The celebration marking the arrival of the first tenants of Airport City's new 1700 building was, principally, an oppor- tunity to gather our great guests together - clients, business partners and friends - to check out the success of the build- ing team that managed to complete the seventh building of ACB in record time. However, it was also a chance to show off the development trends of our business park. Today, with 72,000m 2 of developed space, ACB is the location that gathers together the greatest number of successful businesses operating in Belgrade; a place visit- ed for business by around 4,000 people a day and, in a certain respect, a place that dictates trends on the busi- ness property market: from quality standards and envi- ronmental aesthetics to the quality that time spent in the business environment is organised. On the other hand, the great potential of this business environment lies in the positive and creative atmosphere that produces successful teams. And why not? A positive atmosphere can ease the for- mulation of ideas that defy difficult times. With Airport City evolving from a purely business parkinto the full retail, leisure and residential city within a

city that is was destined to become from day one, wespeak to ACB Marketing Manager, Stevan Todorovic,

about the latest developments.

The latest confirmed news at Airport City is that work has commenced on bringing a newgym to ACB. "We are aware of the importance of a gym in such a modern working envi-ronment. This is also one of the most frequently repeated wishes of our clients. However,at the same time we would like to see a modern facility here with the best service stan-dards and a gym which will enable Airport City tenants and people from outside to enjoya top-class leisure facility during the day, as well as after working hours," explainsTodorovic.

In other news, the Airport City team is negotiating to bring Belgrade's first drive-throughbank to Airport City, as well as some of the most renowned names in furniture retail.

"We've set aside a space of 1,200m2 to house a sales and showroom for some of the mostexclusive furniture in the world and, though I wouldn't like to mention any names at thisstage, I can confirm that we will be bringing some of the world's best names in furnitureto Airport City. This will be the first classical retail space at Airport City."

Airport City is yet to develop as a shopping zone but, as Todorovic explains, "we have anatural advantage because we have high-level consumers working within ACB and, moreimportantly, we have ample parking to cater for all shoppers coming from outside ofAirport City.

"Expanding the retail and leisure aspects of Airport City will change our dynamic some-what, because ACB is currently alive only during weekday working hours, whereas the gymand furniture retailers will extend the life of ACB into the evenings and the weekend."

me back in 2001 - when I first came to Belgrade - andthe plan then conceived. Now that plan has been fullyrealised," said the visionary behind our City within theCity, Airport City company president, Gili Dekel.

The opening of ACB's new business building saw thecentre's seventh new premises in a row adorned with ahuge red ribbon. Speaking at the unveiling, Dekel -who is also CEO of company Africa Israel Residential inTel Aviv - said that his connection with the city and thecountry, via ACB and the people who live and workhere, was so strong that no matter where he was hewould "in fact always remain here."

Adir El Al, CEO of ACB, said that he was proud of thenew building, the development of this modern businesscity and the strength and knowledge of companiesAfrica-Israel and Tidhar for managing to construct onebuilding after another at ACB each year. He alsoexpressed pride in the ongoing development of thisproject that is essentially creating a "city within the city."

Airport City has been enriched even further by this lat-est 13,200m2 of high quality office space, built inrecord time. The new tenants are already arriving,announced El Al. The Airport City CEO said that his joyfor the opening up of ACB to residents and visitors wasshared with the citizens of New Belgrade and themunicipal leadership. This will not be a place where

people simply come to work and go straight homeafterwards; rather they'll be able to experience otherqualities through cultural events and entertainmentactivities, said Adir El Al.

President of the New Belgrade Municipality, NenadMilosevic, officially unveiled the new building alongsideACB's CEO. Symbolically releasing hundreds of multi-coloured balloons into the air, the New Belgrade Mayorsaid that the expansion of Airport City was "veryencouraging for us, because we're entering a year thatthreatens to be very difficult. Every new building andeach new job created will support our society, Serbia,Belgrade and New Belgrade," he added.

New Belgrade is a city in the city and Airport City is acity within New Belgrade. Here, we recognise thepotential that the municipality gains through the cre-ation of a new centre of town. One element thatBelgrade's urban plan has lacked is just such a gatheringcentre or, in this case an 'avenue' for happenings andevents, said Milosevic.

The municipal president said that ACB is "the bestexample of the view that companies need to invest inSerbia and the economic crisis is not an obstacle toinvesting and creating new buildings and jobs. I con-gratulate all those who've invested, all of those who'vecreated and worked to achieve the vision of convertingthe old airport and contributing to this city and thiscountry in the years to come," said Milosevic.

The festive birth of the seventh ACB building wasattended by numerous guests from the business, mediaand public life of the city, as well as project collabora-tors.

