdamage since the new system was in-stalled and we certainly haven’t beentaken off the air, which means none of ushas had to go to the tower in the middle ofthe night. office lighting on to the level establishedby the daylighting sensors whenever thespaces are occupied. Each private officeincludes a switch for manual control thatenables the occupant toturn the lights off. Mostoccupancy sensor timedelays are set for 15 or20 minutes. Heating andcooling, controlled viaisolated relay contacts onthe sensors, is scaledback when spaces areunoccupied.Low voltage PIR wall

switch occupancy sen-sors control lighting inthe building’s private restrooms, and aux-iliary contacts control exhaust fans.Digital time switches in stairwells and

mechanical rooms provide manual control,but also prevent lighting from being lefton accidentally. Enermodal’s commis-sioning team programmed the on times forone hour and enabled a blink warning tosignal an impending time out, allowing oc-cupants to extend the on time if needed.The stairwell time switches are wired forthree-way operation, so occupants can turnlighting on or off from each landing.

Selecting and InstallingWattStopper ControlsEnermodal electrical designers wanted a

lighting control system that provided valueand was simple to install and commission.They selected WattStopper sensors andcontrols based on positive experiences onother projects with both the products andthe service team. The designers noted,

“When we had questions about how to usethe products, WattStopper representativeswere always available to help.”Enermodal’s commissioning depart-

ment worked with theelectrician who installedthe occupancy sensorsand the HVAC controlsinstaller to facilitate in-terconnecting the twosystems. Followingcommissioning, the con-trols all operated as ex-pected, and haverequired only minor ad-justments including in-creasing the sensitivity

in several areas. All of the occupants arenow comfortable in their new offices.

Building PerformanceEnermodal President Stephen Carpenter

says, “Our metered LPD is just 4.6W/m2

(0.43W/ft2). The calculations for LEEDdocumented a power reduction of 33% be-low ASHRAE 90.1-2004. The occupancysensor control allowance increased that re-duction to 39.6%.” Overall energy use,tracked throughout the facility’s first yearof operation, is 82% less than conven-tional office buildings in Canada.All of the building’s systems, from insu-

lation and shading to heat recovery systemsto water conservation measures, contributeto its impressive performance. A GranderView is expected to achieve the first tripleLEED Platinum certification in NorthAmerica; it is already LEED-NC- and -CI-certified, and is a candidate for LEED-EB:O&M certification. �

Overall energy use is 82% less thanconventional office buildings inCanada.
