Dear Mr. Wilbun:

On August 12, 2018, I made a general visual inspection of the above referenced apartment building. The purpose of the inspection was to evaluate the structural integrity of the building. The following observations and comments are based on visual observation of the existing conditions, since no structural analysis was performed.

Observations: 1. The apartment building is a two story brick veneer wood framed structure with a conventional foundation. The building is exposed to the weather and other environmental issues due to openings in the exterior walls and leaky roof; photos 5 - 8. 2. The second floor is a wood framed system that is in poor condition. Floor joists have been replaced in some areas, and repair work was noted on walls, however the exterior brick walls appeared to be in fair to good condition; photos, 1 - 6. 3. The exterior stair to second floor is in poor condition; photo, photo, 3.

Conclusion:

1. Most of the interior walls and second floor framing have deteriorated beyond repair due to water damage. The exterior walls appear to be in fair to good condition. 2. It is my opinion that the damaged wall covering and wood framing be removed to get a better evaluation of the overall structure.
