Marina Gardens

Set in a peaceful and serene spot, only a 10 minutes drive from the city center of Varna and 8 minutes from Varna International Airport, a few meters from the shores of the Varna Sea Lake and surrounded by a huge virgin forest which is still inhabited by deer and mouflon and decorated by hundreds and thousands of wild flowers and fruit trees. Right on the edge and bordering with the grounds of the project there is a huge pine forest, the trees of which are complimented with the branches of wild vines producing juicy grapes year after yeajuicy grapes year after year.

Not far from the building plots and only 300-400 meters up the forest you meet the grounds of the Royal Oakwood Golf Course (see further reference) and the location where we plan to build the first multi-functional private hospital in Varna, the Hypocrateon (see further reference).

On this very special and highly sought-after location, we have planned and very soon we will start building some of the most beautiful and exclusive homes, suitable for people who cherish quality of living and comfort.

We expect the ‘personality’ of Marina Gardens not only to become the ‘talk of the town’ but to earmark and set the standards for the rest of the region, which in any case has been designed in a manner that will eventually, make it the ‘posh’ quarter of Varna.

The recently approved new Varna Master Town Plan provides for a medium size municipal Marina, which will have 150 mooring places and will be constructed right in fin front and between the building site and the Sea Lake, thus giving direct

Located on the hills right above Marina Gardens and panoramically overlooking the bay of Varna and the Sea Lake, with breathtaking views as far as the eye can see, where the green colour of the vineyards meets the blue of the lake, the aroma of the blossoming wild rose bushes meets the whisper of the oak trees and the innocent gaze of the deer looks you straight into the eyes with no fear and unconditional trust. Presently it is covered with mature vineyards, a good number of which will remain after the development, to complement the luxury homes we plan to build, which together with the surrounding forests and orchards will give this rare touch of living in Paradise. The Royal Oakwood 18 Hole Golf Course

Nowadays golf is no longer the sport of the very rich, nor is it limited to being a holiday treat. On the contrary, in the recent years all kinds of people have taken up golf as a pleasing and healthy sport and pass time and it has become synonymous with ‘quality living’! This is why our Vision and Planning couldn’t be complete without a fully functional and first class golf course. We came to the conclusion that a new community built around a golf course, would be a huge plus for the whole region and it would greatly contributecontribute to the upgrading of the city of Varna. At this stage, the Royal Oakwood is the first planned golf course in the wider vicinity of Varna, though it is more than certain that others will follow in the years to come.

We had a rough start with the implementation of our plans for the Royal Oakwood, as the designers we appointed let us down very badly. However, the whole concept has gained huge ground during the last year, with the appointment of a new and very reliable designer/constructor and the official inclusion of its grounds as ‘golf course’ in the recently approved Master Town Plan of the city of Varna.

TheThe initial difficulties have not managed to put us off course and we are anxious for the moment when we will have the official “go ahead” for the construction, which we expect to be in the early summer of 2009. We are fully committed to this project and when the time is right and ripe, we will be very interested to talk to other investors to join in with us on this very exciting venture.

Located on the upper and middle grounds of the mounts adjoining Marina Hills and even extending into its residential area, this gem will add

character and colour to the whole the whole region. It will be an attractive criterion for those who will decide to live permanently on Marina Hills.

The Hypocrateon Private HospitalOur care for the welfare of the future residents of the area and their good health, something very important to enjoy life, led us to the conclusion that a multifunctional, high standard medical facility is needed, not only for the local inhabitants but also for the general public, which cannot afford private medical care. For this purpose, we engaged the services of British experts who prepared a Feasibility Study for the concept and on the basis of its findings, we have decided to include this project in our priorities.

WWe have already reached an agreement for a joint venture with similar institutions in Europe and have formed a partnership with a number of leading medical practitioners from Cyprus. The Hypocrateon Hospital will be built on 36.000 sq. m. of land, which is located on the border of the Golf Course grounds to the West, the Marina Hills to the East and the forest surrounding Marina Gardens to the South and only a few hundred meters from the residential areas, while the E87 motorway leading to Varna and Bourgas is just a 3 minutes drive awaBourgas is just a 3 minutes drive away.