Guests toured the new building, riding the comfortablehigh-speed lifts and gathering on the tenth floor "in allthe lights of New Belgrade" to enjoy the spicy danceprogramme of professional dance troupe 'Aleksandra'.

Airport City - Open city

"Airport City is primarily a business centre, but there is aneed and desire to make this into an open space that'salso alive after working hours and beyond its primarybusiness content. I hope that these activities willbecome available to New-Belgraders," said NewBelgrade Mayor Nenad Milosevic.

Milosevic recalled that the one-time urban plans ofblock 26 envisaged a central square for New Belgradeopposite the Sava Centre and near the former SIVbuilding, because no city is complete without a centralsquare. However, over time that development wasturned into a classic residential and business block and,thus, New Belgrade is still lacking a square, saidMilosevic.

"A city without a square has no soul and no culturalcontent. Currently new Belgrade's 'squares' are shoppingcentres and malls, but there's nothing big and centralwhere people could gather in an evening to enjoyentertainment and cultural events. As such, I considerthe opening up of ACB to the public in this regard asbeing of great importance to our city," said NewBelgrade's municipal president.

Svaki novi objekat, svako novoradno mesto bi}e podr{ka na{em dru{tvu, Srbiji, Beogradui Novom Beogradu", dodao je on. Novi Beograd je grad u gradu , a Airport City je grad uNovom Beogradu. Ovde prepoznajemo potencijal daop{tina dobije novi centar grada. Ono {to Novi Beogradnije imao u urbanisti~kom planu jeste upravo takav centarokupljanja i trg, odnosno, u ovom slu~aju, Avenija zadoga|anja, naglasio je Milo{evi}.

Predsednik op{tine Novi Beograd ocenio je da je ACB"najbolji primer za ugled da i u Srbiju treba investirati ida ekonomska kriza nije prepreka da se ula`e i prave

ACB - Otvoren grad Airport City je pre svega poslovni centar, ali postojipotreba i `elja da se ovde napravi i otvoren prostor koji

zivi i van radnog vremena i svog, primarno poslovnog,sadr`aja. Nadam se da }e ovi sadr`aji postati dostupniNovobeogra|anima, izjavio je predsednik op{tine NoviBeograd, Nenad Milo{evi}.

On je podsetio da je po nekada{njim urbanisti~kimplanovima blok 26, preko puta Sava Centra inekada{njeg SIV-a, trebalo da bude centralni trg, jernema kompletnog grada bez trga. Me|utim, to se vre-menom pretvorilo u jedan klasi~an stambeni i poslovniblok. I dalje nam nedostaje trg, ocenio je Milo{evi}. Grad bez trga nema du{u i nema sadr`aj. As the ACB construction team complete our mostinnovative new building, the Telenor technical build-

ing, What's Up speaks to Roni Simchi, ACB ConstructionManager.

The new Telenor technical building has been completedin record time and Mr. Simchi insists that the speed andsuccess of construction was made possible thanks toteamwork and professionalism.

Singling out individuals and contractor companies, theACB construction manager tells What's Up: "We aregrateful for the support of our designers and the compa-nies engaged in the construction of this building. I'd liketo give special thanks to Mr. Nikola Malkovic, the mainengineer and one of the best at Airport City, the projectmanager of the new building, Saki Levovic, Mr. ShaiBenhaim, the building's main supervisor, and companyPrimaco Engineering, which led this whole project."

The latest construction development at ACB is far frombeing just another building, as Mr. Simchi explains:"This is a unique project. As opposed to being justanother building, it's actually the foundation to supportthe massive equipment that will be needed for the nextgeneration of telecommunications across the entireBalkan region - not only in Serbia, but to serve thewhole region. For me, this is the first time I touchedsuch heavy, expensive equipment."

State-of-the-art, heavy equipment had to be installed inorder to complete such an innovative building as thenew Telenor technical building and, as Mr. Simchi

explains, this equipment didn't come cheap: "This is thefirst time a lot of systems have been installed in Serbia,such as a gas sprinkler extinguisher system or the mas-sive generators with a huge capacity of almost 1.8megawatts each (both of them can provide 3.75megawatts, which is a huge capacity)... The budget forthis project's internal installations alone has been morethan €10 million to date and this is only the beginningof the project."

Almost 95% of work on the new building is now com-plete and the time has almost come to hand the fullyinstalled building over to the client. However, as Mr.Simchi explains, the building's gargantuan system is sopowerful that full tests cannot be improvised: "Thebuilding's system is so heavy that we can't run any testswithout access to the permanent capacity of the elec-tricity network. Normally one can improvise an electricalconnection in order to test something like an air-condi-tioning system, but with this building we need access tothe full capacity of the national network simply becausethe systems in the building are so huge and powerful".

