Asteco anticipates that 2014 will see a continuation of the trend witnessed in the previous year with sales prices increasing, albeit at a slower pace as approximately 25,000 residential units are forecasted for completion this year and further projects are expected to be launched. Residential leasing rates in Dubai witnessed significant growth rates for apartments, on average, by 22% since the previous quarter; and close to 50% compared with the last quarter in 2012. Villa rental rates have also grown, although at a slightly slower rate of 6% compared with the previous quarter; and up 20% compared with the same period last year. The residential leasing market is expected to remain strong for all product types in 2014 due to strong market sentiments witnessed by the business community following the Expo 2020 win. The rental rate increase, however, seen in 2013 will not be as aggressive this year due to a substantial amount of new supply entering the market. Asteco is of the opinion that office rental rates have overall bottomed out and we expect to see some growth over the short to medium term, particularly for single owned and managed buildings where supply is limited. •Whilstthemajorityofbuyersarecashbuyers,thelastquarterof2013sawanincreaseofendusersandmortgagebuyerstakingadvantageofthefactthatthenewlawregulatingmaximumLTV’sisnotconsistentlyenforced.

• InQ42013,wewitnessedowner-occupiersandinvestorskeentoenterthemarketasrentalrateswereonanupwardtrend,whichindicatedbetterreturnsandpotentialforcapitalappreciationinthemediumterm.

• Intermsofmajortrends,wehaveseensubstantialincreasesofpropertypricesforbothapartmentsandvillaslocatedwithintheSheikhMohammedBinZayedRoad(formerlyEmiratesRoad)belt.Thisstretchofroadhasseenvastimprovementsintermsofaccessibilityandfacilitiesofferedinthedifferentcommunities.

•Withstrongpositivesentimentswitnessedthroughouttheyear,andspecificallyduringthelastquarterafterDubaiwinningExpo2020,severalnewdevelopmentswerelaunchedandwellreceivedbythepublicsuchasCasabyEmaaratArabianRanches,VidaResidencesandFountainViewsatDowntownDubai.

• Astecoanticipates2014willseeacontinuationofthetrendwitnessedinthepreviousyearwithsalespricesincreasing,albeitataslowerpace,asapproximately25,000residentialunitsareforecastedforcompletionthisyearandfurtherprojectsareexpectedtobelaunched.

• Therehasbeenanincreaseinactivityintheofficestratamarket,particularlyforpropertiesinBusinessBay,whichhasenjoyedsignificantgrowthinsalesratesduetolowsalespricesduringtheeconomicdownturn.TheBusinessBayareahasgrownasnewprojectshavecompletedandtheareaisbecomingamoreestablishedcommercialdistrict.

•Withstillsignificantamountsofsupplyofsmalltomediumsizedofficeunitsavailable,Astecoanticipatescontinuedsalesrategrowth,albeitataslowerratethanresidentialsales.

• NewreleasesinareassuchasAlFurjanandJumeirahParkhavebeenhugelypopularthisquarter,asroadconnectivitytoIbnBattutaMallandmajorroadshaveimproved.

• Theresidentialleasingmarketisexpectedtoremainstrongforallproducttypesin2014duetostrongmarketsentimentswitnessedbythebusinesscommunityfollowingtheExpo2020win.Therentalrateincrease,however,seenin2013willnotbeasaggressivethisyearduetoasubstantialamountofnewsupplyenteringthemarket.

• Officerentalrategrowthhasbeenrelativelyslow;however,significantimprovementswerewitnessedintermsofthenumberofenquiriesandsizerequirements.