The Hospital will consist of two buildings, which between them will cover an area of 29.000 sq. m. The first structure estimated to cover 20.000 sq. m. will house the clinics, the operating theatres, an external medical center, offices and administration. The second building will consist of 3 wards, 3.000 sq. m. each. Additionally to the standard facilities, every ward will have 30 five star recovery rooms and 4 two-bedroom luxury apartments, which will be available to the families of patients receiving treatment in the hospital.hospital. Independent from the main hospital, a Rehabilitation center will be built, which will offer Spa facilities and traditional treatments (mud baths, etc), for which the region of Varna is famous.

Quality living and top quality medical care goes hand in hand. Though the Bulgarian National Health Service (BNHS) employs some highly qualified and dedicated doctors, the dedicated doctors, the language barrier, the lack of modern

equipment and proper financing has rendered the BNHS not a very desirable reputation.

Golf Hills - Lazur

According to the new Master Town Plan for Varna, Golf Hills will become the center of the new town quarter. The detailed plan prepared for this neighbourhood provides for a central square in the middle of which we will have a massive church built, while two boulevards will run along the central axle of the area. One of these drives will be paved for pedestrian use while the other, as the main artery with four traffic lanes, will connect the area to the E87 motorway and the main road Varna – Beloslav. Both sides of the centralcentral boulevard will bear the commercial and business activity, while access to any traffic into the region will be diverted through the back by practically placed small streets.

One part of the side hill is for pure residential use with eminent presence of green oasis and small gardens. The other side is reserved to house the New University Building as well as auxiliary structures designed to serve the accommodation needs of the students and the teaching staff.

Eurolink Investment Group, though it owns substantial land at this location, does not have any specific plans for it at the moment, besides building in the foreseeable future the Group’s new head offices. There is land, both commercial and residential available at this spot, which presents a prime investment opportunity.

The Panorama

The New Village

Located at the highest point of the hills overlooking the quarter of Konstantinovo and with direct access and views to the grounds of the Royal Oakwood and Marina Hills, Panorama presents itself as one of the most attractive locations in the region.

OnceOnce again a substantial part of Panorama is earmarked by the new town plan as light commercial area and a smaller part as residential. The proximity of these lands to the motorway, the additional transportation artery in the form of a dual carriageway and the concentration of residential areas around it, makes Panorama a prime investment location. There are a number of plots nicely priced for sale, both by the company as well as other investors, clients of ours.

PlacedPlaced at the lower part of Panorama and about 2 kilometers from Elenitsa and right above the Varna quarter of Konstantinovo, is the New Village which consists of about 450.000 sq. m. of land, presently agricultural, but very poor, which has been earmarked to be used as the main ‘commercial and business center’ of the new quarter of the town. We are at this stage in advanced negotiations with a multi–national consortium headed by a Greek company for the sale of an area of 300.000 sq. m. for the construction of a numbernumber of multi-stores and facilities for consumer giants like IKEA, JUMBO etc. A number of good sized plots (5.000 sq. m. - 20.000 sq. m.) are still available for sale by the company, and existing investors who wish to sell.

Not only is it just a couple of hundred meters away from the E87 Varna – Bourgas motorway, the new dual carriageway, which is designed to serve the needs of the new needs of the new

regions, runs across the border of The New Village, Panorama and the Elenitsa ethnographic village, all the way down to the Varna – Beloslav main main road. This new

carriageway, with its four lanes (two on each side), will play a decisive role in the development of the region, if we consider the fact that it will pass ththrough all the new neighbourhoods.