Telling What's Up about the secret of success in termsof the speed and precision of this latest build, the ACBconstruction manager says that teamwork was the key:"We engaged Primaco Engineering, which in my opinionis the best company for this kind of installation inSerbia. Primaco acted as the umbrella above more thanten sub-contractor companies working on high/lowvoltage and that kind of installation. Then there isMercur Engineering, which was responsible for the civilworks and public areas of the building. The third com-pany was Nissal, which did an excellent, very quick jobwith the facade. They all rose to the challenge together.We committed ourselves to delivering the completedobject to the client after 120 days and we've actually

done that to the minute. We are very satisfied with theresults."

Savremenu te{ku opremu je trebalo i instalirati,kako bi se zavr{ila tako inovativna gra|evina kao{to je nova Telenorova zgrada, i, kako obja{njavag. Sim~i, ovakva oprema nije jeftina: "Ovo je prviput da su ovakvi sistemi postavljeni u Srbiji, kao{to je, na primer, sistem gasnih raspr{iva~a iliogromni generatori od kojih svaki ima kapacitetod skoro 1,8 megavata (zajedno oni daju 3,75megavata, {to je ogroman kapacitet) ... Samo zaunutarnje instalacije bud`et je do sada iznosiovi{e od 10 miliona evra, a ovo je tek po~etakprojekta".

Skoro 95% posla na novoj zgradi je zavr{eno iskoro da je do{lo vreme da se ona, sa komplet-no instaliranom opremom, preda na kori{}enjeklijentu. Naravno, kao {to obja{njava g. Sim~i,

gargantuanski sistem zgrade je tako sna`an da se pro-vere ne smeju improvizovati: "Sistem zgrade je tolikote`ak da ne mo`emo da sprovedemo nikakva testiranjabez pristupa stalnom kapacitetu elektri~ne mre`e. Unormalnim okolnostima, elektri~ne veze se moguimprovizovati kako bi se testirao, recimo, sistem rash-ladnih ure|aja, ali kada je o ovoj zgradi re~, potrebanje pristup punom kapacitetu

nacionalne mre`e, jer je sistem u zgradi tako veliki imo}an".

Tidhar is a talented real estate group that initiates anddevelops diverse projects in Israel and the internation-

al arena while creating an increasingly robust asset base.As such, the company's co-owner, Arye Bachar, is inprime position to give us the lowdown on Israel's realestate development scene.The backdrop of our discussion about the hardships of theglobal crisis was provided by a successful major construc-tion project progressing quickly in downtown Tel Aviv.

Doesn't this contradict the crisis?This project consisting of 320 apartments was sold inadvance. However, we understand and are well preparedthat 2009 as well as a big part of 2010 will be a very hardyear for the real estate sector.

Are we talking about Israel or worldwide?Our assumption is that the EU will be strongly effected asmost of the world is but like every market slowdown inthe past it will change and the economy will get stronger.The crisis is evident in Israel, but Israel has its own specif-ic ups and downs that aren't always the result of interna-tional factors.Two years ago nobody was considering an economic cri-sis and the commercial real estate market was particular-ly flourishing, but prior to that Israel had endured sever-al rather hard years and a difficult period. When we sawthe opportunities, we began building, but two years is arather short cycle period for developer operations.Our huge commercial project in Ra'anana is a goodexample of this: it's now changed as a result of circum-stances and we are building it in stages, not as previous-ly planned. One has to find a way to adjust to the situa-tion, no matter how unfavourable it is and Tidhar is avery strong and solid company with the ability to do so.As such, we'll continue at a slower pace and remain readyfor the next positive cycle.The residential sector is always stronger and more reliablein Israel and the country's apartments market has beenstable for a decade now. Prices have gone down but notby much compared to pre-crisis times, but there is still rel-atively steady demand for new flats. Tidhar has alwaysadjusted to market needs and we build accordingly.

What's the major problem developers are facing now?Developers are finding that money has become expensiveand very hard to get hold of, banks are not loaning asthey use to. Moreover, it's very important to understandthat it will take a long time to receive bank loan approvals.

How long?Long is always a relative term. Sometimes just a monthor two can hurt a company; others, like Tidhar, arestronger and can endure. Our answer to the situation isnot to enter new investments at this moment and nottake unnecessary risks.We had to slow some of our planned investments inBulgaria, for instance. Bulgaria has really suffered greatlyas a result of this crisis and we had planned projects thatwere much larger in size than our investments in Serbia,but now it's all temporarily on hold.Situations differ in every country, and opportunities andassessments are not necessarily the same. The answer forone market doesn't necessarily apply to another.

