To take advantage property buyers need only meet the following criteria:

Aloha Hill Club Rental Programme

Upon joining the AHC Rental Programme, all income received from letting your property will remain with the Aloha Hill Club.

The Aloha Hill Club provides a professional rental and property management service, at no cost to the owner. Owners have the option

of leaving the programme after the first 12 months.

Owners placing their property in the AHC Rental Programme will get a feel for the rental market via access to their apartment rental records.

Owners who purchase property through “Easy Ownership” will still be able to use their property for 26 weeks each calendar year, including two weeks usage in the high season.

Who looks after my property whilst it is under this scheme?

The Aloha Hill Club provides a first class comprehensive rental and property management service for all its owners. Our professional team is situated on site and therefore able to perform a high quality service with the utmost efficiency. Can I choose to leave the “Easy Ownership” scheme early?

After each 12 month period of participation, owners have the option to leave the scheme.

What running costs will the Aloha Hill Club guarantee to pay on my behalf?

The Aloha Hill Club will pay your mortgage interest, community fees, annual IBI and Basura property taxes, water and electricity usage,

Are there any running costs that I will have to pay?

Property owners will have to pay for any optional extra utilities such as telephone, internet and satellite television.

Do I receive any rental income from my property through “Easy Ownership”? The Aloha Hill Club manages your property completely free of charge and keeps all the rental income received from properties purchased through “Easy Ownership”.

How much can I borrow when purchasing through “Easy Ownership”? Can I arrange financing with a lender of my choice?

Purchasers can borrow up to 70% of the purchase price and can make their own financing arrangements. However, the Aloha Hill Club will only cover the mortgage interest expense for 3 years for terms in line with the terms offered by Aloha Hill Club’s mortgage partners, NYKREDIT and CajaMar.

Is property more expensive when buying through “Easy Ownership”?

There is absolutely no difference in the price of a property purchased through the “Easy Ownership” scheme. Properties bought through

Who is your furniture supplier?

Aloha Hill Club uses Interior Direct, a Danish company with extensive experience in delivering furniture and project management to high-end hotels and apartments. Interior Direct works exclusively with trusted suppliers offering quality furnishing solutions that come with a 5 year guarantee.

Can I furnish my property myself?

The Aloha Hill Club must offer a consistent high quality standard throughout all the apartments it uses for holiday letting and therefore each apartment must be furnished using our chosen supplier of furniture.

Why is the Aloha Hill Club offering such an attractive way to own a property?

During this current environment of austerity we recognise that over the short term many people are understandably cautious about increasing their monthly expenditure. How is the Aloha Hill Club able to guarantee payment of the running costs?

The Aloha Hill Club enjoys the privilege of a Marbella post code and is surrounded by many first class golf courses. These factors alone are huge drivers for holiday rental demand. The addition of our on site facilities, concierge desk, rental and property management service also provides the Aloha Hill Club with a robust business model that allows us to offer the “Easy Ownership” scheme to property investors.

What assurances do I have that the Aloha Hill Club will pay all these running costs on my behalf?

Once a property purchase is complete, the Aloha Hill Club will place in a segregated (escrow bank account) an amount of money equal to the first three years of the property running costs. If the Aloha Hill Club is paying the running costs for my property, will I have to declare this information to the Spanish tax authorities and will I have to pay any income tax?

As the Aloha Hill Club will be providing you with the funds to meet your running costs, these will be classed as income being generated from your property, and as such a withholding tax of 24.75% will be payable. You will have to complete an annual income tax return in Spain reflecting the income received from AHC and all the running costs incurred, which can then be offset against this income. This will then reflect a net income to you of ZERO, and as a result the withholding tax that has been paid will be refunded to you.”