Elenitsa Ethnographic Village

The Elenitsa ethnographic village is situated right next to Panorama and it is a totally different concept and location. It consists of a number of slopes right under the level of the rest of the land, which evenly and harmonically lead to a little valley and a small canal. On the other side we have an enormous virgin oak wood and a forest with soft pines that extends for 20-30 kilometers. As stated already this will be an oasis of tradition and culture, in the middle of a brand new busy town. Our idea, which has alalready been approved by the local authorities, is to build 3–4 neighbourhoods, 40-50 houses each, using traditional designs, architecture and materials from all parts of Bulgaria. All the houses will be placed amphitheatrically, starting from the upper grounds of the land and ending around three village squares. These open areas will be built on the shores of three artificial lakes, which again will be placed amphitheatrically. Each square will be heavily wooded with oak, maple and pine trees under the shadowshadow of which and all around the periphery of it, taverns, restaurants, shops and traditional workshops will operate. The village will be inhabited by a lot of artists and workers of culture and naturally ordinary people.

In the stone paved streets of the community, no motor cars will be allowed. The inhabitants will have to leave their cars in an outside parking, while transportation within the village will be done by horse drawn chariots. At the entrance of Elenitsa and above the first square, a Roman style amphitheater will be built, which will host cultural events and festivals during the spring, the summer and the autumn every year, including the ‘Dionysian’ wine festival.

A very important modern addition to the project will be a five star hotel and a Casino, which clients of ours, who have already bought land, plan to build in a location which is right above the higher gabove the higher grounds of Elenitsa and above a kilometer from the

boundaries of the village. We still have a number of small and medium-size plots for sale in Elenitsa, which again, long term can which again, long term can

prove to be a very productive investment.

As Eurolink Investment Group we have a lot to be proud of, but the ‘gem on our crown’ is definitely, Marina Bay and the surrounding area!

LocatedLocated right in the heart of the ‘new Varna’ region, covering the banks of an old river and expanding on the wooded slopes of the surrounding hills to the right and the huge valley of vineyards to the left, while this small valley descends harmonically, down to the shores of the Sea Lake. Our architects and the Varna town planners came up with a fantastic and revolutionary idea! Instead of building the marina in the lake, to build it in-land!

AsAs you can see from the attached caption of the Master Plan, the Sea Lake water will ‘invade’ the land and fill the canals which we will excavate, while the land around them will remain solid and it will be used both for constructing the moorings and of the luxury residential units. As the underground layers of the region consist of pure yellow sand, all the sand from the excavation will be used to re-claim and re-estate the surrounding beach, which for years has been left to erode and run in the Sea Lake.

ItIt is needless to say that this ‘prime and posh’ project, will take some time to complete, but when it does it will represent the strongest magnet for wealthy visitors from everywhere.Though we have a basic concept, the actual designing and planning of the Royal Yacht Club has not started yet. We want our future partners and co-investors to have their saying and transplant their ideas to the project. Naturally we are interested to talk to potential and qualifying investors/partners for this project and as always, we keep an open mind to any serious okeep an open mind to any serious offers.

The Varna Royal Yacht Club, besides offering 600 mooring places and all imaginable facilities to the yacht owners, will offer to the owners of the villas which we will build on

prpromenades free ‘parking’ of their yachts and boats,

practically in their back yard! We estimate that more than 150 building plots will have direct access to the water, while another 250 plots will enjoy a fantastic view of the enjoy a fantastic view of the marina, from the surrounding

Located only 300 meters from the Varna – Beloslav carriageway and surrounded by oak and pine woods on one side, and an ocean of vineyards on the other, in a few months Eagle’s Nest will become a home to a number of very special people. We are already working on the process of getting building permits for a project of 20 super luxury houses, most of which are already reserved by clients. The new internal road network, which we are presently building, will provide easy access to the main roads and arteriesarteries of the region, while the main infrastructure is in immediate proximity to the land (electricity, water, roads, sewage and communications).

Within a hundred meters and attached, we have the other exciting area of Acropolis, located on high grounds with multiple immediate access to the Varna - Beloslav carriageway. The Acropolis has not yet been town-planned, besides the part which lies by the carriageway. It will be mainly used for light commercial buildings, restaurants, shops etc. We have, though, planned a superb attraction for this region and in due course, we will start its construction!