The economy has slowed down in Israel as well, but weare always looking for opportunities here. We believethat one should maintain a ready-standby attitude. Wehave always done well going in this path.Tidhar has recently reached an agreement with Migdal -the biggest Insurance Company in Israel - for a several-year credit line worth $150 million in equity. Part will bean equity investment, as it is a Fund, and part will be aloan to us from Migdal.This puts us in a completely different position and muchstronger because it gives us certainty and opens up theopportunity to look for projects, despite difficulties in themarket in obtaining construction loans.

What's special about this project we're visiting now?This represents a form of purchase that doesn't exist else-where but is very popular here in Israel; it's called "Grouppurchasers" or "Acquisition groups". The end-users are actually buying a percentage of the

land for the project's construction in accordance to size oftheir apartment. Their land/investment is then managedby the group's Manager, who brings in a developmentcompany and completes everything else. This system savesthe end-users approximately 20% of the apartment price,though investors/developers don't earn as much as theywould selling the standard way - simply because end-userscarry the burden of covering the price of the land - and allhas to be sold in advance before the project can start.This project was pre-sold within 3 month and Tidharacted here as the construction company. It's an amazingproject which will be completed soon.

Okvir za ovaj razgovor o te{ko}ama koje donosiglobalna kriza, predstavlja uspe{ni kapitalni projekat kojibrzo napreduje u centru Tel Aviva.

Zar ovo ne protivure~i krizi?Ovaj projekat obuhvata 320 stanova koji su unapredprodati. Ipak, svesni smo da }e 2009. godina kao i velikideo 2010. biti veoma te{ki za sektor nekretnina i zatosmo dobro pripremljeni.

Da li razgovaramo o Izraelu ili o ~itavom svetu?Na{a pretpostavka je da }e EU, kao i ve}ina sveta, bitite{ko pogo|ena krizom, ali, kao i svako usporavanjetr`i{ta do sada, kriza }e se zavr{iti i ekonomija }e oja~ati.Kriza je o~igledna u Izraelu, ali Izrael ima svoje specifi~ne uz-lete i padove koji nisu uvek rezultat me|unarodnih faktora.

Pre dve godine niko nije razmi{ljao o ekonomskoj krizi itr`i{te poslovnog prostora prakti~no je cvetalo, ali pretoga je Izrael izdr`ao nekoliko prili~no te{kih godina, ~itavnepovoljan period. Kada smo videli da je trenutak dobar,po~eli smo brzo da gradimo, ali dve godine su prili~nokratko vreme za poslovne operacije u gra|evinarstvu.Na{ veliki komercijalni projekat u Ra'anani je dobarprimer za to: on je sada prilago|en okolnostima i mi gagradimo po fazama, iako to nije bilo prvobitno takoplanirano. Moramo na}i na~ina da se prilagodimo stuaci-ji, bez obzira na to koliko je ona lo{a, a Tidhar je veomasna`na i ~vrsta kompanija koja ima sposobnost da to iu~ini. S obzirom na to, nastavljamo sporijim hodom, aliostajemo spremni za slede}i pozitivni ciklus.Stambeni sektor je u Izraelu uvek ja~i i pouzdaniji, pa je tr`i{testanova stabilno ve} desetak godina. Cene su pale, ali nemnogo u pore|enju sa vremenom pre krize, ali je potra`njaza novim stanovima jo{ uvek relativno stabilna. Tidhar se uvekprilago|avao potrebama tr`i{ta i gradio u skladu sa njima.

Koji je najve}i problem sa kojim se sada suo~avajugra|evinari?Gra|evinari uo~avaju da je novac postao skup i vrlo, vrloje te{ko do}i do njega, s obzirom da banke sve manjedaju pozajmice. [tavi{e, veoma je va`no shvatiti da }ebiti potrebno mnogo vremena da se dobiju odobrenekreditne linije.

Koliko vremena?Dugo je uvek relativan pojam. Ponekad samo mesec ilidva mogu da na{kode kompaniji; drugi, kao {to je Tidhar,su sna`niji i mogu da izdr`e. Na{ odgovor na situaciju uovom trenutku je da ne ulazimo u nove investicije i da nepreuzimamo nepotreban rizik.Na primer, morali smo da usporimo neke od planiranihinvesticija u Bugarskoj. Bugarska je zbog ove krize zaistapuno izgubila, s obzirom da su planirani projekti bili znat-no obimniji od na{ih investicija u Srbiju, ali je to sve sadaprivremeno na ~ekanju.Situacija je razli~ita u svakoj zemlji i mogu}nosti i procenenisu nu`no iste. Re{enje za jedno tr`i{te ne mora da va`i iza projekte na drugim mestima.Privreda u Izraelu je tako|e usporila, ali mi uvek tragamoza mogu}nostima. Verujem da treba biti pripremljen i~ekati. Taj put se do sada uvek pokazivao kao dobar.Tidhar je nedavno uspeo da postigne dogovor sa kom-panijom Migdal, najve}om osiguravaju}om kompanijomu Izraelu - za vi{egodi{nju kreditnu liniju vrednu 150 mil-iona dolara u akcijama. Deo toga }e biti investicija u akci-je, jer je to Fond, a deo }e biti pozajmica od Migdal-a.To nas stavlja u potpuno drugu poziciju i to mnogo ja~u,jer nam daje sigurnost i otvara nam mogu}nost datra`imo projekte, bez obzira na te{ko}e na tr`i{tu u dobi-janju pozajmica za gradnju.

