FIA Compliancy and property sale applications

As a first time home buyer, one is often eagerly impatient to move into your new home.

However, for any bank to process your application as fast as possible and to enable you to move into your dream house, clients are required to submit all the necessary documentation to speed up the process.

Obviously, the usual documents would be requested by the bank such as your proof of income, monthly expenses (budget) and a credit check will need to be done to determine whether you can afford the house of your choice.

One of the most important requirements that many clients overlook is FIA compliancy.

The Financial Intelligence Act (FIA), Act 3 of 2007 was passed by the Namibian Parliament to combat money laundering which has become a concern around the world. The Act is administered by the Bank of Namibia and all financial institutions in the country are obliged to comply with the requirements of the Act.

This means that all clients are required to comply with various identification and verification requirements in order to be FIA compliant.

Bank Windhoek developed a Financial Intelligence Act Compliance Reference Guide booklet which is available at any Bank Windhoek branch nationwide or can be downloaded from the Bank’s website at www.bankwindhoek.com.na. The booklet sets out the guidelines on which documents the Bank will require from you when you wish to apply for a home loan with Bank Windhoek, including our Property Finance Branch.

If a client is not FIA compliant, then this could delay the housing sale transaction. Clients should also note that if they fail to comply with the FIA requirements, all banking institutions will be required to

discontinue their business relationship with such clients.
