W ith 20 years of experience in environmental investigation, review and mitigation, EASI has the knowledge and relationships necessary to determine the environmental impacts and risks associated with any property type, use, or potential hazard. EASI performs an independent review of available environmental documentation, and then provides the buyer, seller or developer with a concise summary that clearly identifies the property’s environmental condition, outlines potential hazards or concerns, and provides strategies for mitigation. Issues: Former Lockheed Martin aircraft manufacturingsite with solvent and heavy metal contamination –Superfund groundwater contributor.

Solution: Negotiated indemnity with Seller, negotiated pre-approved response actions with regulators forcontingencies during grading, sited remediationwells and equipment around new development.Continue to monitor Seller’s remediation efforts.

8 Buildings - $53M Redevelopment

Issues: Former Hughes Missile Systems site, solvents andmetals in soil and groundwater, remediationongoing, RCRA closure in progress.

Solution: Negotiated indemnity with Seller, negotiated pre-approved response actions with regulators forcontingencies during grading, sited remediationwells and equipment around new development.Continue to monitor Seller’s remediation efforts.

10 Buildings - Former Oilfield - $26M

Issues: Confirm hydrocarbon remediation efforts bymajor oil company and establish disconnectbetween soil contamination and regionalgroundwater solvent contamination. Mitigatepotential methane from 30 closed oil wells.

Solution: Used historical data to show disconnect withregional groundwater problem, procured anenvironmental insurance policy against contingentliabilities, constructed a network of passivemethane venting and monitoring into the newbuilding design.

Burbank Airport Plaza West Hills Corporate Center Heritage Springs Business Park

200,000 Sq. Ft. – $7M Development

Issues: Former TRW site, part of groundwater Superfund,contaminated with metals and solvents,remediation in progress.

Solution: Negotiated indemnity with Seller, negotiatedCovenant Not to Sue with US EPA, adjusted &incorporated site remediation wells and equipmentinto site plan, continue to monitor Seller’songoing remediation efforts.

20 Buildings - 2.4M Sq. Ft. - $102M

Issues: Former CalMat mining and landfilling site,required re-closure of a former UST and anasphalt batching operation, management of apercolation basin subject to Waste DischargeRequirements, and storm water runoff andgroundwater monitoring.

Solution: Convinced Seller to re-close UST & asphaltoperations, set up WDR monitoring program.

3 Buildings – $33M Development

Issues: Former Teledyne Electronics site, solvents in soil& groundwater, RCRA closure in progress.

Solution: Negotiated Seller indemnity, closed soil vaporwells & incorporated remaining wells into sitedevelopment plan, continue to monitor Seller’songoing remediation and closure obligations.