[ta je karakteristi~no za projekat koji sada obilazimo?Ovo predstavlja oblik investiranja koji nigde drugde usvetu ne postoji, ali ovde u Izraelu je popularan; zove se"grupa kupaca" ili "grupe za akviziciju". Krajnji korisnicizapravo kupuju procenat zemlje za gradnju srazmernopovr{ini njihovog stana. Njihovom investicijom zatimupravlja menad`er grupe koji dovodi gra|evinsku kom-paniju i zavr{ava sve ostalo.Ovaj sistem {tedi krajnjem korisniku pribli`no oko 20 proce-nata od cene stana, iako invesitiori/gra|evinari ne zara|ujuonoliko koliko bi ina~e - jednostavno zato {to krajnji korisni-ci snose teret pokrivanja cene zemlji{ta - sve mora bitiprodato unapred, pre nego {to projekat mo`e da po~ne.Ovo je projekat koji je unapred prodat za tri meseca aTidhar je ovde u ulozi gra|evinske kompanije. To je izuze-tan projekat koji }e uskoro i biti zavr{en.

How one addresses the issue of the economic crisisdiffers between Tel Aviv and Belgrade, simply

because the downturn's repercussions and affects on thetwo cities are not the same; that said, this crisis is truly aglobal phenomenon that hasn't spared a single market.As such, we thought it would be interesting to hear theviews of Mr. Dekel, a man immersed in the real estateworlds of both Belgrade and Tel Aviv.

As a businessman and developer, what obligatoryingredient would you add to the remedy to cure thecurrent global crisis hitting the real estate sector?The primary defining factor of the crisis at present is the

inability to finance projects. In developers' terms, thismeans that dealing with the crisis requires cultivating anability to phase-down major projects and build in realis-tic and sustainable phases. For example, if we had a proj-ect in Belgrade requiring a 50, 60 or 100 million euroinvestment right now, we would have to reorganise itinto smaller phases and construct accordingly. By nomeans does the crisis imply that one should stop buildingcompletely, but rather to adjust to the financial limita-tions of the banking crisis in the best possible way.

But isn't that just the same as before, as ACB was alwaysplanned to be developed in manageable phases?Yes and no. It was planned in a few phases, but thosephases were more substantial from a financial point ofview. Now local banks are not in position or are hesitat-ing to follow projects, while getting loans from interna-tional banks is just as difficult because they are also con-fronting the crisis.It's the same situation in Israel. Certain projects are sortof "phased-down" and building is reduced until better cir-cumstances come along.

How would you assess the crisis in Israel?Everybody is very cautious in action and equally cautiousin making any predictions, just like everywhere else. It'salso noticeable that some companies - as was the caseelsewhere - didn't realise the depth of the crisis or themoment it hit us. Many are of the opinion that 2009 willbe the year of reaching rock bottom and it seems thatMay/June will be the worst. Nevertheless, there are signsthat real estate might experience some slight progress.American banks have shown interest in partnering devel-opment projects of late - for the first time since the crisis

took hold. They've taken over the assets and are nowlooking for developers. Still, it seems like it'll take a yearor two for things to get significantly better.

What would your advice for developers be in suchtimes of crisis?Be conservative and cautious with funds. Take a conser-vative approach, which means reducing the risks that areassociated with the usual approach of investors/develop-ers in real estate.

Is being simultaneously active in both Belgrade andTel Aviv an advantage or a burden?Being President of Airport City Belgrade and CEO ofAfrica Israel Residence is a synergy in terms of real estateoperations. The Belgrade project is one that we are allvery proud of, so I am very dedicated to its growth andprogress.

