AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO (FRPO), we find that people often do not understand the importance of purchasing tenant insurance when they move into an apartment. According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is.
As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs.
Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance that covers your stuff.
Let’s say the apartment building burns down. The landlord’s insurance would cover repairs to the structure, but you would have to purchase replacements for all of your personal furniture and other possessions. If that sounds like it’s not a big deal – think again.
People are usually astounded at the value of what they own. The best way to appreciate this fact is to take one room and list the items in it. Then write down what it would cost to replace each one and add it up. Clothing, shoes and coats can cost thousands.
And, most people today own computers, entertainment equipment and other items that would be difficult to afford all at once if they were ruined by fire or water. Discuss the policy possibilities with your insurance agent. You can purchase a
policy that covers what your possessions are worth in their used state, or you can buy a policy that covers replacement costs.
Another reason to consider insuring your contents is that sometimes your items are covered outside of your apartment. If your laptop is stolen on a trip, as it is part of your property, it may be covered under your policy. It’s always worth checking with your agent or broker.
Additionally, if you are a student renting housing while in university, have your parents check as to whether you might be covered under their home insurance policy.
If you choose an apartment building that has successfully completed the Certified Rental Building Program (CRBP), be sure to ask the building manager or property manager for advice about insurance.

DO COOL OFF IN THE POOL // DON’T INVADE THE POOL
It’s really great to have an outdoor swimming pool at your rental, especially on a hot summer day. What’s even more enjoyable is actually having the chance to use it in an agreeable fashion. That means don’t invade the pool with your friend Jack, Jill, Bob, and Sam, as well as your cousin and his four kids on the hottest day of the year. Most pools will have rules for how many guests you can bring – and will usually be enforced on busy days.
DO PARTY IN THE PARTY ROOM // DON’T BRING THE PARTY TO YOUR NEIGHBOUR’S ROOM
As its name suggests, the Party Room is all about the party, but outside the Party Room – that’s still the hallway. You can celebrate everything from the NHL playoffs to a new promotion inside the Party Room, just don’t bring the fun all the way to your neighbour’s front door. Keep the party-goers in the designated area and all tenants will agree that the Party Room is a great amenity.
YOUR IDEA OF THE PERFECT RENTAL IS dependent on a number of factors – location, unit design, price, and possibly even an amenity packages. There are many perks to having resources like a fitness room and designated social spaces in your building, unfortunately, these advantages can easily become hard to enjoy if you have a couple of bad apples around your rental.
To ensure everyone can benefit from all the shared offerings in your building, follow these simple dos – and especially make note of these don’ts:
DO WORK UP A SWEAT IN THE FITNESS ROOM // DON’T LEAVE YOUR SWEAT IN THE FITNESS ROOM
Ignoring all the Fitness Room rules in your building is tempting. There’s no gym personnel on staff ready to wave a finger at you for not putting the weights back. There’s never more than a handful of people around to give you a dirty look. But ignoring all the Fitness Room rules also sucks for everyone else. Read the rules (usually found printed on the wall) and do everything you would do at a normal gym. Wiping down the machines after each use is especially important!
DO GET COMFORTABLE ON THE TERRACE // DON’T THINK YOU OWN THE TERRACE
This summer, I highly suggest you make use of any outdoor space your rental offers. Make time to take advantage of the terrace, firepits and more. Just consider sticking to the unwritten “Two Item Rule.” (I just invented this rule.) The way it works is if you’re going to the terrace you can only bring two items with you, like a sandwich and a book, or a coffee and your iPad. Don’t come down with a four-course meal and the bathtub and take up all of the space. And whatever you do, don’t even think about watching a movie or listening to music without headphones.

It’s really great to have an outdoor swimming pool at your rental, especially on a hot summer day. What’s even more enjoyable is actually having the chance to use it in an agreeable fashion. That means don’t invade the pool with your friend Jack, Jill, Bob, and Sam, as well as your cousin and his four kids on the hottest day of the year. Most pools will have rules for how many guests you can bring – and will usually be enforced on busy days.
DO PARTY IN THE PARTY ROOM // DON’T BRING THE PARTY TO YOUR NEIGHBOUR’S ROOM
As its name suggests, the Party Room is all about the party, but outside the Party Room – that’s still the hallway. You can celebrate everything from the NHL playoffs to a new promotion inside the Party Room, just don’t bring the fun all the way to your neighbour’s front door. Keep the party-goers in the designated area and all tenants will agree that the Party Room is a great amenity.
YOUR IDEA OF THE PERFECT RENTAL IS dependent on a number of factors – location, unit design, price, and possibly even an amenity packages. There are many perks to having resources like a fitness room and designated social spaces in your building, unfortunately, these advantages can easily become hard to enjoy if you have a couple of bad apples around your rental.
To ensure everyone can benefit from all the shared offerings in your building, follow these simple dos – and especially make note of these don’ts:
DO WORK UP A SWEAT IN THE FITNESS ROOM // DON’T LEAVE YOUR SWEAT IN THE FITNESS ROOM
Ignoring all the Fitness Room rules in your building is tempting. There’s no gym personnel on staff ready to wave a finger at you for not putting the weights back. There’s never more than a handful of people around to give you a dirty look. But ignoring all the Fitness Room rules also sucks for everyone else. Read the rules (usually found printed on the wall) and do everything you would do at a normal gym. Wiping down the machines after each use is especially important!
DO GET COMFORTABLE ON THE TERRACE // DON’T THINK YOU OWN THE TERRACE
This summer, I highly suggest you make use of any outdoor space your rental offers. Make time to take advantage of the terrace, firepits and more. Just consider sticking to the unwritten “Two Item Rule.” (I just invented this rule.) The way it works is if you’re going to the terrace you can only bring two items with you, like a sandwich and a book, or a coffee and your iPad. Don’t come down with a four-course meal and the bathtub and take up all of the space. And whatever you do, don’t even think about watching a movie or listening to music without headphones.
