For all the “for sale” signs
you might see on the
streets, the housingmar-
ket is still not at its healthiest
— experts at Scotiabank are
predicting an average fall of
10% in housing values over
the next two to three years —
even though Canada has fared
better than many other mar-
kets, particularly south of the
border.But it’s not all gloom and
doom, and this is the right
time to do some research and
find what options you might
have to move or invest in a
new property.In some circles, confidence
in real estate is still fairly high.
According to a recent PWC
Emerging Trends report, just
two per cent of respondents
to their real estate 2012 survey
thought the prospects for prof-
itability were “poor” or “mod-
estly poor.”The remaining 98% said
“fair” or better, with 47% sid-
ing with “good.”We all know the western
provinces and Newfoundland
are flourishing with growing
energy fields, boosting earn-
ings for employees in those
sectors and providing more
choice in the real estate world.
Resource development is hav-
ing and will continue to influ-
ence the property market cre-
ating a fair bit of competition.
As you could perhaps pre-
dict, Toronto. Vancouverand
Calgary remain the top three
centres for booming property
values and opportunities. But
smaller cities such as Ottawa,
Halifax and Winnipeg also
have their strengths — and
generally are not hit as hard as
the bigger centres when hous-
ing values start to fall.
Even the economically slow-
est markets are still ranked as
“fair” prospects for all types
of property investment. PWC
recommended in their assess-
ment that Montreal,
for example, was over-
whelmingly amarket to
“hold” on to property
you’ve got, whereas
almost everywhere else,
it’s a buyer’s world.The
market might be cool-
ing slightly, but it isn’t
anywhere near an ice
age.So who are these
buyers?I have people from
all backgrounds and
income levels who
come to me looking
to buy or sell their homes,
each with their own story and
investment goals. The point
is, anyone can own prop-
erty. According to a Scotia-
Bank housing report, almost
two-thirds of Canadians own
property with another seven
per cent owning a second lei-
sure property. While this can
add fuel to the fire of increas-
ing costs — pricing out some
younger would-be owners
— it is still a sign of enduring
confidence in owning residen-
tial spaces.Could you be a buyer? Ask
yourself some basic ques-
tions:1. Do I need to move or
want tomove?Whether you’re
amilitary family with a chang-
ing deployment, or students
heading cross country to uni-
versity, or a retired couple
needing to be closer to family,
there are myriad reasons for a
potential move.
2. Timing. When does
this move need to hap-
pen? Or, if you’re invest-
ing, when do you want
to find a good deal?
There may be personal
or employment factors
that affect your decision.
Know that when you’re
ready to make the leap,
you need to jump with
both feet.3. What is the market like?
Each town and city is differ-
ent, as are the communities
within them. Youmay need or
want something local, but that
may not be the best invest-
ment. Having a knowledgea-
ble real estate agent can help
show you the options.
One of the Canadian inter-
viewees of the PWC report
told them: “It’s hard to blow
it here.” Canadians playedthe
property mar-
ket safer while
other countries
hadwild and dangerousmort-
gages and trends. That’s left
us in a good position for solid
investments to hold on to,
and potential options for the
future.If you think you can’t buy
property, for whatever reason,
think again. There are good
opportunities out there,and
ones to suit almost any buyer.
Somewhere, there’s a “for sale”