Kao poslovan ~ovek i graditelj, koji bi ste sastojakdodali leku za le~enje trenutne globalne krize kojapoga|a sektor nekretnina?Primarni faktor krize u ovom trenutku je nemogu}nostfinansiranja projekata. Graditeljskim re~nikom re~eno, tozna~i da bavljenje krizom zahteva negovanje sposobnos-ti da se veliki projekti podele i da se gradi u realisti~nim iodr`ivim fazama. Na primer, ako mi u Beogradu imamoprojekat za koji je odmah potrebno 50, 60 ili 100 milionaeura investicija, morali bismo ga reorganizovati u manjefaze i graditi u skladu sa tim. Ni u kom slu~aju kriza nezna~i da treba potpuno prestati sa gradnjom - ja verujemda se treba prilagoditi finansijskim ograni~enjimabankarske krize na najbolji mogu}i na~in.

Zar to nije potpuno isto kao i ranije - izgradnja ACB-a je od po~etka planirana u fazama?I da i ne. Planirano je nekoliko faza, ali su te faze bilemnogo ve}e sa finansijskog stanovi{ta. Lokalne banke

nisu u poziciji ili oklevaju da prate projekte, dok je dobi-janje pozajmica od drugih me|unarodnih banaka istotako te{ko jer se i one suo~avaju sa krizom.Ista je situacija u Izraelu. Odre|eni projekti su na nekina~in podeljeni na faze i izgradnja je redukovana dokokolnosti ne budu bolje.

Kako biste procenili krizu u Izraelu?Svi su vrlo oprezni u poslovanju i jednako oprezni u pred-vi|anju, kao i svugde. Tako|e je i ovde primetno da nekekompanije ili nisu shvatile dubinu krize ili trenutak kadnas je ona zahvatila. Mnogi misle da }e 2009. biti godi-na kada }e se dota}i dno i ~ini se da }e maj i juni biti naj-gori. Bez obzira na to, postoje stidljivi znaci da bi oblastnekretnina mogla do`iveti lagani napredak. U skorijevreme, ameri~ke banke su pokazale interes za partner-stvom u izgradnji - prvi put od kada je kriza po~ela.Preuzele su imovinu i sada tra`e graditelje. Ipak, izgleda

da }e trebati godina ili dve da bi stvari postale zna~ajnobolje.

[ta bi bio va{ savet graditeljima u ovakva krizna vre-mena?Budite oprezni sa novcem. Pri|ite problemu konzervativno,{to zna~i smanjivanje rizika koje je povezano sa uobi~ajen-im prilazom investitora/graditelja u nekretninama.

Da li je biti aktivan i u Beogradu i u Tel Avivu istovremeno prednost ili te{ko}a?Biti predsednik Airport City Belgrade i Izvr{ni direktorAfrica Israel Residence predstavlja na odre|eni na~in sin-ergiju u poslu sa nekretninama. On each floor we havea coffee vending machine, but there are never enough cafesor pleasant places where one can drink something and chat.Maybe it would be a good idea to open another restaurantand a post office. We have a good restaurant here, but itwouldn't be bad to have some more. Considering that smok-ing is completely prohibited at our place, it wouldn't be a badidea to facilitate better conditions for smokers, while it'd alsobe good to have a gym here. I don't miss a nursery, because Ilive in Novi Sad. I have no problem with parking at ACB,because there's enough space for official company cars.

Nadstre{nica za pu{a~e Uslovi za rad u Airport City-ju su dobri, ~ak izvrsni. Samo {togrejanja nije bilo u vreme gasne krize u januaru ove godine, za{ta su krive objektivne okolnosti, ali mislim da bi ACB trebaloda ima re{enje i za to, neki back up. Zna~i rezervne opcije. Nasvakom spratu imamo aparate za kafu, ali nikad nije dostakafi}a ili prijatnih mesta gde mo`e da se popije ne{to i popri~a.Mo`da bi bilo dobro otvoriti jo{ neki restoran i po{tu. Imamojedan restoran ovde, on je dobar ali ne bi bilo lo{e da ih imavi{e. Tako|e, bilo bi dobro, s obzirom da je kod nas potpunozabranjeno pu{enje, da se omogu}e bolji uslovi za pu{a~e. Kaoi da u krugu bude neka teretana. Obdani{te mi ne nedostajepo{to ivim u Novom Sadu. Nemam problema sa parkiranjemjer za slu`bene automobile ima dovoljno prostora.

Peaceful parents=better workIn principal we are extremely happy, but there should bemore options/solutions to deal with possible technical prob-lems. The open-air events that have been mentioned latelyare okay. Provided they are well conceived and have seriouscontent, I don't think they would disrupt the business conceptof ACB. Personally, I'm lacking a space for children. A nurseryis always at the top of my list of priorities, because it wouldsuit both staff and companies at ACB if employees didn'thave to not run home to their children at four or five o'clock.Children could be in our small town with us. Here there aremany young people and if a nursery was opened employedparents would be more satisfied and peaceful, as would thecompanies in which they work and Airport City generally. Ieven have a developed idea for a nursery, because it's a caseof both general and personal interest. I estimate that a nurs-ery should have space for at least 40 kids. The going rate inBelgrade nurseries where foreign languages are taught isbetween 200 and 400 Euros per child and I think that any-one deciding to open a day nursery here would also have aninterest in teaching foreign languages to the kids.

