Dickson Realty’s October 2014 Newsletter Investigating you and finding you the Best Loan! A good lender is a high level financial investigation team. Below we have listed why they should ask so many questions and what they should look at to qualify you as a borrower.

Our goal is to make the process smooth for your purchase or refinance and get you the best loan for your situation (which can be as unique as your DNA). 1. Our first task is to ask you lots of questions about your goals 2. Gather crucial personal financial information about you 3. Proceed to find the program which works best for your current and long term home goals. 4. Search lender guidelines to make sure your situation fits the lender guidelines. There are over 35 items that go into determining a client’s ability to borrower. Three key components are Credit, Income and Down payment. Please call us on your specific situation but here are some more details on each:

Credit scores: 740 is the best and where we get best rates but we can do loans in many cases with credit scores as low as 620. Credit history: bankruptcy’s, short sales or foreclosures. BK’s we can usually do in 2 years depending on lender, short sales 3-4 years depending on program, foreclosures 3-5 years depending on program. Income:

You don’t have to have a job to get a loan but you do have to have steady income which usually will continue for at least three years. Some income sources we use to qualify borrowers are: W2 employment, self-employment, trust, corporate, social security, pensions, interest dividends, capital gains, rentals. There are probably a few more that I am not mentioning but we are very experienced at looking and qualifying all the various income sources.

Down payment: Many options are available so this is really something to call your lender about, but you absolutely in many cases, do not need 20% down. Homeownership Still Holds Promise for Nine in 10 Americans Source: DSNews.com A new survey shows the vast majority of Americans still regard homeownership as a "highly desirable goal," despite lingering effects of the housing crisis in the market. The results stem from the latest COUNTRY Financial Security Index® survey and overall it was found that Americans are feeling more optimistic, likely due to an improving economy and labor market. • The survey found that 89 percent of Americans feel that buying a home is an important part of achieving the American Dream. • Furthermore, 64 percent of respondents expressed belief that owning a home is an attainable goal for a typical middle-income family, a significant improvement over last year, when just 41 percent said the same. • There was a generational split on opinions regarding whether or not the goal of homeownership is achievable. Respondents among the ages of 30–39 and ages 50–64 were most likely to be negative in that regard, with 26 percent and 20 percent, respectively, saying owning a home is not an attainable goal for a middle-income family. • Among non-homeowners, a quarter of those under age 30 and a fifth of those ages 50–64 said they have no interest in owning a home. • For those who currently don’t own a home, financial limitations represent some of the biggest barriers to homeownership. Fourteen percent say a low credit score is the primary obstacle.

• Americans also cite a lack of a down payment (13 percent) and the price of homes in the area (12percent) as impediments to homeownership.

• More than half (56 percent) say their home is a long-term investment of 10 years or more to help fund retirement goals. Half of Americans also said they would avoid taking out a home equity loan unless absolutely necessary.

COURTESY KEYS We are happy to accommodate our clients by keeping courtesy keys in the office for use by vendors, or perhaps owners who forgot their keys if this is their vacation home in Truckee/Lake Tahoe. However, we take the responsibility of whom these courtesy keys are given out to very seriously. We require that owners call their Dickson agent to let them know if someone will be coming by to pick up their courtesy key, whether it’s for friends who will be using the home, or vendors who will be making repairs, etc. We will not give out keys to someone coming to the office to request a key for someone’s home unless the owner has called and given us instructions to leave the key out for a given person/company. There might be no more unnerving experience than knowing something is amiss, but not knowing what is going on or having the full details.
