Demolition of four storey office block in Soho to permit re-construction of new Base2stay hotel.

About the project:

Deconstruct were contracted to demolish an existing four story office block down to basement level and excavate for new construction including underpinning existing pavement vaults. Part of this package included a structural cut and carve phase of works in the adjoining St Annes Court buildings, including the removal of stair cores and recording studios within the basement demise. Asbestos was also removed from various areas within the structures following the survey process.

Project challenges:

Noise and vibration had to be taken into consideration in residential and commercial environments nearby. Traffic management was put in place to ensure all pedestrian safety was managed. These works were immediately adjoining a significant cross rail street works package. Several party wall reliance’s were to be discovered and managed throughout the programmed works.

Carnaby Street redevelopment of 1950’s structure to provide new commercial and retail space to prime location.

About the project:

This project on the busy pedestrianised Carnaby Street in London. This presented numerous logistical issues, not least of all supplying materials to and from site. The site had suffered bomb damage during WW2 and required extensive underpinning and ‘King Post Walling’ to retain the roadway (Carnaby St). Demolition works adjoined grade two listed structures with temporary support and therefore, had to be very versatile to accommodate the anomalies of structures from this era. The works had to be coordinated into the bespoke restrictions working on the Carnaby Estate.

Project challenges:

Major challenges included designing temporary works to avoid permanent structures during early design stages which required fluid dialogue with the design team. Demolishing structures on a very busy pedestrian street and considering the impact of noise and vibration for adjoining businesses were key requirements for the client. Ensuring the substructures were formed precisely for the construction phase of the project were also vitally important. Blenheim House followed us onto site and commented on the level of quality they inherited.

Structural ‘cut and carve’ project at Africa House, Holborn for BAM.

About the project:

Our package of works at Africa House was a major ‘cut and carve’ alteration and demolition contract to a significant former commercial premises in Holborn central London. This high profile project required substantial temporary works design and installation to transfer temporary loads around occupied ground floor premises of JD Wetherspoon and Ladbrokes. The fast track programme of 22 weeks meant a pro-active design process was key to successful delivery of the project. Deconstruct were very pleased to ensure a safe and timely delivered project.

Project challenges:

Throughout the works a Wetherspoon Public House remained open on the ground floor along with a trading Ladbrokes. Because of the nature of the temporary works, loads from the structures retained above had to be diverted around occupied areas, along with vibration and noise being controlled to a minimum.

Logistics in and out of the site were restricted to a loading compound to the rear, so timely materials management was essential.