Smireni roditelji-bolji rad U su{tini smo zadovoljni i to veoma, ali bi trebalo imati vi{eopcija /re{enja za mogu}e tehni~ke probleme. Doga|aji naotvorenom prostoru koji se pominju u poslednje vreme suOK i, ukoliko bi bili dobro osmi{ljeni i imali ozbiljan sadr`aj,mislim da ne bi ometali poslovnu koncepciju ACB-a. Menili~no nedostaje prostor za decu. Obdani{te je u svakomslu~aju na vrhu liste prioriteta, jer bi i ljudima i kompanijamau ACB-u odgovaralo da zaposleni ne tr~e ku}i po decu u 16ili 17 sati. Deca bi mogla da budu u na{em malom graduzajedno sa njima. Ovde ima mnogo mladih ljudi i ukoliko bise otvorilo obdani{te zaposleni roditelji bi bili zadovoljniji imirniji, kao i kompanije u kojima rade, a samim tim i AirportCity. Imam ~ak razra|enu ideju za obdani{te jer je u pitanju iop{ti i li~ni interes. Procenjujem da bi odbani{te trebalo daima prostora za najmanje 40-toro de~aka i devoj~ica Po dete-tu tr`i{na cena u beogradskim obdani{tima gde se u~e i stranijezici je od 200 do 400 evra pa mislim da bi onaj ko se opre-deli za otvaranje obdani{ta ovde imao i interes da to uradi.

ACB Airport City seems like a small urban unit, though itis actually a business area - that's not usual is it? The idea was to create a pedestrian zone, with all the pos-sibilities and opportunities that such a space offers. Theconcept of the project was that people at ACB work onhigher floors in buildings and then go down to the pedes-trian zone during break times and to work during lunch orafter working hours. The whole area is designed to bevery bright, wide, open and well illuminated at night. Weanalysed well and estimated the design to avoid so-calledwinter shadows and everything which interferes with agood view and a well-lit space. We achieved that bydesigning six buildings along the main street, with theseventh building at the top of the street being a little relo-cated. All in all, we used the coloured glass, facades andthe concept of the avenue as an axis of view that one canenjoy regardless of where you are within ACB.As you know, ACB is incomplete. We are currently developing the continuation of the proj-ect at ACB, but it's not yet time to discuss this in detail.This refers to a residential zone that will be integratedwith the business part, while the visual idea is for all partsof the project to "speak the same language" in an archi-tectural and spiritual sense. At the head of OmladinskihBrigada Street, we are planning to construct a high-risebuilding of 16 floors, while the buildings in the residentialpart - located on the other side of ACB - will have fewerfloors. In this way, ACB will be like a ship, with high build-ings at the head of the vessel and lower buildings in thecentral part. The final part of plans for ACB is for theentrance to be rounded, actually elliptical, but it will speakthe same language as the other buildings," explained thearchitect of ACB.

Belgrade For me as a foreigner - although I'm not a completestranger because my wife was born a Belgrader, but at ayear old she arrived in Israel with her parents - Belgradeis a double challenge. I perceive it as a beautiful city thatjust needs its face washing a little. It is necessary to investsome money in order to restore the buildings and regainthe European style. This is because you can see thatBelgrade long ago was a really beautiful and ordered city,but today - from an architectural perspective - it is lessEuropean than it was a few decades ago. On the otherhand, the world has also changed and there is no longerpurely European, Japanese or Mexican style. In everyplace in the world you can find something interesting andusually is not a pure form, but rather a mix of all sorts ofstyles. Today people go to Bilbao, which was an unknowncity in Spain until the Guggenheim Museum was builtthere. If, for example, something similar was built some-where in China we would all to go to China. There is nolonger a pure European style, now there is only interna-tional style.The impact of the economic crisis on architecture is obvi-ous, as is its influence on many other sectors. Budgets arefar lower than they were. Before the crisis we could use all possible materials to cre-ate every possible form that could be imagined, but it's afact that this is no longer the case anywhere in the world.I can't say how long this will all last, but it is certain thatat this time many projects are frozen or slowed down.The situation in Israel is similar to that in Serbia; theimpact of the crisis is like a tsunami. It is a global tsuna-mi and has an affect on everyone, said Wimmer.