WhatWhat is it all about? We plan to build a small family winery which will be complemented by a small traditional hotel-motel-tavern complex and a few medium sized villas. The idea is through the existing vineyards to develop a wine tasting centre, where people can taste, buy and consume first class locally produced wines, stay in the motel and even live permanently in the villas. This project will surely become an asset to the nearby Aphrodite Hills Golf Course, considering that golfers all over the world are good wine drinkers.drinkers. We still have a limited number of prime plots available, which in the next 3-5 years will become highly sought-after.

These breathtaking locations are adjacent to the Aphrodite Hills Golf Course. We consider them as an internal part of the overall settings. This is the reason why, when we eventually start developing residential projects on these grounds, we will do it to the highest possible standard and offer on the grground the optimal quality of construction and living conditions. To be taken off your feet, is enough to take a drive or a morning walk in this area. To see the deer grazing in full and peaceful harmony with the people and the environment. To see and hear the thousands of birds singing their morning overtures and breathe the life-giving oxygen from the forest morning breeze. A new stylish and up-market city quarter cannot be complete without a PGA Golf Course and the luxury of a Spa resort! This is why in the past three years we have got ourselves busy researching and realizing this idea. We have the best of the best in the business to design and build for us and our clients an 18 hole PGA, fully factional championship golf course!

ThisThis person is Frank O’Dowd of Intergolf Inc. (www.intergolfinc.com) who has already designed and built a considerable number of prime golf courses all over the world, including Bulgaria.

TheThe cleaning of the terrain and the construction of road access has started in October 2008 and it will carry on in the spring of 2009. The actual construction of the Golf Course is expected to start in the early summer of 2009, pending the completion of some additional design work. It is our target and wish that the Aphrodite Hills will be completed and ready for a kick-off in the spring of 2012. Unfortunately, not everything depends on us. There is the Bulgarian Administration to consider as well. When completed, thethe Aphrodite Hills will be one of the most attractive spots in Bulgaria. Any land near it or in its close proximity, will be a very rare and expensive commodity. Bearing in mind the project's size and its prospects, Eurolink Investment Group will consider very favourably investment interest from qualified investors and individuals who share our ambitions.

The Aphrodite Hills Golf Course will be built on 1.200.000 sq. m. of land which roles over hills, slopes and river banks, in full harmony with the surrounding forests and lakes which make up the lakes which make up the terrain. The Golf Course will be encircled by

This landscape is complemented with a nature reserve and a beautiful lake, while the pastures around it are the grazing ground for hundreds of cattle and horses. We are fully aware that we have ahead of us a lot of hard work, as our plans are both big and ambitious and the world market is in the middle of a severe recession, the end of which nobody can predict. A lot of people will at first instance, comment that this is the worse time for a business like ours to plan new projects, especially for building new town quarters, when gradually people will find it more and more difficult to live, let alone buy holiday or retirement homes abroad!

ItIt may sound strange, but as a Group, we have been waiting for this crisis and while expecting it, we were preparing the ground and our plans! Since its establishment 15 years ago, Eurolink Investment Group has never had any plans or ambitions to enter the holiday home business or to apply the ‘hit and run’ policy that most of our competitors have been using in recent years. We are among the very few businesses in Bulgaria, which know the country well and study its potentials in great depth!

An Emerging New Market

The above findings confirm our long-standing conclusion that Bulgaria can become the hottest destination for those seeking a good retirement and for younger families which are finding it difficult to cope in their own countries. The present and ongoing economic crisis will not diminish this new, substantial market segment, on the contrary, it will make it bigger and prolonged. What also came out of the surveysurvey is that the moment these people get the chance to release some equity or find buyers for their present properties, they will be on the move the following day.

All our planning and the nature of the lands that we keep in our ‘land bank’ have long been determined, having in mind this influx of people.

We are not the only institution to detect this exodus. One of the world giants in the insurance and investment business AXA in one of its recent reports, clearly states that they expect over 500.000 Britons to leave the British coast in 2009 and move mainly to Bulgaria. Our survey has also covered other countries of the EU, including France, Germany and the Nordic Countries.