World in the palm of your hand My first project in Belgrade was the new Expo centre inNew Belgrade five years ago. I will also work on theMarina Dorcol project. In Kiev I am working on a resi-dential quarter with about 1,200 apartments, then inCyprus on an interesting office building and we havenumerous projects in Israel, explained Wimmer. New Belgrade is a city that is still developing and grow-ing. Time is needed for that. You can't finish everythingin a year. There has to be contents like nursery facilities,schools, cultural contents, etc. Time is required, but it iscoming and it will be built safely.

ACBAirport City deluje kao mala urbana celina iako je upitanju poslovni prostor - nije uobi~ajeno zar ne? Ideja je bila da kreiramo pe{a~ku zonu, sa svimmogu}nostima i pogodnostima koje takav prostor pru`a.Zamisao projekta ACB po{la je od toga da ljudi rade navi{im spratovima u zgradama, a da silaze u pe{a~ku zonuu vreme predaha na pauzi za ru~ak, ili posle zavr{enogradnog dana. Ceo prostor je zami{ljen tako da budeveoma svetao, {irok i otvoren i veoma dobro osvetljenno}u. Sve smo dobro prou~ili i prora~unali kako bismoizbegli tzv. zimske senke i sve {to ometa dobar pogled idobru osvetljenost prostora.To smo postigli tako {to smodu` glavne ulice ACB projektovali {est zgrada, ovaposlednja sedma je na vrhu malo izme{tena. Sve usvemu, bojom stakala, fasadama i konceptom Avenijekao okosnice postigli smo pogled u kome mo`ete dau`ivate bez obzira gde se nalazite u okviru ACB-a.Kao {to znate ACB ovim nije zavr{en.Trenutno razvijamo i nastavak projekta u ACB-u, ali jo{nije vreme da se o njemu detaljno govori. U pitanju je rezi-dencijalna zona koja }e biti integrisana sa poslovnim deloma vizuelno, ideja je da svi delovi projekta "govore istimjezikom" u arhitektonskom i duhovnom smislu. U ~elu, doulice Omladinskih brigada planirana je izgradnja visokihobjekata od 16 spratova, dok }e zgrade u rezidencijalnomdelu, na drugoj strani ACB-a, imati ni`u spratnost. celom svetu sada slobodne i neobuzdane kako u kreiranjuoblika tako i svim drugim elementima projektovanja. Japrvo prou~avam klimu, sunce, svetlo, ambijent i tek tadazapo~injem neki projekat.Vladaju}a ideja u ovom trenutku jeste da se projektujetakvo okru`enje i ambijent koji }e, ma gde se objektinalazili, imati ljudski oblik. Potrebe ~oveka koji radi u nekojposlovnoj zgradi ili nekoga ko stanuje u nekom rezidenci-jalnom kvartu, su baza moderne arhitekture. Kada projek-tujete zgrade sa ljudskim likom to je dobra arhitektura,uveren je Vimer.

Beograd "Za mene kao stranca, mada to nisam u potpunosti po{toje moja supruga ro|ena Beogra|anka, koja je sa godinustigla u Izrael s roditeljima, Beograd je dvostruki izazov.Do`ivljavam ga kao lep grad kome treba malo umivanja.Potrebno je investirati ne{to novca kako bi se zgradeobnovile i povratio evropski stil. Jer, vidi se da je Beograddavno bio zaista lep i ure|en grad, ali danas je, {to searhitekture ti~e, manje evropski nego pre nekolikodecenija. S druge strane i svet se promenio, pa nema vi{e~isto evropskog ili japanskog ili meksi~kog stila. Nasvakom mestu u svetu mo`ete da prona|ete ne{to zan-imljivo, a to naj~e{}e i nije neki ~ist oblik nego raznovrsname{avina svega i sva~ega. Danas ljudi odlaze u Bilbaokoji je bio nepoznat grad u [paniji, ali je tamo izgra|enGugenhajmov muzej i zato idu tamo. Ako bi negde, rec-imo u Kini, bilo podignuto ne{to sli~no, svi bi i{li bi uKinu. UIzraelu je sli~no kao u Srbiji, uticaj krize je kao cunami.Ona je globalni cunami i utica}e na svakog."

Svet na dlanu Moj prvi projekat u Beogradu bio je novi Ekspo centar uNovom Beogradu pre pet godina. Radi}u i na projektuMarina Dor}ol. U Kijevu radim rezidencijani kvart sa okohiljadu dvesta apartmana, na Kipru zanimljivu poslovnuzgradu, a imamo i brojne projekte u Izraelu, naveo jeVimer. Novi Beograd je grad koji se jo{ ra|a i raste. Za to jepotrebno vreme. Ne mo`ete sve zavr{iti u godinu dana.Moraju se unositi sadr`aji preko vrti}a, {kola, kulturnihsadr`aja. Potrebno je vreme, ali ono dolazi. I gradi}e sesigurno.
